As I mentioned yesterday in the first post of my series about Affordable Homes Near Fort Meade, you'll find lots of different options beyond the Fort Meade gates if you prefer to live off-post.  In fact, there are many desirable communities in five nearby counties:  Anne Arundel, Howard, Prince George's, Montgomery and Baltimore Counties. Odenton, MD homes sales were basically flat when compared to June of last year. While the total dollar volume was down slightly, -3.7%, the number of units sold were higher by three. The range between $200,000 - $299,999 was the most robust. This is also the price range most often associated with first time homebuyers. For that matter, first time homebuyers better get moving if they want to be considered for the $8,000 first time homebuyes tax credit. This gift from the government expires unless a home is settled on by November 30, 2009. Don't miss this fantastic opportunity for the $8,000 tax credit, if you qualify. Real Estate statistics for Odenton, in May, were "not too bad" - which is another way of saying they were "almost good" by comparison with almost everywhere else in the area last month!  I'm fairly sure this is a reflection of the community's proximity to Fort Meade, BWI, and major defense contractors such as Northrup Grumman because they contribute a steady turnover and boost to the local economy and real estate market. The best news of all was the fact that days on market have declined to 102 this year from 134 last year.  The bad news was that 70 new listings came on the market, while only 30 sold/settled during May and only 25 went under (non-contingent) contract.  This imbalance of supply and demand impacts all the other statistics for May 2009: The average and median sold pricess ...

Now that we have the first quarter statistics for the Odenton, MD market, let's look at some of the revealing and not so revealing numbers. A total of 57 homes have sold in the Odenton area.  It has taken anywhere between 4 - 5 months to sell.  The average price is a number that can be greatly skewed by the sale of a $1 million dollar home, so we'll leave that statistic alone.  The Average Sale Price as a percentage of Average List Price over the 3 month period ranges from 87% - 92%. It's called a contract sales price.  It does NOT take into account factors such as closing costs or closing help (if any). In other words, sellers should expect to get between 87% - 92% of their asking price.  A most compelling statistic in the Odenton, MD market is the increase in number of active listing...

 Market Statistics for Odenton, MD in March 2009: Number of Homes Sold - 24 Average Sold Price - $284,011 Median Sold Price - $277,250 Average Days on the Market - 129 Average Sale Price as a percentage of Average List Price - 90.15%. Source: Metropolitan Regional Information Systems, Inc (MRIS) I'm not a big fan of Average and Median Sold Price Numbers.  Many variables can skew the data.  A large sale ($1-$2 Million Dollars) can raise the average sold price but not be characteristic of what's going on throughout the entire market.  In March, 24 homes sold. 22 of those homes sold between $200,000 to $399,999 range. We know that the market has significantly slowed down but it bears repeating with the help of numbers.  As you can see, it took an average of 129 days to sell these 24 homes...

After all that disruption in the national and world economy in October, I expected the worst when October real estate statistics for Odenton were released.  While things certainly didn't improve, the decline wasn't nearly as drastic as I expected, and it could have been much worse.  Twenty-three homes did sell, in spite of concerns about the stock market, unemployment and the banking debacle, including new restrictions on mortgage financing qualifications.     The Average sold price in Odenton is down from last month, and lower than every month this year.  But it's down less than 10% - "only" 7.26% - from last year - not as bad as I expected in these difficult economic times.
