I am so looking forward to today. I will be attending the "Success Without Stress" Seminar being hosted by Johnny Loewy. Johnny is ranked as one of the top REALTORS in the country by the Wall Street Journal. He's going to show us how to plan a better real estate future, to actually change the way I look at real estate. I've attended training classes held by Johnny in the past and he's impactful, motivating, and totally hilarious to top it off. I wish all of you could come with me. If any real estate agents out there want to know more about Johnny and how he helps us in our career, just contact me. The kitchen isn't just for cooking. Today it's used as a gathering place for families, a central work area, and an open area to pursue craft projects or entertain. Susan Serra, a home designer in Huntington N.Y., who specializes in kitchens says,"particularly as homes are getting smaller, we're using the kitchen for much more than we have in the past. Home owners want a more versatile floor plan." Kitchens are also being designed in a less utilitarian way with larger windows, fewer cabinets, and softer lighting. What if your listing doesn't have these elements? There are simple things you can do to create that cozy, social feel that buyers are seeking. 1. Install a kitchen island: Just make sure that the style you choose is consistent with your existing decor in the kitchen and the size...

Termites cause an estimated $5 billion in property damage a year in the United States, according to the National Pest Management Foundation. Yet, many homeowners know very little about the danger that termites pose to their property. "You don't usually notice them until the damage is extensive. Termites may take up residence in a home for years-even decades- eating away at the structure from the inside out until the damage shows itself- hence the unsettling nickname "silent destroyers", says entomologist Ron Harrison, technical director for Orkin, Inc. So how can you protect your investment from these crawly insects? Harrison offers these preventative measures: * Keep moisture out. Use downspouts and gutters to divert water away from your home's foundation * Store mulch, firewood, and w...

Now that we have the first quarter statistics for the Stevensville, MD market, let's look at some of the revealing and not so revealing numbers. A total of 8 homes have sold in the Stevensville area.  It has taken anywhere between 4 - 6 months to sell.  The average price is a number that can be greatly skewed by the sale of a $1 million dollar home, so we'll leave that statistic alone.  The Average Sale Price as a percentage of Average List Price over the 3 month period ranges from 85% - 90%. It's called a contract sales price.  It does NOT take into account factors such as closing costs or closing help (if any). In other words, sellers should expect to get between 85% - 90% of their asking price.  The most compelling statistic in the Stevensville, MD market is the number of homes that...

Market Statistics for Stevensville, MD in March 2009: Number of Homes Sold - 2 Average Sold Price - $312,345 Median Sold Price - $312,345 Average Days on the Market - 164 Average Sale Price as a percentage of Average List Price - 88.63%. Source: Metropolitan Regional Information Systems, Inc (MRIS) I'm not a big fan of Average and Median Sold Price Numbers.  Many variables can skew the data.  A large sale ($1-$2 Million Dollars) can raise the average sold price but not be characteristic of what's going on throughout the entire market.  In March, 2 homes sold. One was in the $250,000 to $299,999 range and one was $350,000 to $399,999. We know that the market has significantly slowed down but it bears repeating with the help of numbers.  As you can see, it took an average of 164 days to ...

From the Desk of Michelle............. We've often heard it said that people deserve a second chance.  At Second Hand Rose, everything from books, to furniture, to clothing, to jewelry gets a second chance.  A consignment shop found on Kent Island, Second Hand Rose is owned and operated by Rose and her daughter Jessica. You will find a wide variety of goods at great prices and in great condition.  Second Hand Rose is not your typical consignment shop. It doesn't look like or gives the feel like your typical consignment shop.  Just take a look around and you see what I mean.  With Christmas just around the corner, no shopping trip could be complete without a stop at Second Hand Rose on Kent Island.

Perhaps, real estate brokers may want to take a look at auctions as a sideline service. I was reading how auctions are misunderstood and are beneficial in creating a competitive frenzy. Now, I might not know what the heck I am talking about, but someone is making some money. My take is, if we are supposed to be offering solutions to our clients, why not open up the possibility of auctions? According to the National Association of Auctioneers-The auction is a power tool to open doors -you have something that your competitor doesn't have. Since weare responsible for offering our sellers the best tools available...we should at least be telling them about all of the options. They deserve it. That means we could invite FSBO's, expired's, andwithdrawn's! Read more here: The Broker Auction Adva...

Homes for sale with "price reduced" signs are beginning to be a common sight in Maryland. When you talk to sellers, the frustration is mounting and it doesn't seem to be getting any better. You can blame it on the sub prime meltdown, the equity boom, the war in Iraq-how we have overstretched our military, the unemployment, the dependence on foreign oil, the outsourcing of manufacturing jobs to China and India, the injections of money into major US corporations from foreign nations or whatever, but it doesn't matter how we got here. We are here, and the lessons to learn are many and unfortunately they will be painful.I believe you and me, need to look this straight in the eye and deal with it. But first, lets talk about recession. Or are we heading into a recession? Definition of recessi...

I know this may sound totally stupid to write about, but it has been 40 days since we have had rain on Kent Island!!!!  Today, it has rained pretty much all day.  It has been quite a concern for many of us b/c we , the majority on Kent Island have wells.  Many new wells have been put in b/c of the water table being soooo low.  No one wants to be concerned about the extra expense of about $5000.00 going toward a new well.  Another concern here on Kent Island are the many farms here.  Their crops have been affected, which also reaches into our pockets.  Or they use the same aquifers that feed our wells to irrigate their crops so they keep the crops healthy.  The concern?  The aquifers are low, farmers take the water to irrigate, lowers the aquifers again, the wells may then be affected.  ...
