The inventory of available Howell homes is at a low for the year at 198 units.  Even though we had 18 new listings in the last 7 days, 20 were sold in the same period, and when you count in expired listings and those pended (taken off market pending the sale), we're at a net loss. For the 20 sold properties, the average days on market was 45 - a quick time period.  But the median time on market was a blistering 18 days!  Buyers - don't hesitate when you find something you like,  I want to throw in a pitch for LOCAL, full-time agents, too.  We know the little nuances of our market in ways that you can't decipher from looking at multilist statistics.  Plus, we can react faster and get you into a home quicker than an out of area agent.   The average and median sales prices were very close,...

It's Monday, February 1, 2016, so you know what that means.  Market update time!  This week’s Howell real estate market update shows 249 units of inventory (detached single family homes and condos).  There were 24 new listings in the last 7 days, more than we’ve seen since before Thanksgiving.  Sellers – there is great buyer activity out there. This week's report shows 265 units available through the MLS. Lower than typical, but not unexpected at this time of year.  In the last 7 days there were 8 new listings on the market and 15 sold - a little more than I expected.  I think there was a lot of push to get sales in for the 2015 tax season!The 15 sales averaged $194,448 each, or $109/sq ft - right on target for Howell.  Note that lakefront homes, new construction and homes on larger parcels will command a premium from this figure.The MLS shows 11 rental units (homes and condos), but Howell has a lot of apartments that are not reflected in this number. Current inventory of detached single family residences (SFRs) and condos has stayed pretty constant since 12/15, hanging around 278 units.  In the last 7 days, 8 units have sold at an average price of $197,375 or $115/sq ft and 12 new listings have hit the market.New construction, lakefront homes and homes on larger acreage parcels will cost more, by the way.There are currently 12 rental units in the MLS, but remember that apartment complexes don't use the MLS, and many property management companies and investor/landlords do their own marketing, too.  There are plenty of rental properties available, but we've been seeing rental prices rise about 4% over the last year.  Apartments are definitely more competitive than SFRs/condos.You can watch the video here. Yes, things do slow down a bit the week before Christmas, but there are homes listed and sold every business day of the year.  This is 'crunch time' for buyers wanting to get the 2015 purchase completed.Detached homes (single family residences or SFRs) and condo inventory is at 274 units, a bit lower than normal.  There were 15 new listings in the last 7 days, less than half of what we'd normally see.There have been 9 solds in the last 7 days, at an average sale price of $198,450 or $139/sq ft.  The price per sq ft is a bit higher than what we usually see.  You can expect to spend $100-$125/sq ft in the Howell market.  New construction, lakefront and properties with acreage will be higher of course.There are only 11 lease properties available right now, but this does not include apartme...

I've been doing weekly updates for the Howell Michigan real estate market for the last month. Here's this last week's activity recap. Inventory is at 309 homes and condos, down slightly from last week.  We've had 6 new listings in the last 7 days and those listings average out to $198,966 each, or $95/sq ft.  That's a lower number than I usually see.  Most resale properties in Howell average between $100-$122/sq ft. New construction would be a bit more expensive, of course. There are currently 21 rental properties on the market, too.  The majority fall into the $1000-$1600/mo range and you can expect at least a 6 month lease requirement, with some wanting a 12 month commitment.  Please note that this does not include apartments, which typically do their own marketing and management, and...

Back in August I did a short market report on the Lakeshore Pointe community in Howell.  This is a great community of about 248 homes in a fantastic location.   There are some lakefront homes, most are not, but all have lake access. The community has resident-only waterfront parks, picnic areas, walking trails and two marinas on all sport Thompson Lake.  There is no through traffic and the occasional speed bump on the private roads keeps things quiet. The Homeowner's Association (HOA) does have architectural/aesthetic, vehicle storage, and landscaping guidelines and is professionally managed by a local property management company. Real estate is local.  That being said, there are things that happen nationally to affect all markets.  One of them is interest rates.USA Today ran an article today that quoted San Franciso Federal Reserve President John Williams as saying there is a “very strong case” (their quotes) for rates to rise next month – if the economy continues to improve.Earlier this year I had the occasion to hear, in person, the National Association of Realtors Chief Economist Lawrence Yun.  He went through a ton of stats and indicators that graphically showed how much the economy has improved.  But, he said, it seems that people just “don’t feel it.”  That was holding back home sales.  Question – do you feel it? I’ve kept that in mind and I ask that of people I meet occasionally.  Not a lot are feeling it...
