Through the month of October housing inventory in Portland Maine dropped. During the previous month there were 394 homes for sale, and 49 sold. In October only 377 homes were available, 58 sales. Sales are both up monthly, and are up 71% compared to the October 2010 levels. With a median price of 220K, Portland Maine markets have seen slow but steady appreciation of home values. The residential real estate market for Portland ME houses saw 115 transactions during the 3rd quarter of 2011, compared to the 95 sales for the 3rd quarter of 2010. This represents a sales increase of 21% - about the same as the greater Portland area as a whole with a 20% gain in transaction volume. The median sales price was up 3% compared with last year at this time, with a median price of 222K. With list to sales ratio coming in around 97% and stable pricing, a condo will sell in Portland priced at fair market value. The median sales price was up 1% compared with last year at this time, with a median price of 200K. Through the greater Portland area volume has been up compared to last year at this time. As the markets continue to chug along here in Maine.. residential real estate in Portland Maine posted some average results for the 1st quarter of 2011 as a total of 102 homes and condos sold compared with 136 a year prior and thus representing a volume drop of 25%. Despite the slackening demand.. perhaps largely attributed to the harsh and snowy winter we endured.. median prices statistically jumped 8% from 206K in 2010 to 222K this previous quarter. Going forward I suspect we shall see some very strong figures as April has been extremely busy and it seems this will continue for the foreseeable future! The following are first quarter numbers for the Portland Condo housing market. The number of current condo's on the market are down by 28.6% to 402 properties. The number of sales are down by 18.9% to 43 sales. The median sales price has risen by 13% to $218,666. The absorption rate has fallen by 7.6% to 48 months of available inventory. Analysis: positive increase in values despite large decreases in available inventory and decrease in sales volume. Greater Portland Maine real estate market reports by town.

The following are first quarter numbers for the Portland single family housing market. The number of current homes on the market are down by 8.35% to 614 homes. The number of sales are down by 33% to 58 sales. The median sales price has risen by 7.29% to $220,916. The absorption rate has risen by 37% to 55 months of available inventory. Analysis:  sluggish winter market indicating a slow start to the year, values holding despite decreased sales volume.

The West End, Portland Maine Real Estate market continues to remain a strong and healthly place to buy and sell homes in.   Characterized by wonderful brick building and tons of historical charm...one can still find a studio or 1 bedroom condo in the 150K range whilst a 5 bedroom, 3000 sq foot home can be purchased for 500K plus.  Currently there are approximately 23 condos for sale and about 21 single family homes on the market listed at median price points of 171K and 499K respectively.  To date in 20111 a total of 11 homes and condos on the West End have sold at a median combined price point of 280K and a list to sales ration of 95%. Greetings from the great and frigid state of Maine!  For the month ending January 2011.. the housing market in Portland saw a total of 35 residential real estate transactions transpire which all things considered was pretty good given it snowed approximately 25% of the time! What market segments continue to be the best?  Definitely real estate in the East End as well as downtown Portland Maine condos.  It seems baby boomers want accessibility coupled with intown living.. go figure :) Median prices continue to stabilize and as Portland continues to make national headlines as a great place to live and a great place to invest... watch for continued improving overall marketplace conditions.
