I got a call a week ago from a Southeastern Michigan real estate buyer.  He was all upset with a foreclosure agent..  He thinks the foreclosure agent never put the offer in. I honestly don't know whether he did or not, but I always submit the offer no matter how crazy it isor how little it is.  It's not my job to decide whether the seller will accept your offer.  I have told clients that their offer would never fly, but still put it in.  Sometimes the seller refused to negotiate other times they did.  As a real estate agent it is in our code of ethics that we must present ALL OFFERS..  I take that seriously.  I many times drop what I am doing to get the offer in.  It's not unusual for me to run to the office in the evening to complete the paperwork for my home buyers.  Then I fax and em...

  I was just in a meeting go over what is happening with available Livonia Michigan Homes for sale.  It really turned out to be very interesting as to what is happening and how things are going with our current homes for sale.  As of today 01/15/2010 it looks like there are about 370 homes for sale in Livonia Michigan, this number is definitely much lower than it has been over the past few years.  We also noted there were approx 73 Condos for sale in Livonia also seems a lot lower than in the past 2-3 years.   If you are looking for a home or condo in the Livonia Michigan area you are really noticing how challenging it is to find one that you like right now.  If you or someone you know is considering purchasing a home in the near future now might be a great time to start looking at the ...

  As anyone looking for a home in Michigan can tell you "Where did all of the Livonia, Northville and Novi Michigan Home Foreclosure for sale go"?  According to many statistical reports there should be more on the market than ever!!  Here is what we are experiencing personally in real estate sales and I'm sure so are many others.  Below is a statistic I got from a USA Today article.     State Total properties w/ filings Change from 2008 California 632,573 20.8% Florida 516,711 34.1% Arizona 163,210 39.6% Illinois 131,132 31.8% Michigan 118,302 11.5% Nevada 112,097 44.3%   As we notice Michigan according to this has 11.5% more foreclosure filings at the end of 2009 than we had at the end of 2008.  Well one thing that is reducing the number hitting the market is the government's "trial mo...

Metro Detroit home buyers always wonder who sets the price of a short sale.  Usually the real estate agent sets the price because the home owner doesn't care.  The  homeowner doesn't care.  The homeowner is trying to get a free walk from their mortgage.  All the homeowner cares is get it sold. So usually the real estate agent prices the house at the low end of the market price.  The reason the agent does that is because Metro Detroit home buyers and buyer agents would rather buy a foreclosure or a regular sale than a short sale.  So in order to entice home buyer they price the short sale very reasonable. Last night The Alabama Crimson Tide became the champions of college football. They deserved to win. they played better than Texas so win they did. Living in Michigan I am familiar with Coach Nick Saban, who used to coach Michigan State. I new he was a good coach. he had success here in Michigan, success at LSU and now at Alabama. I also new he preached a certain philosophy: It's not the result, it's the process! We in Real Estate could use that lesson. So often we focus on our goals but not on the process to achieve those goals. When sales figures don't come in as high as we'd like we cry and wail and moan and do everything but trust what we know will work. Saban trusted what he know would work. More than likely the only thing you've heard about Detroit in the last few days is that someone tried to blow up a plane over the city. Oh, and maybe about our winning sports teams. The Lions won so much that they took themselves out of the chance to draft Ndamukong Su. They have to settle for the second pick in the draft. But I digress. Ahhem! The Detroit area really does have some thing to smile about. Our inventory is lower than it's been for a long time. What? You're not sure how that's good news? O.k., let's go over it one more time. If you consider a 'normal' market to be somewhere in the area of 5-7 months of inventory, that would make anything above that a buyers market. Here is the latest Livonia real estate, Plymouth, and Northville real estate update.  Right now the Detroit area home market is tightening up.  Homes are not sitting on the market very long unless they are:            ~ Overpriced            ~ In Poor condition            ~ Have a bad location Basically you can overcome a homes poor condition or the bad location if you lower the price enough.  So if a piece of Livonia real estate hasn't been updated, or is on a busy road.... it will sell if the price comes down.  Eventually a home buyer will think it is a good value for the price, that's when it will sell.  So no matter what the condition or the location it will sell! I know a lot of people don't like President Obama's spending programs, but first time home buyer homebuyer tax credit ha...

Here is the latest Livonia real estate update:  currently there are 18 Livonia homes for sale (single family) under $50,000 and 19 Livonia condos priced under $50,000.  14 of them are short sales, 7 of them are Livonia foreclosures, and  are relocation sales.  The single family homes are selling quicker than the condos only because many of the condos are short sales. ***Short sales are where the homeowner is trying to sell the home or condo for less than what is owed on the mortgage.  The bank has to agree with it.  A short sale can take anywhere from 45 days to 6 months to complete.  The average time is 4 months.  Sometimes the bank does not agree to the short sale.  So you can put in an offer on a short sale and after 4 months they can say no.                        I look at homes or...

  If you are considering moving to the Livonia Michigan Franklin High School District this will give you a generalization of the schools boundaries.  Livonia Franklin is located on Joy Rd in between Middlebelt and Merriman rd.  This high school is one of three located within the Livonia Public School District.   On the East border we will have Inkster Rd going all the way South to Warren Rd (yep its in Westland) and all the way North to 5 Mile Rd.  Our Northern border will be 5 mile rd from Inkster to Farmington Rd with the Western border mainly being around Farmington Rd (double check depending on location).  The Southern border for the most part of this high school is Warren Rd from Inkster Rd to Merriman Rd (very close).   If you or anyone you know is interested in buying or selling ...

In flipping Michigan homes I talked about which offer would win based on types of mortgage and method of payment.  But I forgot to mention one key factor that plays into the equation. Banks will not, I repeat will not give a loan on a home that needs a lot of work.  What I mean by needing a lot of work is: no furnace no hot water heater missing a wall of drywall leaking plumbing (broken water pipes, not dripping faucets) Missing kitchen Missing bathroom like bathtub or toilets electrical fixtures A bank or lender wants good collateral.  If you went into foreclosure the bank would need to sell the house.  They don't want to go into another deal that the house is hard to sell.  They want a finished home.  They will not loan money on a house that has missing items listed above.   Today I am going to touch on the subject of Livonia Michigan Stevenson High School district homes for sale.  There are three high schools in Livonia Michigan and they are, Stevenson, Franklin and Churchill.  Many times Livonia home buyers looking to buy a home are looking for a particular high school within the city.    The Livonia Stevenson Spartan territory goes something like this.  On the Southern border would generally be Five Mile Rd, pretty much from Haggerty all the way to Inkster.  On the Western border would be Haggerty starting at Five Mile and going up to Eight Mile.  The Northern border of Stevenson School district would generally be Eight Mile up till between Middlebelt and Merriman (that starts Clarenceville High School district).  The Eastern border gets a little more ...

Today in an office meeting my broker said something crazier than usual. He said that we were actually running out of inventory. Believe me, I haven't heard a statement like that for a while. Here in Southeast Michigan we,ve had a pretty rough time of it. We started the housing recession before the rest of the country. I'm not convinced that first in means first out but any ray of sunshine is warm on could winters day. If we go by the premise that 6 months of inventory is a "normal market" then anything above 6months would constitute a buyers market. More inventory would mean more choice and competition would drive prices down. Conversely, less than 6 months would make a sellers market, less competition and less to look at makes the buyer jump on a home faster and lets the seller demand ...
