Long Lake, Lake Orion Michigan Lakefront Real Estate Sales Long Lake is a 94 acre all sports lake in Lake Orion MI. The lake itself pretty much looks like its name- it's long and kind of skinny with the "long" direction running pretty much east to west. The east third or so of the lake lies in the Bunny Run sub area. Bunny Run is a mix of older and newer homes and if you live in Bunny Run you have privileges on Long Lake. Bunny Run Country Club has a club house on the east end of the lake and a large beach that is private to subdivision residents. Voorheis Lake- Lakefront Real Estate Sales Voorheis Lakefront real estate sales, Lake Orion Michigan. Private, all sports, 250 acre Lake Voorheis. Sales in 2009 were pretty dismal with only 5 total sales- 2 of which were bank owned homes (foreclosures) and sale prices ranging from $150,000-$650,000. That's right- someone was able to purchase a home on desirable, all sports Lake Voorheis for the disgustingly low bargain basement price of $150,000. I would say that person made a great investment, even if the house needed a major re-hab. In 2003 there was only 1 sale below $400K reported in the MLS with sales prices on Lake Voorheis topping out at a tad over a million dollars. There were no sales on Lake Voorhies in 2010 (at least none reported to the MLS), but 2011 is starting out quite w...

Lake Orion 4th of July Fireworks Postponed Until July 9th Due to weather conditions- rain, hail, power outages... - the annual fireworks show has been postponed to the rain-out date of July 9. The first time in its 38 year history that the rain out date will be used. The Lake Orion Fireworks Association (LOFA) plans on putting on a $30,000 show this year, topping last year's spectacular outing. The fireworks barge will be anchored off of Squaw Island (all sports Lake Orion) and there will be concessions at Green's Park. Come early to snag your small (butt sized) piece of real estate to view the show.   Lake Orion Lake Orion Lakefront Homes For Sale   photo Rory Finneren Flickr

As the seasons change and things start to warm up again, it's time to start thinking about the 7 ways to ready your Lake Orion home for spring. Roof Ventilationattic ventilation should equal approximately 1 sq.ft of vent area for every 300 sq.ft of attic. Spring Cleaningget the yard cleaned up from all the debris that's blown down - rake up loose leaves and needles - move debris from roofs and gutters - haul off limbs and other debris. Check Windows And Screensremove and wash all the screens - look for small holes in the screens that are going to let insects in - clean all the windows inside and out - lubricate window locks and sliding mechanisms as needed. Couples without children shopping for a Lake Orion home, the decision of which neighborhoods to consider is often based on the home itself. For parents, the home matters, but there are additional things to consider as well, like schools. Parents want the best education possible for their children, and that often weighs heavily on their decisions when shopping for a home. Young parents often cannot afford to live in communities with the most highly rated school districts, however, there are a few tricks parents can employ when shopping for a Lake Orion home and its school district. 1. Select a region, not necessarily a town, in which to begin a search.     (instead of just looking in downtown Lake Orion, consider Orion Township) 2. Consider new developments. New homes can rejuvenate a co...

As construction continues and completion of Lake Orion's Streetscape grows nearer, area residents can be sure they will be able to see the good and the bad, day or night. Part of the Streetscape's general improvements include the replacement of the Tungsten bulbs with energy efficient alternative LED bulbs. Some of the lamps, including about 50 have already received the update, with about another 40 planned when completed. The lights are not only brighter, but cheaper in the long run. The savings is around half the amount currently paid. The installation, however, is not cheap, rounding out to almost $1,000 per lamp, yet thanks to an Energy Efficiency and Conservation Block Grant from the Department of Labor and Economic Growth, the cost of the project has been significantly reduced. Want to Live in Rolling Meadows in Lake Orion? When You Find a Home Don't Drag Your Feet!! Rolling Meadows is an approximately 265 home sub in southern Lake Orion- a tad west of Baldwin Rd about 5 minutes north of I-75. A majority of the homes range in size from about 2000 sq. ft. to around 2800 sq. ft built between 1993 and 1996. Rolling Meadows has always been a desirable neighborhood of stately homes, manicured lawns, sidewalks, city water and sewer, subdivision tennis courts and swimming pool as well as a community club house. Back in the peak times of 2005 home prices ranged from $290,000-$352,500 and homes seemed to fly off the market as soon as they hit the MLS. Well, prices in 2010 were much lower than 2005 but Rolling Meadows is still a desirable place to live and houses are st...

Benefits to Selling Your Oakland County MI Home Now I want to start out by stating this post IS NOT for the potential short sale seller. Short sales, and what I like to call a normal sale, are 2 completely different animals. Most short sale sellers NEED to sell and are upside down on their mortgage. The regular seller may or may not NEED to sell but either way, they either have equity or have the money to make up the difference if they are upside down on their mortgage. But this post is for the "regular" or "normal" home owner who has at least been toying with the idea of selling for whatever reason. If you have been thinking of upgrading you may be able to buy that house you couldn't afford back in 2003 or 2004. You may be able to purchase that home you dreamed about back then for the ...

If You're Short on Cash Don't Ask About Buying a Lake Orion or Oxford Home on Land Contract I probably get 2 or 3 calls or emails per week asking about buying a home in Lake Orion or Oxford MI on land contract. Often times these callers want land contract terms because they are unable to get a mortgage for the next few years. Many of these prospects had a financial setback of some kind- like many who live in Michigan- and have lost their homes and killed their credit. Again, this is not unusual these past few years and I am not passing judgment on anybody. These people are used to being homeowners; I sell real estate and I LOVE people who want to be homeowners. But because so many people have been losing their homes in North Oakland County MI and Lapeer County MI there is a ton of mis-i...

Lake Orion and Oxford MI Housing Inventory is Low but There are Still a Few Gems if You Look The housing inventory in Lake Orion and Oxford MI is currently low. A couple years ago there was about a year and a half's worth of inventory. Now there's about a 4 month inventory, and after you toss out the grossly overpriced listings that exist in every market, and the dumps which are a great deal for a very small, specialized sector of the buyer pool, there isn't a whole lot to choose from. Today I showed homes to 3 sets of buyers; 1 couple looking for a nice home and needing to keep their house payment under $950/month and 2 investors who want to buy rentals. I admit I only showed each investor 1 house each- 1 was a 2 bedroom for under $60K and it needed absolutely nothing on the interior. ...

The Preserve, Lake Orion MI- Are Prices Rebounding? The Preserve is a very nice neighborhood in southern Lake Orion with easy access to I-75. Some of the many amenities that make The Preserve desirable are city water and sewer, sidewalks, subdivision lake, club house with a swimming pool, tennis courts and play ground area. The sub is also surrounded by woods which added value to the perimeter lots when build jobs were sold; value that seems to have stuck to the homes even in the current housing market. The home values in The Preserve were hit hard just like the rest of Lake Orion. Many of the homes sold new in 1996-1998 with prices ranging at that time throughout the $200's with an occasional home selling in the low $300's. In 2005 home prices ranged from $287,000-$372,000 and in 2003 ...
