Livonia MI - flat terrain.  Some wooded lots and some areas backing to creeks. Canton MI - flat terrain.  Used to be farm land. It was 70 today in Metro Detroit.  The phones have slowed like normal after the spring and summer real estate season.  Homes sales slow in September, October, and November in Metro Detroit.  Homes are still selling but just at lower prices.  If you plan on selling your home in the winter months get it ready to sell. Does your Plymouth home have curb appeal? Do your rooms appear spacious? Does your Novi home need cleaning? Do you have too many knic-knacs out? Does your Metro Detroit home appear cluttered? Does your Farmington Hills home have wild colors or a unusual decorating style? Does your Canton homehave junk all over the fridgerator?  Does your Livonia home have pet smells, or filled with cigarette smoke smells? Does your Michigan home need painting? If you want your Metro Detroit ...

They are prepared financially and emotionally for buying a home. Women usually have a steady pattern of saving money. Women like to be near family, friends, people, shops and restaurants. Women prefer not  to have a long commute to work. Women Most often, will buy condominiums. Women look for homes/condos which are low maintenance. Women do not look for handy-man specials. So you have a dream of buying your own Michigan home and you want to start as soon as possible.  One of the first things you should do is to figure out what you can afford for a house payment. Many home buyers across the nation failed this 1st tip over the last few years.  Many Michigan home buyers are in foreclosure because they over bought.  They are losing their homes they just bought a few years ago.  They have a house payment they can't afford.  Some of them were talked into a bigger house by a real estate agent, family member, or friends.  Some let a mortgage loan officer tell them what they could afford.  Some succumbed to peer pressure of buying the big Michigan home.  Now they are in foreclosure.  They couldn't afford the house, the taxes, or the upkeep of the house. So take th...

When buying or selling a Michigan home here are items you need to check on.  If you are selling your Michigan home sometimes changing counter tops can make a difference whether your home sells quicker or it sits on the market.  Also when making changes to rooms you have to be careful that you don't make the home over improved or unusual floor plan. 1. Unusual Easements, association rules, or RestrictionsIf unusual easements or restrictions were not disclosed up front, you may not be aware of them until you see the survey and title work. You should always ask for association bylaws.  If you discover these, I suggest that you take a step back, and consider whether you will accept an unusual easement or restriction on your use of the property. Some examples: neighbors may cross the propert...

When you want to put your Michigan home for sale you may find out that you owe more than it can be sold for.  You may be going through a divorce or have lost your job.  You can't afford the home or need to downsize.  But what can you do?  Do you put your Michigan home up for sale or do you just let it go into foreclosure?  You may want to contact your bank.  A short sale is where the bank accepts less than what you owe on the mortgage.  For example you may owe $270,000 on your 2200 square foot Livonia home.   Many 2200 square foot Livonia homes are selling in the $215,000 to the $225,000 range.  So the bank would have to either accept less money  than what you owe or take the chance of getting back as a foreclosure. Unfortunately the issues with a short sale is that many banks don't hav...

Are you getting Your Finances In Order?A crucial step in starting your search for a new Michigan home is having a clear idea of your financial situation. By getting a handle on your income, expenses and debts, you'll have a much better idea of what you can afford and how much you'll need to borrow.  You will want to sit down and go over your financial situation with a Michigan mortgage person.   By bringing all these documents and getting pre-approved for a loan you can eliminate some of the surprises that may occur. For Michigan lenders to verify this information, though, they're going to need to look at your financial records. Michigan real estateThe pros of buying a Michigan Condo 1.)  Don't have to worry about hiring contractors to take care of outside maintenance or building problems.  You never have to worry about taking care of the grass, or the snow.  You never have to take care of the roof issues or the road.  The condo association and it's board make the decisions, hire the contractors, follow up on the work.2.)  The cost of insurance is cheaper because you are just insuring the contents of the condo.  Your personal belongings.  The condo building is insured by the association through a group policy.  ( You pay for the insurance through your association dues)  The association insurance payment most like is cheaper because it is a group rate.  And you will never get cancelled yourself from the group.  ...

What can I tell you about Canton, MI.  I wasn't there from the start but I worked for my uncle who started a Nursery out there in 1980.  He was on Ford Rd close to I-275.  There were not a ton of subdivisions out there yet but they were building fast.  I used to hunt pheasants at Canton Center and Ford Rd.  How 28 years has changed Canton, Michigan.Ford Rd is the Main drag through Canton.  Many of the Big Box stores are there.  Home Depot, Lowes, Meijers, IKEA, Target.  Lots of small stores such carpet stores, phone stores, etc....  Lots of restaurants from McDonald's, White Castle, Chucky Cheese, to Mexican Fiesta.  You can get about everything down Ford Rd.  But the traffic is slow and congested sometimes their.  Their are more shopping centers that are popping up on Michigan Ave whic...
