What you can and can't deduct when you work from home. Working from home can offer many advantages including tax deductions. Just take care what you try to write off for your home office on your return. Passing the IRS Litmus test To meet IRS guidelines, your home office must be your principal place of business or the place you see clients in the normal course of business. Parts of your home you use to store products or equipment for your business also count. That doesn't mean that all your work has to be done from home. If you're an outside salesperson, you probably spend most of your work time elsewhere. But if you do your billing and return customer calls primarily from your home, your home office should qualify. Measuring your home office The amount you can deduct for your home offi...

Just because your garden is dormant for the winter doesn't mean you should snooze, too. Experienced gardeners do their dreaming, and planning, when the snow flies. So while you're thinking of blossoms and butterflies, be sure to add trees and shrubs that look great even in snow. It's all about structure 3 season landscapes concentrate on blooms and foliage, but winter gardens need structure to provide interest. When you choose plants and trees in spring, consider varieties that provide a pop of color in winter, shrubs that set berries and trees that reveal interesting bark when the leaves are gone. Plant these for winter wonder Here are some popular varieties that provide a winter show. Make sure you check the plant's Cold Hardiness Zone before buying. * Holly* Dogwood* Camellia japonic...

Voorheis Lake- Lakefront Real Estate Sales Voorheis Lakefront real estate sales, Lake Orion Michigan. Private, all sports, 250 acre Lake Voorheis. Sales in 2009 were pretty dismal with only 5 total sales- 2 of which were bank owned homes (foreclosures) and sale prices ranging from $150,000-$650,000 with a median sales price of $385,000. That's right- someone was able to purchase a home on desirable, all sports Lake Voorheis for the disgustingly low bargain basement price of $150,000. I would say that person made a great investment, even if the house needed a major re-hab. In 2003 there was only 1 sale below $400K reported in the MLS with sales prices on Lake Voorheis topping out at a tad over a million dollars. There were no sales on Lake Voorhies in 2010 (at least none reported to the ...

Lake Orion MI- Unit Sales, Sale Price and Dollar Volume Are ALL Up! 2011 was a pretty good year and I see no reason that 2012 won't match or exceed last year's sales in Lake Orion MI. Unit sales in 2011 were up 8%, the average sales price was up 7% and the total dollar volume was up a whopping 14%. The amount of distressed sales are down from last year. In 2011 bank owned or foreclosure sales made up 34% of the total sales in Lake Orion MI and short sales made up 17% of the total sales. As opposed to 2010 when foreclosures were 38% and short sales were 20% of the total sales. The average sales price on the bank owned homes dropped just under 10% from 2010 and bank owned homes sold within 3% of asking price in 2011. Cash sales made up over 23% of total sales in Lake Orion in 2011. 2011 s...

Orion Oaks County Park Offers Something for Almost Everybody Orion Oaks County Parkcovers more than 916 acres in Lake Orion Michigan with entrances off Clarkston Rd, Baldwin Rd and Joslyn Rd. Orion Oaks boasts 10 miles of trails for hiking and mountain biking, 90 acre Lake Sixteen for fishing or boating (non-motorized boats), bow hunting, and a 24 acre area designated "bark park."   Lake Sixteen is just off Joslyn Rd south of Clarkston Rd and boasts and award winning, wheel chair accessible fishing dock and 120 foot boardwalk linking two trail systems. Since Lake Sixteen was stocked with Northern Pike and Largemouth Bass in the early 80's, hopefully the fishing is better than when I was a kid growing up during the 70's. 24 acres of Orion Oaks County Park is fenced and is a designated do...

Writing an Offer on a Lake Orion Michigan Home Unless you're a cash buyer, our standard purchase agreement contains a financing contingency. Even if you are pre-qualified you need this contingency to protect yourself. If your financial situation changes after writing the offer (such as job loss) you need the protectionof the financing contingency. It also protects you if the house has problems with mortgaging, such as appraising too low, clouded title, etc. When it comes to rural properties, the property can present many issues when it comes to obtaining the mortgage. I won't get into those specifics here, but the bottom line- a standard contingency in the offer to purchase is financing. Once the seller accepts your offer, their house is off the market while you fulfill the contingencie...

Am I Overpaying? Is the listing overpriced? What is the house worth? All questions, or variations of questions, most buyers ask when buying a house in Lake Orion, MI. They are valid questions with not easy or pat answer. The value of the home depends on your point of view. Webster defines "value" as "a fair return or equivalent in goods, services, or money for something exchanged" or "the monetary worth of something." Out of everything that is currently on the market: Is it the best house for you, with an asking price you would be comfortable paying? If you were assured the asking price is fair, would you feel like you were settling with this particular house? If the house is everything you were hoping for in your price range, then you're not overpaying. Websters defines "market value" ...

Lake Orion Michigan Foreclosure Listings Are NOT Available For Sale BEFORE Hitting The MLS I am asked multiple times a week if I can let someone know about Lake Orion MI foreclosure listings before they hit the market. When I say "there is no way" I am then often asked about RealtyTrac. RealtyTrac reports foreclosure notices. Many houses that are served a notice of foreclosure do not go into foreclosure. In fact, it appears that actual foreclosure listings here in Lake Orion MI are on the decline and many distressed Lake Orion home owners are going the short sale route. We have a couple of foreclosure agents in my office and I'm friendly with other foreclosure agents who work in Lake Orion Michigan and have been assured that the vast majority of foreclosure listings DO get sold through ...

Making an Offer on a Lake Orion Michigan Short Sale Listing? The Asking Price Means Nothing! First a quick run down about how the short sale process works. Owner lists a house with a real estate agent. The owner owes more on the house than he can sell it for and is either unable or unwilling to bring the short fall to the closing, so it is listed subject to short sale approval. The banks do not pre-approve houses for short sale and the banks do not set the asking price. The point is, the seller and his agent set a price to ask for sale and it has nothing to do with what the bank (or banks) will take for a pay off. I know how I price a short sale listing, but every agent is going to have their own ideas of what works best. Some agents appear to have no rhyme or reason behind their pricin...

I want to start out by stating this post IS NOT for the potential Lake Orion short sale seller. Short sales, and what I like to call a normal sale, are 2 completely different animals. Most Clarkston MI short sale sellers NEED to sell and are upside down on their mortgage. The regular seller may or may not NEED to sell but either way, they either have equity or have the money to make up the difference if they are upside down on their mortgage. But this post is for the "regular" or "normal" Lake Orion home owner who has at least been toying with the idea of selling for whatever reason. If you have been thinking of upgrading you may be able to buy that house you couldn't afford back in 2003 or 2004. You may be able to purchase that home you dreamed about back then for the same or less than...

Things to consider before moving into Lake Orion MI. Moving has been ranked among some of the most stressful events in a person's life. Despite the high levels of anxiety it can create, about 15% of Americans move each year. If you're considering moving this year, it pays to do your research and be aware of a few tips before beginning the process. Narrow down your target area. Choose your desired area before you begin looking for homes in Lake Orion. Get a pre-approval from a lender. A pre-approval will give you an estimate of what you can afford in a home and what a bank will lend you for a mortgage. Figure out your price range. Once you have your pre-approval you can set your price range. Decide on a house style. Some buyers prefer ranches, cape cods or condos because of their all-inc...
