Here are some Northville home selling tips about contingencies in the purchase contract.  The Northville home seller was nervous about all the contingencies in the purchase contract.  In every purchase contract there are contingencies, that must be satisfied, each within a certain time frame, in order for the sale to go through. Here is my first story on You don't have much time when buying a foreclosure so here are some Northville foreclosure tips.  My clients put an offer in on a Northville foreclosure.  I usually put in the purchase agreement that the home should close in 45 days which is normally a good amount of time.  Most banks can get the home loan closed in 45 days. Well on this deal my client told me that they were doing a conventional loan with 5% down.  So it put that on the purchase agreement.  Well about 10 days into the contract my client and his loan officer call, and say they have to switch to a FHA loan.  The loan officer didn't realize the client needed more reserves because he had another home.  So they had to switch loans because my client did not have the amount of money need. Ravines of Northville subdivision is one ofNorthville Townships newer subdivisions.  Ravines of Northville has approximately 115 homes in it.   The layout of the sub is two streets that form a circle and a street that bi-sects the circle.  The homes were built during the years of 1999 -2001. The main entrance of the subdivision is off 6 Mile roads just East of Sheldon Roads.  You can take Sheldon east 2 miles to jump on M-14 expressway or about 3 miles east on Six Mile to I-275.  Ravines of Northville subdivision almost lies directly in between downtown Northville and downtown Plymouth.  Go north you run directly into downtown Northville.  Head south on Sheldon turn left on Ann Arbor Trail you are in downtown Plymouth.  In less than 5 minutes you can be enjoying a good dinner in Plymout...

Woods of Edenderry subdivision Northville MI has a homeowners association.  Fences are not allowed unless there is a built in pool.  There is an yearly association fee.                                                         Woods of Edenderry is not a big subdivision.  It has approximately 109 homes in it.  The homes were built during the years of 1995 -2004 and were built by Cambridge Homes.  I would call it an upscale community.  Red Wing hockey players have lived in it.  Top Ford Motor Company executives have lived in the subdivision. Northville Michigan is a great upscale community in Western Wayne County.  With a great school system, and easy access to freeways makes Northville a place to look into when researching where to live in the Metro Detroit area.  What is nice about Northville is that it has a central downtown that is still vibrant. I got that question today from a buyer's mother.  It was a first time home buyer and they are a little nervous about buying. There is no definite answer to buy or wait.  I'm not a psychic and I honestly don't think anybody can predict our economy at this point.  The metro Detroit economy is not good but will the metro Detroit real estate go up or down? My answer is that all home buyers at this point should buy for the long term.  You need to buy with the intention of staying in the home for at least 10 years.  I think we are in for a period of 5 - 7 years of uncertainty.  I think we are going to have periods of flatness and periods of real estate growth.  I don't think we are going to see huge metro Detroit real estate price increases. So you are thinking about investing in Michigan real estate and flipping Michigan homes.  Are you ready?  So now how can you be sure you win the house you are bidding on?  You already know to bid cash but what else will give you an edge in bidding? Currently there are 200 Northville homes for sale on the market as of 11/29/2009.  The least expensive Northville home for sale currently is $84,900.  The most expensive Northville home is 3.5 million dollars.                                       Right now there are only 8 Northville foreclosures for sale.  There are 39 Northville homes for sale that are short sales.  Remember short sales are homes that the owners are trying to sell them for less than what they owe on the mortgage.  Short sales have to be approved by the bank.  They should really call them long sales because short sales can take anywhere from 2 to 6 months to complete.  Many times they don't ever get approved by the bank. Selling your Northville home you should use ever sales tool possible but what about open houses.  Very very seldom does a open house attract a qualified buyer that will buy your home.  I myself believe open houses are more likely to be successful in a starter home price range. A $400,000 priced Northville home probably isn't a candidate for open house success.  You are more likely to get qualified buyers that will buy your home if it is under priced under $200,000.  That is the price range that I believe you will have success with open houses. I just blogged about a bad agent so I thought I should be fair and show that there are some great real estate agents in our Metro Detroit real estate market.  So here is my hats off to Ralph of Century 21 Row . Ralph is one of those REO agents that responds.  I don't even know if he has an assistant.  All I know is that when I email or call Ralph he responds.  In a real estate agent that is a great quality.  It makes the whole real estate deal go smoother. Another thing about Ralph is that he doesn't pass the buck on getting his banks to do the repairs required by the mortgage company.  Not like some agents that turn a blind eye and make us get the repairs done one way or another. The latest scam in Metro Detroit real estate is homeowners short saleing their house to a relative.  It is not supposed to happen.  In fact many banks have a form that the buyer signs that they are not related to the seller.  But it is happening.  I myself have heard of one and have heard of others lately. The one I know of (or believe I know of) was helped by the real estate agent.  He was a friend of theirs. I think the Northville home went for over $500,000 originally.  Then the homeowner bought it back for about $300,000.  Not bad to shave off $200,000 off your mortgage. The way they are being able to do a Metro Detroit short sale like this is by having a relative with a different last name.  Sometimes it is an in-law,  sometimes a future wife, or sometimes even a spouse of a relati...

If you have a Northville relocation in your future or thinking of buying Northville real estate you will be surprised to find out that Northville MI only has 9 foreclosures currently.  Metro Detroit home buyers have been snapping up foreclosures because they feel they are competitively priced.  We may have reached the bottom of the Metro Detroit real estate and Northville real estate market.  I honestly won't make that prediction that the worst is over but right now I am seeing multiple offers on many homes I have been bidding on for clients.
