On a particular appraisal, the appraiser came up with a value of $167,000, while the sales price was $170,000. I was the listing agent on this deal and as the listing agent, I meet the appraiser at the property, so that I can answer any questions that the appraiser may have, so that I can point out improvements if they are not obvious, and to provide the appraiser with listings which are suitable for comparison and which will support the sales price.
