Flint MI is one of the most established foreclosure markets in the United States! How is that for a badge of distinction. To put it into perspective the top five brokerages in town all generate over 60% of their business from foreclosures. There have been 2555 sales in Flint/Genesee County this year here is sample of the 1400 forclosures that have sold there. I am going to try to keep this post simple and basic.  Each state and lender may have different laws and rules.  I am consistently about people losing their homes because they are not seeking advice from a Realtor® or the lender.   1st, call the lender for arrangements.  Ask for a temporary arrangement, if permanent will not be granted. Options:  Deed in Lieu, the lender takes the deed with out foreclosure process; this could save the homeowners credit.                              Foreclosure:  the process of a bank reposing a home.              Stages:  1.  homeowner is late on payments •2.      3-4 months later, bank sends account to attorney to start the foreclosure •3.      ask the bank "Deed for Cash" homeowner gives deed, bank may give homeowner moving money •4.      homeowner re...

   I have received a lot of emails regarding my hometown, so as they say back home I thought I would "lay down some knowledge, Flintstyle!"   The market in Michigan is brutal, practicing real estate and making a living in Flint is not for the weak, do the math: in Genesee County MI (Flint and suburbs) 260 homes sold last month, average sales price less than $80,000! 35% of all the homes sold were Foreclosures, of those probably 80% had no plumbing! On December 18, 2007 The Flint Journal and the Flint Area Association of Realtors®, FAAR Publishing, Inc introduced"REALTOR REVIEW" is a joint effort.  The economy dictated this joint venture.  In the Genesee County Area the Flint Area Assocaiton of Realtors produce "This Week In Real Estate" and The Flint Journal produced the "Homes for Sale" guide.  The real estate agents had to purchase ads in both places to please the sellers and get the word out to the purchasers.  We hope this joint effort relieves the agents of financial distress while assisting the purchasers and sellers by having the homes inventory in one place.We understand print advertising is decreasing do to the internet.  "REALTOR REVIEW" will assist agents and sellers during this transition.

I had to lay off 6 people Friday.  The Flint Area Association of Realtors® publishing "This Week in Real Estate", a newsprint homes for sale guide, was put to sleep for awhile.  I don't know at this point if it is for good or not.  We are not closing the corporation, just not producing the homes for sale guide. "This Week in Real Estate" (TWIRE) was created to be a member benefit.  The paper assisted the Flint Area Association of Realtors® to keep advertising cost down.  When real estate was booming, we were concerned the local paper, Flint Journal, would start gouging the members for print advertising.  The Flint Journal printed a bi-weekly "Homes for Sale" magazine and (TWIRE) printed weekly.  Our members saw the weekly print a benefit for open house exposure and seller advantage.When...

I am imagining a loan servicing company and backing investor saying to the homeowners: "I know your ARM is getting ready to adjust.  We understand we probably shouldn't have done this loan to begin with or we understand the economy is tough let's make a difference.  We won't adjust your ARM.  We will keep the rate locked at the current percent as long as you make the payments.  We are in this together, lets get out of this together."If one company did this, would others follow.   What would the market do?  How many people would be grateful and use that company again.  How many real estate agents would refer business to that company?  Just thinking, wishing and dreaming....

Wow, the listing total in the Flint Area Association of Realtors (FAAR) has reached a record high, 8192 listing.  This does not include homes for sale by unrepresented sellers, nor does this figure represent homes listed by out of area real estate agents.Actual closed sales are are close to last year.  FAAR is down about 66 closing, this year to date FAAR agents closed 2804 last year, 2870.  2001 was acutally a tougher year for real estate agents, just less noticed.  2001 had 2551 total closings.  We sure wasn't paniced then.  The years between average about 3000-3200 closings per year.I don't have to tell you the prices of homes have dropped dramatically because of the price investors are purchasing foreclosed homes at.  Some are angry at the investors and some home buyers getting thes...

Another scare in the Flint, MI area.  Just what we don't need.  This scare and possible job loss will effect about 500 more people in the Flint area.  In Sunday's paper, The Flint Journal, this information was released.  Of course GM will not confirm.  The proposed sale would be to a company called "International".  The assembly would be moved to a mid-west state.  What I wonder, does any part of GM own "International".  Just a question I have.
