Hello Gang, Just wanted to right a little BLOG about our MSU Spartans!!!!  I am excited that football season is upon us and I am looking forward to the first home game this weekend against Eastern Michigan.  I did not grow up in the Greater Lansing Area, but I have lived here since June of 2005.  I have to say that I love it in this area, I live in Laingsburg and the motto of the town is where the city and country meet.  I feel that describes all of Lansing as a whole.  I think it is a great place to live.  There is so much the Greater Lansing Area has to offer, from the Capitol to Sparrow Hospital to Michigan State University and much much more.   Anywho GO SPARTANS!!!!!!!! Money Magazine has published their annual list of the 100 Best Places to Live in the United States.  I was bummed to see that none of the towns in my market area made the 2007 list. East Lansing did make some of the other lists...East Lansing is the 7th singlest city in America.  67.1% of the people in East Lansing are swinging singles.  East Lansing is also on the young side.  In fact, East Lansing is number 20 on list of youngest cities with a median age of 23.05. I guess this is good news for all the singles hitting the speed dating scene.

The City of East Lansing and MSUFCU have teamed up with a new website, Home in East Lansing. The site divides the city into four areas and gives information about housing options specific to each neighborhood in the city.  There is also information about the community and the city's HOAP program. It's a nice tool for people considering a move to East Lansing.

A recent article in the RealEstateJournal  suggests that college towns are some of the best places to make real estate investments.  East Lansing, home of MSU, definitely fits the profile.  Restrictions on rental licences make it difficult to find a great inventment property in EL, but they're still out there.    Related Posts:EL 1st Quarter News Not that Bad

It seems like I talk to young buyers everyday who would love to live in East Lansing but think they can't afford a home in the college town.  For some of those buyers there is hope, or should I say HOAP. The Homeownership Opportunity Assistance Program (HOAP) is non-profit, 501(c)(3) organization funded by the city of East Lansing's Community Development Block Grant Program.  HOAP provides downpayment assistance up to $25,000 in a no interest loan, half of which may be forgiven in time.  HOAP is available to low and moderate-income people who want to buy a home in East Lansing. Homes purchased under the program may not be rented, must remain owner-occupied, and must meet city code requirements. Maximum income to be eligible is $50,900 for a family of four. East Lansing residential real estate sales for the first quarter of 2007 are only down slightly from 2006.  Unit sales of single family homes and condos in the East Lansing School District decreased from 59 units in the first quarter of 2006 to 52 unit sales in the same period of 2007.  Sales by dollar volume decreased to $10592,700 in 2007 compared to $10,829,330 in 2006.  These minor declines are actually good news for East Lansing.  Many other communities in Greater Lansing are showing much higher declines in the first quarter of 2007.
