Odenton MD Market Statistics - January 2010 Compared to 2009, January 2010 Odenton MD real estate home sales were down almost across the board. Sales volume and units sold decreased 21% and 20% respectively. The base for home sales is low, making it difficult to determine an accurate market assessment based on units and volume alone. Despite this, the decrease year over year was substantial. Winter months are always difficult to project because of severe weather fluctuations and relatively low number of home sales. These were a good combination of offerings for anyone from first time home buyers to move up purchasers. Two of the 13 were detached homes while the rest were townhouse or duplex style with the most expensive going for $449,900. Leopold has sent Ralign Wells, Administrator for the Maryland Transit Administration, a request for express rail service between the Odenton MARC Station and Union Station. The Odenton, MD real estate market wasn't as robust as some of the surrounding areas last month. In July 2008, 35 homes sold in Odenton, while July 2009 showed 26 homes going to settlement. A reduction of -25%. These results are quite similar to the July 2008/July 2007 reduction. Days on the market for Odenton, MD homes for sale averaged 87 last month, a slight reduction from the 89 Days on the Market of July 2008. Medium and Average sale prices continue to slide reflecting homes being sold in the lower price ranges. Interestingly, no homes sold in Odenton, MD last month over $500,000, compared to 4 which sold in July of last year over the half a million dollar mark. Odenton, MD homes sales were basically flat when compared to June of last year. While the total dollar volume was down slightly, -3.7%, the number of units sold were higher by three. The range between $200,000 - $299,999 was the most robust. This is also the price range most often associated with first time homebuyers. For that matter, first time homebuyers better get moving if they want to be considered for the $8,000 first time homebuyes tax credit. Real Estate statistics for Odenton, in May, were "not too bad" - which is another way of saying they were "almost good" by comparison with almost everywhere else in the area last month!  I'm fairly sure this is a reflection of the community's proximity to Fort Meade, BWI, and major defense contractors such as Northrup Grumman because they contribute a steady turnover and boost to the local economy and real estate market.
