Here is a quick update on Livonia real estate and the new rules on Livonia home inspections.  The City of Livonia Michigan has instituted a vacant property inspection.  Whenever the city determines a home has become "abandoned" it is required to be inspected by the City of Livonia.  I believe the cost is $400.   Then all violations have to be repaired and fixed before anybody can live in the home.  I think the city is keying on foreclosures that have not been lived in a while. I have been told that there is several ways they determine if the home is abandoned.    (Now this is just here say) if a neighbor complains about the property (ie. grass not being cut) if the utility company has put a lock on the gas meter if a city inspector sees a vacant home. Selling your Livonia estate home or Canton estate home may require some hard decisions to be made. For example last week I put a Livonia estate home on the market.  The home required major work.  It required over $30,000 in repairs.  So the heirs had to make a decision.  They had to evaluate whether they would get any return on the money.   You don't want to put in $30,000 when the house won't sell for $30,000 more than you can get for the home now. Let's say you can get $40-45,000 for the home right now.  If you put $30,000 into it can you get $70,000 to $75,000 for the Livonia home?  In the case that I had I couldn't get more than $50,000 to $60,000 for the home in good shape.  So it doesn't make sense to put any money into the home. Whether buying or selling real estate in Livonia Michigan---What would define Northwest Livonia Michigan Homes for Sale?  Too many this would be a bit different so generally speaking many would say use the Livonia Stevenson School District boundaries and staying West of Farmington Rd. Looking for green space in Livonia, then try Rotary Park Livonia Michigan.  On one of the sites I read that Rotary Park was 12 acres but I can't verify that anywhere. April 18th, 2010 the Claddagh Irish Pub Livonia will be hosting a fundraiser for breast cancer awareness.  This fundraiser is also an attempt at breaking the world record for the longest shot slam.  All proceeds are going to area breast cancer organizations. I don't know about you but spring is here and I am over whelmed by all the spring jobs I have to do. I am looking at my back yard and thinking that it can wait until next week.  But I know in my heart I need to start doing a little each day.  I'm a Gardener and my back yard is full of ponds, and all sorts of plants.  I have more gardens than I have grass.  (What was I thinking?)                                              This is what it is supposed to look like in the summer.  I would be ashamed to show you what it looks like now.  Here is what happing with Livonia foreclosures and Livonia HUD foreclosures.  Currently there are 6 Livonia HUD foreclosures for sale and 42 other Livonia foreclosures for sale.  These foreclosures have been on the market an average of 39 days. Below is a sampling of all the Livonia HUD foreclosures that have sold recently.  You can see the list price and see the sold prices too.  Five HUD foreclosures sold for less than list price, two sold at list price, and 4 HUD foreclosures sold over list prices.  One sold at a dramatically reduced price. These Livonia foreclosures haven't had the major bidding wars like Southfield or Redford HUD foreclosures.  I have seen as many as ten bids on one home in those cities.  I recently saw one listed at $60,000 and sell for $110,000.  I haven't seen ...

Here is a Livonia MI real estate update on Median home prices.  The median price is simply the price at which half of the homes sold are more expensive and the other half are less expensive. Let say in this reporting period of Livonia median home prices.... the median price of that neighborhood has risen, it does not affect over all values of the homes. It just means that more of the expensive side of the median sold in that reporting period. The same is true when the Livonia median price declines. It only means that more of the less expensive homes sold.  But the median home price also shows the overall price trend of the area. Livonia Michigan is one city the is very close on the values of property taxes.  The State equalized values and taxable values are not that far off.  Not like Detroit or some other cities in South Eastern Michigan.  I see taxes in many cities and I see how little some cities are reducing the taxes.   Even though the home values have dropped dramatically the cities are trying to hold on to the tax revenue. My own personal Livonia property taxes dropped 17% this year.   That is great.    I recently read that 63% of the cities revenues come from property taxes.  So these drops in Livonia property tax assessment is hurting the cities financial coffers.  And it is the same around the Metro Detroit area.  Farmington Hills, Canton, and Northville real estate are all affecting the cities revenu...

I am posting my first picture of my recent vacation to Egypt.  It was my 2nd trip there but this trip opened up my senses and made me realize many things. When you have a bad day around the house.  Whether you are a man or woman nobody likes house work.  This will make you think.                                        Yes that is women washing clothes in the Nile River.  So when you start to complain about putting dishes in the dishwasher or taking out the garbage.  Get a life.  Be thankful you live in the USA!  Ah to buy a house with a dishwasher or not takes on a whole new meaning

Every month I review statistics for the Detroit and surrounding areas. The trend over the last years has been positive. Inventory levels have remained even or have dropped. What does this mean to the consumer? If you look at the Real Estate Market's indicators, inventory levels are a leading indicator. They're the first things to point out a market trend or direction. Everyone focuses on prices but prices almost always lag behind inventory. Here's an Excel sheet I've used to measure market inventory. Rule of thumb is that 4-6 months of inventory is a normal market. If there is more inventory prices drop due to too many choices for a buyer. If there is less inventory, the buyer must make a quicker choice and will much more likely be in a competitive bidding process.       Active Pending ...

  O.K. I had something happen to me yesterday that I never thought possible here in Michigan.  My seller was in the process of putting in a new furnace and low and behold guess what they found in the old furnace?????  Yep you guessed it if you saw the title---An Alligator in a furnace here in Livonia Michigan.  I took a couple of pictures, take a look.   Sorry I don't know how to put images on here better than this but thought this was a pretty interesting story.  We figure the old owner must have had a pet alligator and it got loose.  Then must have found its way into the duct work and fell into the furnace at some point.  Can you imagine going to sleep at night with an alligator loose in your 1000 sq. ft. home if you didn't know where it was??
