Did she look good?  Oh Yeah!  However, she looked good for going to a night club, not for going to a business appointment. Why Didn't You Leave The Windows Open? Sometimes when I make an appointment to show a property, I am instructed to lock all doors when I leave the house.  This almost goes without saying, but apparently the thought of locking the doors has not occurred to some agents. I stopped by one of my listings and this is what I found: The key was in the lock box, but the lock box was not closed.  If you have trouble closing the lock box, then maybe you could call the listing agent. The front door was not locked.  If you have trouble locking the front door, then maybe you could call the listing agent. How Low Will Your Seller Go? Have you ever had an agent call you and ask this question: "How low will your seller go?" and not just ask the question, but act as if they deserve an answer. "Look, I don't want to have to write up an offer, go back and forth, waste everybody's time and never come to terms, if we can find out up front if they are going to take the offer." In other words, you are a lazy agent, or you are working with an investor who has you writing contract after contract all at extremely low ball amounts hoping that one of them will eventually work, or you missed the chapter on agency when you took your licensing course. I Don't Have to Prove Anything to Anybody.  Oh, Yes, You Do. There is a growing attitude among people that they can do what they want, when they want, and without consequence. For those of us who live in the United States, there is a degree of truth in the idea that we can do what we want and when we want, since after all, this is the land of the free. However, there is a limit, especially if you wish to be a part of society, but not just a part of society, but a member who can benefit from society assuming that you, also, give something to society. You Are in The Military; Act Like It I have a house listed for rent. I receive contact from a potential renter and we make an appointment to see the property. Before the appointment, I call to verify the place and time.  The scheduled time is 1:00 pm.  The appointment is confirmed.  I intend to get their early, but I receive a call at 12:30 pm that my appointment is at the house and waiting.  I state that I will be there in 5 minutes.  When I get to the house, nobody is there.  I wait a bit before calling to see where this person is.  The customer is sitting in front of the wrong house.  Eventually we are both at the right property at 1:30 pm. FHA: Monthly Mortgage Insurance Changes Effective April 1, 2013, there will be some important changes to the monthly mortgage insurance premium. The Monthly Mortgage Insurance Premium, for loans greater than 90% loan to value, will be required to be paid until the end of the mortgage term. (Previously this would have been removed when the loan to value of 78% was met).   The Monthly Mortgage Insurance Premium, for loans that are under 90% loan to value, will be required for the first 11 years of the mortgage.

Sell That House: Curb Appeal: A Different Perspective When I wake up in the morning and head to the bathroom to get ready for the day, I generally am looking at myself from a frontal view. We Successfully Appealed The Appraisal I have only had two situations where the appraisal was less than the sales price. On a particular appraisal, the appraiser came up with a value of $167,000, while the sales price was $170,000. I was the listing agent on this deal and as the listing agent, I meet the appraiser at the property, so that I can answer any questions that the appraiser may have, so that I can point out improvements if they are not obvious, and to provide the appraiser with listings which are suitable for comparison and which will support the sales price. Some appraisers may appreciate this information and some may simply toss it in the trash, nevertheless I want to let them know that there are properties which support the price. Home Affordability Must Have Improved According to data, which was released at the end of November 2012, personal income has increased in every metropolitan area and in nearly every county in the United States last year. The average increase was 5.2% as compared to a 3.9% increase in 2010. This increase outpaced inflation, which was 2.4% in 2011 and 1.9% in 2010. This good news coupled with good data in the housing market shows that home affordability has been steadily improving and is currently excellent. Home prices had boomed way out of control midway through the last decade, but they have come down to or below a normal long term rate of appreciation.
