I want to go through the first steps of the home buying process and what the Livonia real estate market is like.  When you put in an offer it usually takes about 45 days to get a home inspection and the mortgage done in the Livonia real estate market.   So if your lease ends on June 15 the ideal time to find a house would be April 15 - May 1.  That would give you about 60 days and you would not have any overlap where you would have to pay rent and a mortgage payment.  In the Livonia real estate market the most we could probably get the seller to do is  about a sixty day closing.   Also asking for a longer closing is a negative in many cases especially if there are multiple bids.  The seller usually wants to close sooner.  So then the ideal time to find a house would be April 1 - May fir...

The 2 biggest complaints about Michigan short sales when people sell Livonia real estate are: 1.)  They take too long 2.)  They keep you in the dark Whenever I start with a buyer or seller entering into a short sale I ask them whether they are patient.  If they say no I tell the buyer or seller that they should not do a short sale.  You have to have a lot of patience when you do a short sale.  Even you are a patient person a short sale will usually test you. Remember a bank is usually short handed in the short sale department.  Why don't they hire more people?  Think of it this way.  Why would you spend more money to hire people to do short sales which cost you money.  It just is not practical to spend more money in the department.  So many times the banks short sale person is handling ...

So what is Livonia like?  Livonia is what I would call an average American hometown.  Is it the most prestigious city in the area where the rich and wealthy live? No it does not have the prestige of Northville, West Bloomfield, Grosse Point, or Birmingham.  It is just a average city with good people living in it.   We have doctors, dentists, business owners, white and blue collar workers.  I lived in the city for 22 years.  It was a good city to raise a family in whether you had kids or not. The proximity and central location made it easy to get around metro Detroit.  Southfield was 20 minutes, Dearborn was 20 minutes.  Downtown Detroit was only 20 minutes away.  Ann Arbor was probably 25 minutes away and so was the airport.  With I-96, I -696, and I-275 getting around metro Detroit fro...
