My wife and I went out to Red Robin restaurant in Livonia Michigan located on Six Mile Rd near I-275 tonight.                     It was busy because they have good solid food at a reasonable price.  It is kid friendly with bottomless french fries and bottomless pop.  The have about 10 different burgers that will fill anybodies tastes The local Red Robin franchise is owned by the Ansara family.  If you know anything about metro Detroit restaurants you will recognize the Ansara name and remember they owned many of the Big Boy franchises years ago. I saw an interesting segment on Fox and Friends this morning. I know, this isn't the hardest hitting news show on T.V. but once in a while they come up with something good. John Geanakopolos, Economics professor at Yale University talked about how reducing interest rates for existing mortgages had little or no effect on the mousing crisis. His idea is that banks should lower the principle to incentivise homeowners to stay. In a nutshell, a home worth 160,000.00 is now worth 100,00.00. The home goes into foreclosure, takes 18 months or so to be sold again, is torn up and is a bight on the neighborhood. To top it off, the bank may sell the home for 40,000.00, if that. Have you ever heard agents complain that they can't get deals done this time of year? "No one is looking, no one is selling," seem to be the mantra's of this season. I thought I would share one of my best deals. It came at Halloween. i was going to post this a few weeks back but life got in the way. so anyway, here goes. It was the day of Halloween. Our office was practically empty. Most agents had gone home or didn't come in at all. I had a buyer that was looking in a particular area of Northville Mi. They wanted a house in a sub known as Northville Commons. I saw a beautiful Livonia short sale home about 3 months ago with one of my clients.  At the time the listing was being touted on the MLS as "short sale approved".  My clients were two weeks late on putting in an offer and their offer was going to be a back up offer.  The listing agent marked the Livonia short sale home pending and my clients bought a different Livonia ranch home.  My clients were about two weeks before they closed when the other listing agent with the other short sale called.  His deal had fallen apart.  He wanted to know if my clients were interested.  I said no, but I told another Remerica agent in my office about the Livonia short sale. Usually when people think of fall color they think of New England, especially Vermont or Connecticut. Every year though, northern Michigan, the Upper Peninsula and northern lower peninsula are inundated with tourists seeking the brilliant colors of fall.  If you are selling your Metro Detroit home here are the two areas you may have liability. 1. Tax liability -  currently there is no tax liability because President Bush declared there would be no tax liability for on a principal residence.  It hasn't expired yet.  Before President Bush did that the banks would send out a 1099.  The borrowers would be liable for the tax on the deficiency.  If it is a investment property you can get a 1099. 2. Deficiency liability -  Difference between sales price and loan amount.  The banks can come after the borrower for the deficiency.  The only protection the borrower has is if you get a release of deficiency letter for them.   Many real estate agents are not following up on this.  Some banks are putting the release in the short sale letter others ar...

Why do I need to put money into a escrow account?? I have already had to pay for one full year of homeowners insurance already?  Why do I need to come up with more money for closing? That is a common comment or question from many Metro Detroit first time home buyers.  Whether you are Buying Livonia real estate or Farmington home it's the same.   To explain it simply.....   an escrow account it is basically a savings account set up by your mortgage company to make sure your property tax and insurance money is there when it comes due. You can't give an IOU for taxes. In the Metro Detroit area we have two taxes a winter tax and a summer tax.  The winter tax is due Dec 1 and it covers from Dec 1 until November 30 of the next year.  The summer tax is due July 1 and covers until June 30 next ...

O.K. maybe not all of them. There is an agent in my office who does a lot of bank owned transactions and she's upright, honest and helpful. I can think of two or three others around the Western Wayne, Oakland County area of Southeast mi that are the same way. Isn't that sad? Only a handful of agents who do work for the banks are actually solid, honest agents. The rest are, in my opinion, well....read the title again. Someone may be upset by this post. If you are, you can reply with a disagreement as long as it's a cogent argument against my points. If you flame me, I'll just figure you're part of the problem and I cut too close. A guy I knew became a fire chief of a small town.  He came in and started changing everything.  He had trouble in his last city as fire chief.  He butted heads with the union, the town council, and the employees.  Well he came into the small town and did itagain.  After a few years the town council voted him out and brought back the retired chief to "straighten out" the turmoil. How bad is the metro Detroit real estate market?  If you ask about sales in the under $125,000 price range it ok.... low price decent condition homes are selling fast.  But if you ask about how far the market has fallen then it is a total different story. One of my clients closed on a Livonia condo today.  It was over 1000 sq ft and we got it for $35,000.  A few years ago it probably sold for $140,000.  But was is even more remarkable is that the seller bought the condo for $61,000 nineteen years ago.  Livonia real estate has dropped in value dramatically. 19 years ago the house sold for more than it is selling for today!  It's unbelievable but true.   57% less than what is was 19 years ago!  Some Redford bungalows are selling 25% of what the homes were selling for 5 years ago.  Even my...

I looked at a beautiful home two days ago with a client.  It was about 1300 square foot bank foreclosure and was listed at $56,000.  It was absolutely gorgeous.  There was nothing wrong at all with the house.  It was worth an easy  $110 - 120,000. It outshone every house we looked at that day.  I recommended to my client that she put in a bid a $75,000 the max she was approved for.  I told her  to email me once she decided on what to price to bid that night. Later that night she sent me an email stating that she wanted to bid $60,000.  I knew that would never win the house.  I knew she would lose the house.  So I sent her an email stating all the reasons why she should bid $75,000.
