After you make your decision to buy a home in Crofton MD, I'd like to schedule a time to meet with you and discuss how we can make your plans come alive. We'll talk about neighborhoods, schools, economic factors liable to affect the market today and tomorrow, as well as how you would like your house and neighborhood to grow with you. At this time, I will also help you get pre-qualified for a mortgage loan. I can recommend an excellent loan officer or work with your current lender. Pre-qualification is a written statement from a loan officer indicating his or her opinion that you will be approved for a mortgage loan up to a certain amount. The fact that you are pre-qualified will help us when we are negotiating the deal and is required when we get to the point of writing an offer. Buying...

The Odenton, MD real estate market wasn't as robust as some of the surrounding areas last month. In July 2008, 35 homes sold in Odenton, while July 2009 showed 26 homes going to settlement. A reduction of -25%. These results are quite similar to the July 2008/July 2007 reduction. Days on the market for Odenton, MD homes for sale averaged 87 last month, a slight reduction from the 89 Days on the Market of July 2008. Medium and Average sale prices continue to slide reflecting homes being sold in the lower price ranges. Interestingly, no homes sold in Odenton, MD last month over $500,000, compared to 4 which sold in July of last year over the half a million dollar mark. The most robust Odenton, MD home sale price range continues to be below $350,000. This price range also reflects first ti...

As I mentioned yesterday in the first post of my series about Affordable Homes Near Fort Meade, you'll find lots of different options beyond the Fort Meade gates if you prefer to live off-post.  In fact, there are many desirable communities in five nearby counties:  Anne Arundel, Howard, Prince George's, Montgomery and Baltimore Counties. Two nearby communities in Odenton usually top the wish-list for military and civilian personnel relocating to Fort Meade and NSA, however, so we're looking at them first:  SEVEN OAKS (yesterday) and PINEY ORCHARD (below).  Chances are good you'll find your next home without looking any further!   For newer Affordable Homes Near Fort Meade and NSA check out PINEY ORCHARD, about 5-10 minutes east of the post.  You won't run out of things to do there wit...

Odenton, MD homes sales were basically flat when compared to June of last year. While the total dollar volume was down slightly, -3.7%, the number of units sold were higher by three. The range between $200,000 - $299,999 was the most robust. This is also the price range most often associated with first time homebuyers. For that matter, first time homebuyers better get moving if they want to be considered for the $8,000 first time homebuyes tax credit. This gift from the government expires unless a home is settled on by November 30, 2009. Don't miss this fantastic opportunity for the $8,000 tax credit, if you qualify. There is no guarantee that this credit will be continuted after it expires in November of this year. Odenton, MD continues to be a fantastic real estate market and destina...

Real Estate statistics for Odenton, in May, were "not too bad" - which is another way of saying they were "almost good" by comparison with almost everywhere else in the area last month!  I'm fairly sure this is a reflection of the community's proximity to Fort Meade, BWI, and major defense contractors such as Northrup Grumman because they contribute a steady turnover and boost to the local economy and real estate market. The best news of all was the fact that days on market have declined to 102 this year from 134 last year.  The bad news was that 70 new listings came on the market, while only 30 sold/settled during May and only 25 went under (non-contingent) contract.  This imbalance of supply and demand impacts all the other statistics for May 2009: The average and median sold pricess ...

Now that we have the first quarter statistics for the Odenton, MD market, let's look at some of the revealing and not so revealing numbers. A total of 57 homes have sold in the Odenton area.  It has taken anywhere between 4 - 5 months to sell.  The average price is a number that can be greatly skewed by the sale of a $1 million dollar home, so we'll leave that statistic alone.  The Average Sale Price as a percentage of Average List Price over the 3 month period ranges from 87% - 92%. It's called a contract sales price.  It does NOT take into account factors such as closing costs or closing help (if any). In other words, sellers should expect to get between 87% - 92% of their asking price.  A most compelling statistic in the Odenton, MD market is the increase in number of active listing...

Market Statistics for Odenton, MD in March 2009: Number of Homes Sold - 24 Average Sold Price - $284,011 Median Sold Price - $277,250 Average Days on the Market - 129 Average Sale Price as a percentage of Average List Price - 90.15%. Source: Metropolitan Regional Information Systems, Inc (MRIS) I'm not a big fan of Average and Median Sold Price Numbers.  Many variables can skew the data.  A large sale ($1-$2 Million Dollars) can raise the average sold price but not be characteristic of what's going on throughout the entire market.  In March, 24 homes sold. 22 of those homes sold between $200,000 to $399,999 range. We know that the market has significantly slowed down but it bears repeating with the help of numbers.  As you can see, it took an average of 129 days to sell these 24 homes...

Savvy Crofton and Odenton renters are resolving to buy a home in 2009. With prices and interest rates at their lowest point in recent years, it's hard to imagine any reason for renting other than unresolved credit issues. If you haven't yet made a commitment to buy a home in 2009, here are my Top Ten Reasons for doing it now: 1.  Pride of Ownership - You can decorate and landscape according to your own taste, on your own schedule. 2.  Control of Your Own Destiny - No worries about the landlord renewing your lease or raising the rent. 3.  Tax Benefits - Tax deductions for all interest and property taxes included in your mortgage payment, significantly reducing your effective monthly payment.  And don't forget about the $7,500 tax credit on your 2009 federal income taxes return, provided ...

Maynard Hendershot is not your average school volunteer.  In fact, he was recognized by the Anne Arundel County Public Schools as November VOLUNTEER OF THE MONTH.  Congratulations, Mr. Hendershot! Where would our public schols be without the hundreds of class moms, parent organizers, and fundraisers in schools across the county?  Yet even among these volunteer "stars" in the lives of children in our county, Mr. Hendershot stands out as a "professional, tireless, and priceless volunteer." According to a press release by Anne Arundel County Public Schools, Maynard Hendershot volunteered to man the doors of Odenton Elementary each morning and afternoon to help keep the students safe. He has been the official "greeter" in the main hallway for three years, always taking extra time to communi...
