My snow angel Tony was here earlier to plow me out. Not too long ago, it was grass cutting, mulching, gutter cleaning and leaf blowing.     At the beginning of the month, there was a WCR meeting and Tony Thomas was the speaker. One of his suggestions was to get in as many open houses as possible in the month of December.   Thinking back on that advice... two impromptu open houses, one on Wednesday and the other on Thursday and this is the last week of the year. Both were for one hour and both brought 3 sets of potential buyers. As the name impromptu implies, they were not planned. Each one had a scheduled showing so I popped the info in our MLS and was delighted with the turn out at this time of year. No, I did not sell either property in the past two days but exposing each to more people cannot hurt. This has been a wonderfully busy end of December with parties, celebrations and yes even real estate open houses. When another agent wants to see my listing, I create an impromptu OPEN HOUSE...just for one hour.  Thinking of selling but where are you going to move? Baltimore does NOT have a large selection of condos, accessible homes or 55 + housing.  When it is time to sell..there is a great deal of pressure on a seller who has lived in the same  home for 15, 20 or even 50 years.   It feels like a catch 22. Here is the dilemma.  When does a ONE hour impromptu open house go for almost FOUR hours?  It's when you take a well priced home and the first day it hits the market, you have a scheduled  showing. You take that showing and turn it into an open house. Put it in the MLS and announce  the open on the radio show.  The open is 4:30-5:30.   You don't leave because the hour is up...you wait until the showings are done.And that's how you wind up with an open house that is way longer than your planned one hour.I'd call that a success!But the real success is to see if there are contracts submitted.Stay tuned    07/08/2018

 When we are busy selling properties, the home inspection plays a big part.It is so important to let the seller know what to expect. With a smile, I say it is similar to a root canal and a colonoscopy at the same time. Here are a few things to help sellers get ready:First have the sellers leave the house!Let them know it could be a number of hours. It could be 1-2 or it could be 5-6 but let them know you will stay in touch.
