One of the biggest real estate myths is "there is a perfect house out there for you". Let's set the record straight there is no perfect house.  Sure the house may be in the right location, have the beautiful kitchen you want but the rest of the house may need work.  Or the house may be in the school system you want, have the right layout, but not have the right "wow" factor for you. Hard to believe, but we're nearly done with the first quarter of 2009 and the Spring selling season is upon us. The good news is home sales in 2009 continue to outpace 2008 levels in Southeast Michigan. February sales in Wayne County were up 18.4%, Oakland 12.3%, Livingston 27.9% with an overall increase across the MLS of 16.5%. Another good piece of news is that the inventory of homes and condos is way down. Last Summer I had "Search over 70,000 homes..." on my website. Today when I checked the MLS, there were less than 50,000! Average days on the market has also fallen. However, the market remains a challenging one for sellers, which helps explain why there are fewer homes on the market. If you are a home buyer sometimes the best deal may not be a foreclosure.  Right now  in the Metro Detroit real estate market I am seeing some relocation homes at tremendous deals.  One of my clients bought a 4000 square foot Plymouth home built in 2000 with granite counter tops for $385,000.  Under a $100 a square foot for a home under ten years old! But more importantly as a home buyer you really need to look at how much work is needed to bring a foreclosure up to par.  What would you buy?  A Plymouth home ($200,000) that has an updated kitchen, updated windows, and new roof or a Plymouth foreclosure that has no updates for $170,000? I know, its the first day of March, but better late than never. The January statistics issued by our local MLS Realcomp indicated home sales continued their upward trend. In fact, sales increased 25.7% over January 2008. Most home sellers who don't have to sell are staying put or leasing until things start to recover. Most homes on the market are well priced and inventory is down 21.1% over January 2008. The first-time home buyer market remains strong and should continue with the recent passage of the $8,000 credit for first time buyers, which unlike the 2008 credit, doesn't have to be paid back. That's a nice incentive, which should hopefully spur more sales enabling move-up buyers to make their moves. Plymouth is a town that is close to M-14, I-96, & I-275.  Located in the western suburbs of Detroit this makes it easy to get to downtown Detroit, the airport, and Ann Arbor.  It is about 20 minutes from either Ann Arbor or Detroit, right dead center between them.        Plymouth has a quaint downtown with a central park, lots of restaurants, and neat shops.  It has plenty of old time town atmosphere.  Downtown town Plymouth has about every type of restaurant that you could want (from bar burgers to Irish pub, to higher end Italian or steak places.  So if you live in Plymouth MI you don't have far to go to eat out).      What is nice is that they do several festivals a year in the downtown area that help the area thrive.  The Plymouth Ice Festival in January, the Plymouth Arts & craft s... 02/14/2009

Residential sales ended 2008 up 19% higher than 2007 with December's strong finish. In fact, according to Realcomp, every county in the entire MLS showed increased sales and pending sales, which bodes well for 2009. Sales for the entire MLS during December 2008 were up 31.6% over December 2007, reflecting the 12th straight month of growth. Strong 2008 starter home sales (those priced under $125K) were up 61% over 2007 due in large part to affordable home prices and low interest rates. Even though December's inventory was down over 18% over December 2007, the supply of homes remains greater than the demand. Therefore homes selling in this buyer's market are priced to sell. The 2009 Plymouth International Ice Sculpture Spectacular is a wrap! Warmer weather on Friday probably worried organizers, but cold weather was back on Saturday....and so were the crowds! The local economy had an impact as there were fewer ice sculptures, particularly in front of local merchants. Also missing this year were the live reindeer. It's that time of the year to celebrate Michigan winter in Plymouth Michigan.  Every year about the third weekend in January the City of Plymouth puts on the Plymouth Ice Carving contest and festival.  This is the 27th year and is located right in downtown Plymouth in Kellog Park. Some of the carvings are over 10 feet tall and some are 12 feet wide.  Ice carvers from around the world come to compete.  Many of the ice carvers are from the food industry as many ice carvers are chefs.  Chefs have to make ice carvings as part of some of the fantastic banquets they put together.
