Long Lake, Lake Orion Michigan Lakefront Real Estate Sales Long Lake is a 94 acre all sports lake in Lake Orion MI. The lake itself pretty much looks like its name- it's long and kind of skinny with the "long" direction running pretty much east to west. The east third or so of the lake lies in the Bunny Run sub area. Bunny Run is a mix of older and newer homes and if you live in Bunny Run you have privileges on Long Lake. Bunny Run Country Club has a club house on the east end of the lake and a large beach that is private to subdivision residents. On the west end of the lake is a new subdivision called the Shores of Long Lake. Voorheis Lake- Lakefront Real Estate Sales Voorheis Lakefront real estate sales, Lake Orion Michigan. Private, all sports, 250 acre Lake Voorheis. Sales in 2009 were pretty dismal with only 5 total sales- 2 of which were bank owned homes (foreclosures) and sale prices ranging from $150,000-$650,000. That's right- someone was able to purchase a home on desirable, all sports Lake Voorheis for the disgustingly low bargain basement price of $150,000. I would say that person made a great investment, even if the house needed a major re-hab. In 2003 there was only 1 sale below $400K reported in the MLS with sales prices on Lake Voorheis topping out at a tad over a million dollars. Lake Orion 4th of July Fireworks Postponed Until July 9th Due to weather conditions- rain, hail, power outages... - the annual fireworks show has been postponed to the rain-out date of July 9. The first time in its 38 year history that the rain out date will be used. The Lake Orion Fireworks Association (LOFA) plans on putting on a $30,000 show this year, topping last year's spectacular outing. The fireworks barge will be anchored off of Squaw Island (all sports Lake Orion) and there will be concessions at Green's Park. Lake Orion MI home sales through April are down a bit from last year- both units and median sales price. The average sales price is up. The year started out a bit strangely with very low median sales prices in Jan and Feb. Then Lake Orion home prices shot up in March and April, so I dug a little deeper and took a look at the amount of foreclosures and short sales over that period. As construction continues and completion of Lake Orion's Streetscape grows nearer, area residents can be sure they will be able to see the good and the bad, day or night. Part of the Streetscape's general improvements include the replacement of the Tungsten bulbs with energy efficient alternative LED bulbs. Lake Orion and Oxford MI Housing Inventory is Low but There are Still a Few Gems if You Look The housing inventory in Lake Orion and Oxford MI is currently low. A couple years ago there was about a year and a half's worth of inventory. Now there's about a 4 month inventory, and after you toss out the grossly overpriced listings that exist in every market, and the dumps which are a great deal for a very small, specialized sector of the buyer pool, there isn't a whole lot to choose from. Today I showed homes to 3 sets of buyers; 1 couple looking for a nice home and needing to keep their house payment under $950/month and 2 investors who want to buy rentals. Lake Orion MI 2010 Sales Price Up! Inventory Low! The year ending sales data for Lake Orion MI are preliminary since there were pulled from the MLS on Jan 6, 2011. There is a good possibility some late reported sales will come straggling in over the next few weeks. But as it stands now the unit sales for 2010 were the same as in 2009 (377 units) and up 20 units from 2008. The Preserve, Lake Orion MI- Are Prices Rebounding? The Preserve is a very nice neighborhood in southern Lake Orion with easy access to I-75. Some of the many amenities that make The Preserve desirable are city water and sewer, sidewalks, subdivision lake, club house with a swimming pool, tennis courts and play ground area. The sub is also surrounded by woods which added value to the perimeter lots when build jobs were sold; value that seems to have stuck to the homes even in the current housing market. Lakefront home sales in the Lake Orion school district for 2010 are up from last year with 53 lakefront sales in 2009 and 59 lakefront sales so far in 2010 (as of Dec 20).   2010 Lake Orion lakefront home sales ranged from $29,900 for a house on Square Lake to $483,600 for a house on Duck Lake. 2009 prices ranged from $55,000 to $1,200,000.
