The day has finally come to close on your Livonia home and you have to bring certain items to closing.  Otherwise you can’t close. 1.)   You must bring your driver’s license.  The title company will make a photo copy of your license.  The bank requires it.  So if you don’t have a driver’s license you will have to bring at least two pieces of identification.  Preferably a photo ID. 2.) Your water bill.  An unpaid water bill will be added to your tax bill and become a lien against your Livonia home.  So the title company wants to make sure your home is clear of any liens.  So the title company will make sure the water bill and taxes are paid at closing.  So they want the final water reading and a paid receipt or they will pay the bill and take it out of your proceeds.   I hope this helps...

If you want to be in that Livonia home quick let me give you this Livonia home buying tip.  So you want to be in that Livonia home in thirty days.  Well everything has to go quickly.   The mortgage, the inspection, getting the documentation to the lender, it all has to go quickly.  The normal mortgage process is taking up to 45 – 60 days depending on the lender.  So you are asking to get it done quicker.  So everybody has to be on board to get it done.   The first step you need to take is to get your mortgage lender on board and make sure they can close the loan in thirty days.  Then you need to have the Livonia home inspection done immediately.  The reason for this is because you really don’t want to order the appraisal and pay for it until you know you absolutely want the house and it...

Fall in Michigan   Seems a bit early but sure is beautiful.  I had one of those days where you have 4-5 hours of office work and the time just flew by.  I had multiple phone calls where the topic of the day seemed to be all about "change".  We have experienced so much change over the past few years that it may be safe to say that it is normal to see constant almost radical change in short periods of time.  Technology, economic, personal, weather, political changes seems to be rapidly taking place.  So after all of this kind of information being discussed throughout the day, I came out to my car and swear this tree had changed colors since I last seen it just a few hours prior.  It is the only tree in the bunch that started the change and happened to be the one I parked by.  The weather ...

If you are showing your Livonia home on a rainy day it is going to be dark and gloomy because of the clouds over head.  So turn on all your lights on a rainy day.  You should increase the wattage of all your light bulbs when you get ready to sell your Livonia home.  Home buyers usually like bright and cheery houses.  A dark and gloomy Livonia home will sit on the market longer. So open all the drapes, curtains, and turn on all the lights in your  home when it is cloudy and rainy. The second Livonia home selling tip is turn up the heat a little when it is damp, cold, and rainy.  Take the chill out of the house.  Don’t make it too warm.  But make it comfortable. I want you to sell your home quick.  The nicer you can make your home’s environment when a potential buyer comes through the bet...

Tomorrow on of my clients is having an inspection on a Livonia home and here are my Livonia Home inspection tips for any first time home buyer. All houses will have repairs.  Just because there are ten items the Livonia home inspector has listed doesn't mean the house is bad.  What are the types of repairs needed? Follow the home inspector around and listen to them.  The home inspector usually has some great tips for future maintenance and care of your home. Don't take everything for gospel.  Sometimes home inspectors do get things wrong. Just because it is now code, doesn't mean that it has to be done immediately or that the seller should or will pay for it.  Building codes are constantly changing and most homes are not up to code.  For example smoke detectors are now supposed to be wi...

Each year thousands of people die from various cancers and cancer research is the only way we are going to find a cure.  I'm walking in the 3 day for the cure in Washington DC in December.  I'm hoping that 75 Active Rainers will donate.   I would like to raise a lot more money.  I will do the 20 miles a day for 3 days.  I will do the hours of training.  But I NEED YOUR HELP WITH DONATIONS.              Sure I'm just walking for breast cancer, but discovery of new drugs and chemo therapies once discovered are shared and tried against the other types of cancer.  Once somebody makes a break thru in curing one cancer I believe other cures for lung, pancreatic, colon, brain cancers will follow. Katie and her blisters!   My wife Marianne died of breast cancer last year, but she got to live lo...

Writing an Alarming Offer in Livonia Michigan   Most of us have some pretty good stories over the years of different situations we have been in.  Here is a good one that just happened to me last week.   Situation:  Buyers I have been working with want to write an offer on a home they love.  They have busy schedules and the homes have been going quick (already one offer on this one they like) so we have to do it tonight or first thing in the morning.  We opt for meeting tonight at my office at 9:00 p.m.  This should take just about an hour or so as we will take a little time to explain the process as this is their first time doing this.    By the way these clients are awesome!  First time home-buyers who have been saving, looking to buy now, good jobs and just plain and simple great peop...

State Streets of Livonia Michigan   Welcome to the web-blog about the State Streets of Livonia Michigan.  The purpose of this blog is to give you some information about what this neighborhood and local has to offer.  The neighborhood of the "State Streets" really doesn't have a huge subdivision entrance sign and has many ways in and out of the area.  The State Streets are located basically at Farmington and Joy Rd in the southern portion of Livonia.  As you can see by the picture here basically the neighborhood has most of their streets named after States within the United States.  This area falls in the school district of LIVONIA PUBLIC SCHOOLS with LIVONIA FRANKLIN as their featured high school.  There seems to be something for everyone living in this area:  LIVONIA LIBRARY, LIVONIA R...

Wonderland Shopping Plaza--Livonia Michigan   Wonderland Shopping Plaza is located in southeast Livonia Michigan at Plymouth and Middlebelt Rd.  The picture you see here is of the Wonderland welcome sign located right at the corner for all to see.  For those of you not local to the area if you look closely at the picture in the back left is a local Ford Automotive Plant.  Wonderland Plaza has been redone in the last few years and is now an all updated outdoor shopping and food plaza.  Going back throughout the years I can personally remember when Wonderland was one of the countries first outside shopping malls.  Then after a few years decided to make in a nice enclosed shopping mall only to tear it all down and rebuild it to the shopping plaza it is today.  For those living in the south...

Real Estate Agents and Their Automobiles   Many of us have heard this before and again I'm wondering how much does it matter?  I recently went to a seminar and one of the very important points the instructor made was your car had to look a certain way.  He basically said clean, shiny and absolutely no rust.  That made me think just a little bit further into what advertising if any we should have on our car?   For argument sake I figured I would just use a picture of my own personal car.  My car is now 5 years old and overall still looks pretty much like new.  I have been told different opinions by a few real estate agent friends that a typical real estate agents car is only good for around 4 years.  Not sure if that is the case but many of my close friends thought that.  I also included...
