I am traveling constantly teaching and training agents on short sales, and the more an more I hear people say things like "I don't want to doa short sale" or "they take to long" or something negative about short sales along those lines. People say they take to much time and there is no money in them, well I'm here to tell you that's false!!! Year to date for 2009 I have closed 5 million in short sale transactions, that's over a six figure gross comission on JUST short sales, in the 150 I have done over the years I have never been turned down and everyone I have done has closed.  All real estate agents should be aware of a set of new Federal consumer protection rules which went into effect July 30th. Keeping clients up-to-date with the latest, best information is key to closing successful transactions, and keeping happy clients. Kenneth R. Harney wrote a really thorough article which lays out all of the rules.  Here are a few of what I find to be the most important parts: - The new guidelines "require lenders to give you initial disclosures of your mortgage costs within three business days of your loan application. If you don't get them, you can pull the plug." - Lenders are prohibited from collecting anything more than a reasonable fee for credit check until the borrower has been given loan cost disclosures. When two or more agents are together, invariably the discussion turns to how much more "work" it is to do what we do. Times have changed, and with those changes come the need to adjust our practices and procedures. Having lived through several cycles and learned from experience (both good and bad), I've figured out that there is an easier, better way to make these adjustments and survive, this time around. Every year Salisbury Md. welcomes Poodle breeders and fanciers from all over the world.  It is the Poodle Club of America's National Specialy Show.  It is something to see at least once in a lifetime.  There is pagentry galore.  Sod is brought in for the rings and there are live plants and flowers.  This is bigger than Westminster for Poodle people.  It used to be held in June, now it is held in APril so the dogs flying in can avoid the heat in the planes.  Every top Poodle show dog is there.  There re also a number of performance events including hunting, obedience and agility trials.  It is free and open to the public It is held at the Wicomico Civic Center and runs n entire week.  For more information go to www.PoodleClubofAmerica.org and click on National Specialty.  I hope to see ...

An exhibitor in her setup getting a Poodle ready for show. The Poodle Club of America National specialty show is coming up on the 11th of April in Salisbury Maryland.   This is the premier, eliite event for Poodles and I won't be there.  I'm bummed out!  I went last year for the 75th Anniversary show and had  ball.  I had reservations made at two hotels last year and now I have to cancel.  It seems that life got in the way.  I was sitting here thinking about it and all the friends and great Poodles I was looking forward to seeing.  This is a picture of the Purina booth at the show.  They are very gracious and provide attendees with breakfast and many freebies.  This is a dog being gated during the Stndard Poodle competition.
