Livonia Michigan Little League Sports--LJAL   The city of Livonia Michigan with just under 100,000 residents has a few different options for the local youth to play different sports.  The purpose of this blog is to talk about the organization LJAL for just a little bit.  Myself, my children and many friends of mine are involved with this league.  In my opinion I can't say enough good things about this organization, the volunteers and the parents/children involved with the LJAL.  Currently the LJAL is running boys baseball and girls fastpitch softball in both house and travel leagues.  The leagues purpose according to there ABOUT US page is "an opportunity to play organized Baseball, Basketball , Football and Cheerleading. Well it has finally come and now you need 3 spring home selling tips on how to sell your house quicker, you do want to sell that piece of Livonia real estate don't you? Curb appeal should be your first place you start in the spring!  Trim away the shrubs from the windows.  Neatly trim them.  If you are just hacking them and they are stubs, it pays to put some small shrubs back in.  Don't' spend a lot of money on the outside.  People really don't place much value on the landscaping. Here is a quick Livonia real estate tip for any Livonia home buyer that is looking to buy a foreclosure.  If the bank or listing agent sets specific terms like you have to assume city certificate of occupancy or let the listing agent hold the earnest money or pay the listing agents transaction fees. Then AGREE TO IT IF YOU REALLY WANT THE HOME.  Why fight over minor items.  I call them minor because of these reasons. 1.)  A bank does not do repairs in 99% of Livonia home sales.  So they aren't going to get the C of O for you any ways.  So why argue about it? 2.)  Either the listing agent's company or your agent's company holds the earnest money.  So what does it matter who holds it.  If you are worried about the additional trouble to get your earnest money back if you don't buy it, then... 04/19/2011
