SentriLock, an electronic lockbox provider owned in part by the National Association of Realtors and hopefully is the choice of HUD.              As we all know HUD is making electronic lockboxes mandatory.  As I understand, MCB was awarded the nationwide Mortgagee Compliance Manager (MCM) contract from the U.S. Department of Housing and Urban Development.   This should make MCB responsible for the expense of the lockboxes (they will get reimbursed from HUD), a major concern and relief for the HUD listing brokers. An interesting story... My current client had spoke with a few real estate agents in our area.  All the real estate agents told the homeowner he needs an appraiser to price the home for listing because of the declining market.  The homeowner had 2 appraisals that came in about $30,000 less than we expected... I now have a client for life.        I let the homeowner talk for about a 1/2 hour or 45 minutes.  I realized this person knew he had an an energy efficient / green home and didn't know how to word it. We toured the "WOW" home.  At the end of the tour we sat down to talk.  He asked me what I thought about the appraisals he received.  I explained, "the appraisals that you have are useless."  He looked at me with a huge question mark. The National Association of Realtors needs Realtor® and consumer assistance.  We are asked to contact our members of Congress to co-sponsor HR 3044, a bill that would impose an 18 month moratorium on the code.  We need to temporarily stop the mandatory use of the appraisal management companies.             As the housing market may be on a slow recovery, the new Home Valuation Code of Conduct (HVCC) is causing havoc in the market place by placing undue financial cost on the home purchaser and other issues with the appraisers.             As we all know, appraisers are taking a beating over the housing markets past increased values.  Due to new regulations, in most cases for an appraiser to be assigned to a job for a Fannie Mae or Freddie Mac loan, they must belong to an appraisal manage... 08/28/2009

            I received yet another home inspection report that is the bad, the ugly and the negative.             Why can't the inspections include positive features?  I asked yet another inspector that question again today, "Liability".  Please...             In this world of doubt and negativity would it really be so bad to list some good traits and features of a home on the inspection report.  Liability?  In my state, Michigan, Home Inspectors are not licensed by the state.  At the end of the inspection they buyer signs a waiver and hold harmless.  Liability?              I was also told the inspection is supposed to only point out defects.  UGH...   I was told I am the only agent ever unhappy with this person's inspection.  I'm not unhappy, I would just like to see positive remarks ... 08/06/2009

Micrsoft Office Live Workspace with Shared View has proven to me to be an awesome "free" program.  I needed assistance with some paper work I was filling out.  It was so nice to invite other people to view the document as was typing as giving their input and advice. I also use this space to store and share documents that I may need to assess while I'm out of the office.  The program stores and allows you to edit stored documents.  I can share the docs from that space instead of sending attachments through email. I really like being able to upload multiple documents at once!  I have tried other programs and that is the slowest part.  With Micrsoft Office Live Workspace I will no longer pay for Relay Transaction Management system.
