  Monday the South Town Market opened at 211 S. Main St in Milford, Michigan and its opening is significant for several reasons. First, it is a new business in what is referred to as "South Milford" the business district that is south of the Huron River. Ironically this are was the original business district for the Village of Milford, before the district shifted primarily to the north side of the river sometime in the mid 1800s. In the second place it opened in the building that used to house the old Colonial Motors, which was a Milford institution for many many years; but, which failed in the recent recession, leaving a big empty space in South Milford. It's feels like the market is comng back in the Milford, Michigan market area and there are statstics to prove that. When I recently went to the Altos Research site to look at the charts that they create for the markets that they track, I got the following chart for median home sale values and inventory for Milford Township and Village combined - It's pretty easy to see that there is good news and bad news in this chart and that perhaps one is actually causing the other. The bad news is that inventory has fallen off a cliff. People just aren't listing right now, mainly because so many are so far underwater on their mortgages.   This past weekend was sort of a last Hurrah for Summer in Milford, Michigan. We had something for everybody going on over the weekend.   On Saturday and Sunday the 2011 Milford Home Tour provided access to five of our Village homes (four of them historic homes), plus visits to the Milford Historical Museum and the Log Cabin was open next to the fire station, with a display of how the original settlers lived in Milford. The Pettibone Creek Powerhouse was also open for tours visits both days and the Friends of  Oak Grove Cemetery provided a cell phone based walking tour of the homes of some of Milford’s Civil war heroes, all of whom are buried in Oak Grove Cemetery.   Saturday evening the Milford Downtown Development Authority (DDA) held a reception in Center Street Park to launch the i...

Just a reminder that the Milford Home Tour, presented by the Milford Historical Society, is this weekend.  Presale tickets are on sale at the museum and at Acorn Farm, Main Street Art and Your Nesting Place.  Ticket prices are $15.00 for adults and $13.00 for Seniors.  This year we have 5 beautiful decorated homes most of them are within walking distance.   The Log Cabin will be open both days to give everyone a glimpse of what life was like in the early 1830's.  There will be a lot of children's activities on both days and the log cabin is a free site.  The Milford Car Show and a vintage tractor show will take place on Sunday.  The Car SHow takes up all of Main Street from Commerce to GM Road and the location of the tractor show is in the parking lot of the Huron Valley State Bank on S...

In addition to being a Realtor in Milford, Michigan, I'm also the President of the Milford Historical Society (MHS). The MHS was founded in 1974 by a group of local Milford residents who wanted to preserve the history of our little Village. The main mission of the MHS is running the Milford Historical Museum at 124 E. Commerce St in Downtown Milford. We also run a  very nice web site - www.milfordhistory.org. The market in Milford, Michigan continues to track downward, at lease as far as median sold home value are concerned. The inventory on the market bounched up at the beginning of the new year. but has again started down - perhaps an indication of dashed hopes of would-be sellers. So far in 2011 the average price per square foot for sold homes in the Milford market remains well below $100 at $82/Sq Ft, with the median value even lower. The SEV multiplier is currently averaging 1.5454, which means that homes are selling at about 77% of their assessed values. On average sellers are accepting offers that are 95% (the median is 93%)of the asking price at tht time of the sale. You don't have much time when buying a foreclosure so here are some Metro Detroit foreclosure tips.  When you are buying a foreclosure you will be signing bank addendums.  You have to sign them or you don't buy the house.  You can't change anything in the addendums. In those addendums the bank usually puts in a "PER DIEM" FEE  for not closing on time.  If the seller is not at fault for the home not closing then you the buyer will be required to pay a "per diem fee" for each day it does not close.  It doesn't matter if it was your bank that caused the delay.  The fee ranges from $50 - $150 a day depending on the bank.  If an extension for the closing is required the bank has to approve it. Never Leave Your Vacant Car Running! Let's not give anyone the opportunity to corrupt our community verbally or physically. I was just reading about a man that left his car running while going into a Milford Michigan Gas station and coming out to discover it was gone. Let's think about this!  If some folks strip houses to try and make a buck, why would they not think about a running vacant vehicle? That is like putting a dog biscuit in front of the dog and saying "leave it" or not better yet, not saying anything at all. Seems that locks are there pretty much to keep the honest person honest but let's not make things so easy on the not so honest ones. Some people are waiting to buy Metro Detroit real estateand others are jumping into the real estate market.  Of course Yun from NAR is spinning again.  Like the last 2 years he is calling the bottom and still saying it's a great time to buy. My thoughts are it's only a good time to buy if you are secure in a job.           It's only a good time to buy if you can afford the payments on a new house.                 It's only a good time to buy if you have some extra money as a backup for repairs. Is it the best time to buy?  I don't know that.  But interest rates are still very low, homes prices are still down there, and the availability first time home buyer tax credit dollars.  So in that context yes it is a good time to buy. Are we at the very lowest prices of homes?  That I don't know...

What and how are they looking to accomplish?
