Nestled on the Kennebec River and offering some of the best housing prices in the region, Bath, Maine is the quintessential New England community. From turn of the century greek revivals to private waterfront retreats there is something for everyboby in this warm and welcoming community.     The real estate market in Bath looks although it has dropped in the last year. The number of residential properties sold decreased by 2 in this time. The average sold price dropped by 13%, although, this doesn't necessarily mean a drop in the market price because there could be a bias from the small sample size of just 29 houses sold.

For the month ending May 2011 Bath Maine saw 9 homes sell at a median sales price of 175K representing a yearly volume decrease of 36% but a pricing increase of 26%. Like most of the lower mid coastal housing market.. prices have continued to stabilize, but volume has remained down..partly due to the expiration of the housing tax credit of last year artificially increasing results a year prior. The current inventory of homes on the market in Bath is up to around 100.. a fairly average number for this time of year.  For the 1st quarter ending March 31st 2011, the residential Bath Maine real estate markets saw 16 home and condo sales transpire at a median sales price of 155K compared with 16 selling at a median sales price of 117K in 2010 and thus statistically showing a 32% pricing increase, but given the small sample size the statistical figure is skewed as overall the housing market remains stable.. with minor price change. As spring has arrived.. the Bath housing market has also seen an uptick in activity as of late though!  For the month ending February 2011 the Bath housing housing market saw 8 single family homes and condos sell at a combined median price point of 158K with each home sitting on the market for a median days on market of201. This represents a 60% increase year over year and a 167% increase in month over month transaction volume whilst median prices were up 41% year over year. Given the smaller sample sizes these numbers are a bit skewed as overall the market remains stable. This report was compiled by John Herrigel with the Herrigel group, a local Maine real estate broker with Green Tree Realty. The residential real estate markets of Bath Maine saw 3 transactions take place at a median sold price of 176K after sitting on the market for 28 days in January 2011 . Given this extremely small sample size the only real trend one can discern is that housing activity in this mid coastal maine market is extremely slow! Thanks for reading about Bath Maine home sales. Musicians Wanted - Move to Bath and Play in the Band! I read in our local newspaper, The Times Record, the other day that the Bath Municipal Band is looking for some new folks to play along!  They are recruiting musicians! The Municipal Band is one of the really cool, throw-back to yester-year, kind of things about the City of Bath that I really love.  Picture a warm, summer evening in Library Park.  Young families, couples of all ages and singles (usually with a dog or two) are spread across the lawn, under to stately trees, on blankets or sitting in "bag" chairs; many enjoy a picnic supper and children have room to run, romp, dance anad enjoy the music.  The band, in their red vests and straw boaters, is set up in the gazebo and strains of show tunes or patriotic songs waft through th...

WORKING WITH OUT-OF-TOWN BUYERS I've been working with a couple from New Jersey since last summer to purchase a home in Maine.  Just yesterday, I was on the phone with another woman who wants to relocate her young family from Florida and I was emailing a couple who wants to move from Vermont.  I really enjoy working with out-of-town buyers. Each year, I work with at least a couple buyers "from away."  Last year, I had a first-time buyer relocate from Vermont for a job, and another couple move back to Maine from Tennessee (after being away for 20 or so years) for their retirement.  I had another gentleman from Texas buy a second home here to be near to children and grandchildren.  A diverse group to be sure! While I do enjoy working with out-of-town buyers, they do have different needs a...

IF WE CAN SHOW IT . . . WE CAN SELL IT! I was on facebook this morning and there were a number of postings from my real estate agent friends indicating that they have been quite busy in the first couple weeks of January.  A number of commenters asked if people really buy homes in Maine when the real estate signs are buried in snowbanks.  The answer is, "If we can show it . . . we can sell it!" I showed homes yesterday - it was 0 degrees when I woke up (I think it got up to 17) but we haven't had a snowfall since last week, so driveways are plowed, roofs are raked, sidewalks are mostly cleared and we are good to go.  If we can get inside to look, buyers will look and they will buy. I haven't had it happen yet this year, but last January, I was showing a number of foreclosure properties t...

Sad State of Affairs  – Foreclosures Expected to Rise in 2011 It was reported last week that there were over 1 million foreclosures in the United States last year, and record numbers expected for 2011. Over 5 million borrowers are at least 2 months behind on their mortgage payments.   This number is expected to grow as folks struggle with job losses and mortgage balances that are greater than the market value of their homes. One of the loan officers from our local Androscoggin Bank visited our office last Friday and they are anticipating the next round of ARM resets in late spring/early summer to create even more headaches for those borrowers.  Just before Christmas, I noticed a public notice in the newspaper - - an acquaintance’s home was going up for auction.  I was surprised – as f...

Looking out my back door in Bath, Maine on this morning after the blizzard (technically, it was reported that only Augusta and Waterville had true blizzard conditions), this is my view of the world after a 15" snowfall Every day I walk out that gate and adventures are waiting - adventures with my family, co-workers, neighbors, people I haven't met yet - - who knows what's going to happen and what fun (or not fun) I'm going to have?  It's amazing what you find when you just open your gate! No, Distressed Property Owner, I'm not trying to steal a listing, but I just spoke with Your Listing Agent.  You see, I represent a Buyer who is under contract on a short sale; the deadline to obtain Short Sale Consent from Seller's lender is looming and it isn't looking good.  Buyer wants to look at other properties but isn't really interested in other short sales where the same bank holds the mortgage.  Normally, I would insert my rant about that bank here, but this is a different subject. Here's what happened:  My Buyer found 4 properties to look at - one of them was your house.  None of them have MLS notes as to short sales, but a quick look reveals that 3 of them were purchased by the current owner at or above the listed price - I send a quick email to each listing agent - "is 123 ...

Home Owners Have Greater Net Worth Federal Reserve Board statistics tell use there is a significant difference in average net worth between Home Owners and Renters - - Home Owners have greater net worth than Renters.   How can that be, aren't home owners saddled with huge debt that is putting them into foreclosure and bankruptcy?  Yes, many are, but that would be caused by a global economic melt-down and wide-spread job losses rather than one person's decision to buy, or not buy a home.  What the "financial crisis" and recession did was to re-set home values at lower levels which creates opportunities for gains in the future. Why do Home Owners have greater net worth?  Leverage - - Buying something with a relatively small up-front investment.  Buying a home is a perfect illustration of ...

JANUARY - A Great Time To Sell Your House? I realize that in some parts of the country, it's no big deal to put your house on the market in January, but in Maine where we are usually in the deep freeze and snow banks can overtake lawn signs, why would you put your house on the market right now? The answer is quite simple: •       The holidays are over.  As you put away your holiday décor, it's very easy to leave the usual, everyday clutter packed away.  If you entertained at all, your house is probably in pretty good shape from a clean and neat perspective and it won't take that much more effort to get it ready to sell. •      Less competition.   Most Sellers think no one is looking right now and they don't want melting snow tracked through their home (it's better than spring mud, I thi...

Bath Maine is a wonderful mid coastal community nestled on the Kennebec River and about 35 minutes North of Portland. The real estate markets in Bath Maine offer a wide variety of wonderful older, well built homes to choose from including many with fantastic water views. The mid coastal housing market has continued to lag behind the greater Portland market over the past year or so, but it seems pricing stability has been found in Bath Maine. The median price for the 3 months ending September 30th 2010 clocked in at $145,000 compared with $135,000 in 2009 and $146,000 in 2008. Volume continues to remain way down however, off about 30% for the 3rd quarter 2010 compared with 2009 as only 16 homes sold in the 3 months. Wrapping Up a Busy Summer of Selling Real Estate in Mid-Coast Maine . . . Being Columbus Day, I am trying very hard not to work today - - yes, I have one thing I need to scan and email, but that will take only a few minutes . . . really!  My plan is to use today to clean up the aftermath of a busy summer real estate selling season in Mid-Coast Maine . . . I guess that IS work, oh well.  I have several under contracts to babysit and a few listings that will be coming off the market between now and Thanksgiving and it's time to clean up the aftermath.  That includes cleaning up the paperwork disaster in my office, organizing files, cleaning out my email folders, catching up on reading all those pages I dog-eared for later, and yes, getting back to posting on my blog.  I like to write, so ...

Bath Maine is truly a fantastic place to call home.  I lived there myself for 3 years, but being a 30something Bath proved a bit quiet and I headed back to the metropolis of Portland Maine at 75,000 people strong :) The Bath Maine real estate market currently has about 120 homes for sale with the lionshare under $200,000.  It never ceases to amaze me how many fantastic, large, well built homes exist in this community at prices well below Brunswick, its neighbor just 10 minutes down the road. Overall the housing market in Bath has remained slower than southern locales with no good reason given its vibrant community and superb access to local area beaches and recreation. Bath's South Side of town was traditionally the lower income, working class side of town, home to Bath Iron Works, whil...
