Here is a new listing in the gated community of Forest Beach. This unit is spotless, and features many upgrades, but what makes it truly unique is the private attached garage. Only 4 units have this feature. This is a carefree option in a wonderful beach community. This 3 bedroom 4 bathroom luxury villa is located in the gated community of forest beach. With a private 1 car attached garage this unit offers rare convenience. A walkout lower level, large windows throughout, and wooden decks on all levels highlight the wooded dune setting. Buyer activity remains constant and strong through this winter. Units sold in December were 31, up 82% over the same period last year. Dollar volume is up 37% YTD and prices have stabilized. The biggest factor today is a shortage of quality listings close to the beach. The inventory of homes for sale is down 11% since last year, and many of the desirable properties have changed hands, or are currently under contract. If you are considering listing a property for sale, you may want to start marketing now. Some sellers will wait until spring to list, but I would suggest listing immediately as buyer traffic is strong, and attractive properties are moving quickly. Click here for the full report!

Renting Lake Michigan real estate is one of the best and smartest initial steps towards achieving the goal of becoming a full fledged homeowner. Without having to make the long term mortgage commitment, renting is an excellent method of seeing if you not only like a home but are ready to take that final step towards homeownership. Renting does have its own potential risks however, particularly if you’ve never rented before. Here are some things to look out for. Be aware of the costs. Even though renting Lake Michigan real estate may not cost as much as owning it, you still need to be sensible about the costs. Besides the rent you may need to pay a security deposit and some other move-in related fees such as turning on the cable television. Also keep in mind that you may need to buy new ...

The approach to selling Lake Michigan real estate can be compared somewhat to starting a company. You need to know the proper market your business will be catering to in order to understand what their needs are and develop a successful business. Besides finding the right agent to assist you in your selling efforts, it’s important to take a look at the whole selling aspect as if you were about to purchase your home again. In other words, do your own walkthrough of the neighborhood and see what items can be singled out as highlights that may impress your buying audience. On that note, don’t try and overlook negative qualities and hope that buyers won’t notice them, anyone who does their homework will find out. You obviously want to make sure the home looks clean, the yard is maintained an...

Home sellers in today’s Lake Michigan real estate market need to have all of their bases covered and must understand the [very] different rules that apply towards attracting buyers. As a seller, it’s very easy to make a mistake that could hinder your efforts, make sure to avoid these common mistakes that many first time home sellers often fall prey to. Not hiring the right realtor. There are realtors who classify themselves as a jack of all trades and then are those who specialize in specific areas. For selling purposes, you’ll probably be much better off with someone who thoroughly understands the market you’re trying to sell in and/or to. Lacking enough photos and using bogus advertising. Chances are you’ll be selling your Lake Michigan property to buyers from across the country, if n...

Greater incentives mean more of a reason to purchase Lake Michigan real estate. New homes are aplenty and are considerably reduced yet many buyers are still opting to explore foreclosures where prices are nearly dirt cheap and multi bedroom homes can be obtained for potentially hundreds of thousands less. But as everyone knows, the adage of “you get what you pay for” means buyers may not be ready for what they might find in a foreclosure. Mold is a pretty common sight in a Lake Michigan real estate foreclosure, especially homes where someone may have stolen the copper tubing that goes into the air conditioning. Speaking of stolen, many buyers may find that some of the items within the home have disappeared, although realtors and banks have now made it a point of removing these expensive...

There are only 8 towns in this official region.." This is the true story of the sleepy once forgotten region known as Harbor Country that survived the previous century of logging and colonization, then  in later decades resisted the onslaught of urban sprawl and development. In the late 1970's, local community leaders formed the "Harbor Country Council" as a research panel to establish recognition for eight southwest Michigan communities closely huddled near the shores of Lake Michigan. This council examined the richness of the area's heritage, it's natural resources and peaceful setting as positive factors in re-igniting interest in the area that was previously experienced in the early 1920's and 30's. Harbor and CountryHarbor Country Council member Dick Downing (originally a realtor f...

Step 1: Get a local broker. In a slow market there are relatively fewer buyers. It follows that to generate the most demand you want your property exposed to as many purchasers as possible. Who do buyers contact when they want a house? Brokers. Figures from the National Association of Realtors show that 85 percent off all buyers rely on real estate brokers when buying a home while 80 percent rely on the Internet. Who posts real estate information on the Internet? Local brokers. Step 2: Read the sale agreement. Virtually all jurisdictions have a standardized real estate contract which over the years have become lengthy and complex. If you use one then you're automatically agreeing to all unmodified terms and conditions, so read the entire agreement so you know what is being said. But is ...

Questions and Answers for Borrowers about the Homeowner Affordability and Stability Plan   Borrowers Who Are Current on Their Mortgage Are Asking:   1. What help is available for borrowers who stay current on their mortgage payments but have seen their homes decrease in value? Under the Homeowner Affordability and Stability Plan, eligible borrowers who stay current on their mortgages but have been unable to refinance to lower their interest rates because their homes have decreased in value, may now have the opportunity to refinance into a 30 or 15 year, fixed rate loan. Through the program, Fannie Mae and Freddie Mac will allow the refinancing of mortgage loans that they hold in their portfolios or that they placed in mortgage backed securities.   2. I owe more than my property is worth...

It’s often said that English is considered one of the more difficult languages to learn because so many words tend to have multiple meanings depending on the context. With that in mind, how would one define the word “luxury” in a Lake Michigan real estate context? People generally associate luxury with a premium price tag and this is by no means an incorrect assumption. Chances are if you’re paying a princely sum for Lake Michigan real estate--especially in today’s market—then you’re investing in something that’s mighty luxurious. But isn’t there more to the term “luxury” than its numerical value? For example, couldn’t the peace, quiet and security of neighborhoods in and around Lake Michigan be considered a luxury itself? After all, there are people who live in neighborhoods that haven...

Fresh, relevent content should be your first priority when thinking about how to get your real estate web site to rank higher in searches. I've found that one of the best ways to accomplish this, while providing your readers with the content they want most (latest mls listings) is to setup a Hotsheet page for each city or neighborhood in your market. With the right IDX feed, this can easily be accomplished. My Hotsheets are built using a feed from Realtygenerator. Simply build a page for your top 5 markets, and use your IDX feed to create automatically updating Hotsheet pages and you will soon be ranked number 1 for any search in that market. Good luck.  Re-post from my personal blog.

Agents... How many times has this happened to you??? This past Tuesday in Michigan we had a huge snow storm. I had appointments to show 7 houses all called and confirmed on Monday. Tuesday Morning came and met the client at our office to get all the buyers agency contracts etc filled out and signed. as we headed out to the first listing at 10 45 am we got to  the first stop and low and behold no driveway plowed no side walk shoveled nothing. so I being smart and thinking ahead threw a snow shovel into the back of my car just for these instances. yes I have learned from the past. I shoveled out a path for my client and my self to get to the house safely. we then proceeded to go to the next listing amazing once again nothing cleared or shovel it hasn't snowed since 8 that morning al the R...

Question:             We just moved into our new house and are about to start painting...room after room after room....  Any tips?                                                 Brushing    Dear Brushing, First, choose a good paintbrush.  A good brush will have flagged bristles - look like the split ends of hair.  This kind of brush will pick up more paint and release it more evenly.  Next line your tray with foil paper to make cleanup quick and easy.  If you want to take a break while you're painting simply wrap your paintbrush or roller tightly in cling wrap or foil.  Keep your break short, up to one half hour but when you get back your brush will be ready to go. When you're ready to dispose of the paint rollers let a plastic or paper bag be your "glove" to pull the roller off the ha...

With moving and packing/unpacking its easy to forget the proper way to lift those heavy boxes. These tils will help save you some pain and maybe a docter bill Also                There's more to it than "Lift with your legs." Remember this advice from the National Safety Council:   * First, calculate whether the load may be too heavy. Get help if you aren't sure you can easily lift it.   * Always stretch before lifting and carrying if you have been sitting or inactive for a time.   *  Start with feet apart, one foot slightly ahead of the other for a wide base of support.   * Bend at the knees and squat down. Arch your back slightly and keep your head up in a natural way during the lift. You'll get more power from large muscles of the legs and keep the weight off your back.   * Keep o...
