Staycations, locals lucky enough to live in Maine can mini vacation round the clock. It's like tasty morsel snacks of the state called Vacationland.Maine is less people, more wide open unspoiled spaces. Even the pandemic can not wreck plans to hike a mountain trail or fish a Maine lake. Rural, well spaced and sparse population are the perfect combination to keep everyone safe up here in Maine. You have the area pretty much all to yourself. Winter just makes Maine even less people to eat into the leisure time enjoyment. Some of the coastal second, third and more homes along the coast of Maine have boarded up windows. To protect against the northeast gale force winds if they decide to pay a visit.Off season, the shoulder before and after time periods to vacation in Maine. Those give you th...

It is a strong buyers market....If sellers want to or need to sell in this market it is important to know their bottom number, because that is where the buyers are going to come in with...Many sellers need to realize that there are buyers out there that still owe much on these properties and the buyer should have his/her agent do their homework and see what kind of mortgage is on the property before giving an offer....It doesn't do a buyer justice to come in with an offer less than what is owed on the property ...after all you want to make sure that you have a clear Title before closing... ZIP Code: 04090Location Characteristics: Wells is centrally located between Ogunquit and Kennebunkport Maine. It's the perfect location for a family vacation and experiencing all that Southern coast o...

Whenever I listen to the news, the radio, etc., I am always slightly amused.  Have you ever noticed the way they present the current status of the housing market?  Bad with a slight touch of optimism.  The reality is that none of us want to be the one to spell it out or look at the landscape and see some bleak realities.  The truth is, is might still get worse before it can get better. This year, we will see many different pieces of a complex puzzle surface.  The experts agree that we haven't seen the bottom of the foreclosures.  Add to that the expiring homebuyer tax credit.  this had provided our economy with a nice boost and feeling of optimism, but it is slated to end April 30th.  The final piece is the threat of inflation and possible interest rate hikes.  When combined into one "p...

June 2008 and buyers are still holding out........prices have come down and interest rates are still doing well...but buyers know that it is a buyers market and are expecting to benefit from it....Where many properties were selling 3 years ago 15% above assessed value...today properties are selling either at or just under the assessed value....Many buyers are hoping to come into the Maine market and get a lot for their money....but the truth is that many sellers have already marked prices as low as they possibly can....Many sellers today are having to go to closing with some cash in order to clear title...Buyers may want to understand the market that they are shopping in first of all.....for example Biddeford is a little different from Ogunquit....and the prices will dictate that....It ...

Market Conditions for Wells, MaineReported by Bruce Edgerly, REALTORUpdated October 23, 2007. Current Market Rating: 112345Buyer'sSeller'sCurrent Price Trend: 212345FallingRisingThough the market has gotten weaker in some areas...properties closest to the ocean are still moving...Summer of 2007 even exceeded that of 2006...Buyers are still looking and know that this is the time to be buying before the market bounces back to the sellers court. It is now fall 2007 and calls are still coming in which leads me to believe that 2008 should be even better. Though the market has dropped drastically in other states, Maine is holding its own and sales have increased since 2006. This is a very good sign for Southern Maine Real Estate. It appears that buyers are trying to lock in to their second ho...

Sometimes I think we forget just how incredibly beautiful our little part of the world is.  Have you ever seen the full moon rising over the ocean? Seen the incredible moon beam reflecting over the water? Recently we drove up to Wells Maine to meet up with our friends Bill and Nada Marth. They were on their way home from Bar Harbor Maine and decided on an overnight in Wells. We had an early dinner at Billy’s Chowder House, a favorite of theirs and while we knew it was a full moon we never expected to see what we saw. Timing is everything… when we finished dinner we noticed the moon rising over by the beach. Jay immediately took out his camera. It was AWESOME to see so we took a quick ride down to the beach. It was so majestic it took my breath away and I almost started crying from the b...
