Handcraft Happy Hour - A New Quilt Shop in BaltimoreMy friend Megan and I stopped by Handcraft Happy Hour yesterday, they have only been open a week.  And, what a good time we had.  We happened to drop in during their Open Sew Social, where people drop in and sew and socialize with other like-minded sewists.Handcraft Happy Hour is located in The Meadow Mill, located at 3600 Clipper Mill Rd, Suite 117, Baltimore, MD 21211. The Meadow Mill is in Hampden in a repurposed Mill building along with a few other businesses including a pottery shop and La Cuchara Restaurant. The shop is open Wednesday and Thursday 11 am - 5 pm, Friday and Saturday 11 am to 6 pm, and Sunday 11 am to 5 pm. Jenni, the shop owner is friendly and welcoming. 3542 Buena Vista AveHampdenBaltimore, Md 21211MLS MDBA2040592We found the perfect buyer for this charming home in Hampden. Why perfect, because the new owner is another artist. Remember, this is a working studio. Located in the Hampden area of Baltimore, close to Roosevelt Park, this row house, according to tax records, was built in 1880. Check out the creativity of a working studio. Maybe I'm a bit partial since I was also a clay artist.Click To See PhotosThis home is a charmer with its whimsy pottery display, nine-foot ceilings, and stained glass adorning the windows. The first-floor laundry room also doubles as her throwing and kiln space: the wheel spins, the kiln fires, and voila-more handmade pieces. Upstairs are three bedrooms and one full bath.Notice the claw-foot tub when you cl...

We are looking forward to getting this artist's home on the market in the next few days. Located in the  Hampden area of Baltimore, close to Roosevelt Park, this row house charmer was built in 1880, give or take a year or two. I love seeing all the creativity of a working studio. Maybe I'm a bit partial since I was a ceramic and porcelain artist. The colorful stained glass counters remind me of other unique kitchen surfaces. This home is adorable, with the owner's stained glass adorning the windows and her studio on the first floor, where the wheel spins and the kiln fires the handmade pieces. Upstairs are two bedrooms and one full bath. And there is Central Air and warm gas heat. Stay tuned for photos. For more information on a Baltimore HomeCall Margaret Rome

Happy New Year 2015! As the data and statistics roll in for 2014 residential real estate sales, the Baltimore City neighborhood I find myself tracking the closest is Hampden. According to Real Estate Business Intelligence (RBI) and Zillow, the average sold price in Hampden increased 9.93% this past year. In 2013 the average sold price was $185,000, in 2014 that price jumped to $204,000.        Around 130 residential properties sell each year in the Baltimore Maryland 21211 Hampden community. Last year roughly 40% of those properties sold within the first thirty days on market, although the overall average days on market in Hampden during 2014 was sixty-two days. If it is taking more than sixty days to sell your Hampden property chances are one of the following things is happening; t...

***Update this property has sold***   Somewhere out there right now in the Baltimore real estate market, a would-be-buyer is considering their options when it comes to acquiring a new home in the oh-so-hot Hampden 21211 neighborhood.  At the top of the Hampden market (both literally and figuratively) you'll find 1051 Roland Heights Ave Baltimore Maryland 21211.      This end-of-group duplex-style townhouse is large - approaching 2,000 sq ft of living space not including the basement or backyard. Right-priced at $295,000 it's a true four bedroom home which can be hard to come by in this neck of the woods.     The evergreen outside the arts-and-crafts era porch offers shade and a touch of summer-camp charm. The street name is well suited - this is Roland Heights Avenue. Breezy and seclude...

Conversation Starts Because of BLOGGING But Not Necessarily About Real Estate How have you used blogging to start a conversation?            Yesterday we decided to have a bite to eat after a wonderfully busy Sunday. First there was my live radio show at noon and an open house in the same afternoon. We were near my new listing in Hampden and close to one of our favorite neighborhood restaurants.  Trying to figure out what to order... I  remembered  a post written about   McCabes in Baltimore  showing some tasteful dishes. Always having my iPad available, I pulled up the blog and shared it with the delightful owner. I had also linked McCabes restaurant to  my new  Historic Hampden listing. Business owners may know people who want to move into the neighborhood. What a perfect opportunity ...

Rachel's Guide to Hampden Real Estate I’ve walked the streets of Baltimore’s Hampden neighborhood since I was a teenager. Back then my afternoons were spent in search of counter culture and vintage clothing. It was the early 1990’s and Hampden was just entering its urban renaissance. Twenty years later Hampden is a ubiquitous Hipster destination.   Hampden is one of Baltimore's most authentic neighborhoods apart from the whole "Hon" issue. What Hon issue? Hampden is the only neighborhood in Baltimore that has its own bonafide mascot. A patron saint of sorts. They even have fesitvals in her honor. These woman grace the windows of M&T Bank on The Avenue.                            Even better than the marketing push to promote the Hon is the Hampden you'll find all on your own. The Hampde...

Invest in Baltimore’s Medfield Neighborhood. While searching for homes in Baltimore City my clients tend to focus on a select group of neighborhoods. In the northwest part of the city this means Hampden and Mt. Washington. Sandwiched between these two neighborhoods is the sometimes-overlooked neighborhood of Medfield in the 21211 zip code.     Development of the Medfield neighborhood primarily occurred in the 1920's, both single family homes with large yards and classic Baltimore rowhouses. As a child I referred to the single family homes in Medfield as "Hampden Mansions" compared to the surrounding rowhouses they looked enormous - turns out they still do.     This property at 4420 Grand View Ave in Medfield was recently put under contract by one of my clients. It's situated on a doub...

Baltimore dog owners love Good Doggie Day Care at 3500 Ash St Baltimore MD 21211 in the Hampden neighborhood. This facility offers cageless safe and fun day care for dogs. A favorite client of mine regularly takes her dog Zippy to Good Doggie Day Care. Zippy's mom is highly selective, so since it met her criteria I knew it was a resource that I wanted to share. Good Doggie Day Care is completely cageless. Dogs are separated by size into different playgroups. I met the owner Jo Anne Garret and she gave me a tour of the facility which began with the front desk where an sophisticated webcam system was installed so pet parents could log in and see the activities taking place at the center. Bow Wow! Here is a group of mid size dogs having some fun time at one of the indoor play rooms. The ...

Baltimore's Miracle On 34th Street. Who hasn't heard of Miracle on 34th Street? For over 60 years, Baltimore has had its own Thirty-Fourth street and each Christmas season, this Hampden neighborhood, is turned into a miracle of sorts. If you are in or near Baltimore, this is something not to be missed.Amazing what  happens between the 700 and 800  block  of W. 34th Street. Look what one neighborhood can do.   After our visit to Hampden and taking photos for my latest post...Miracle on 34th Street...Baltimore,Maryland Style, we stopped a McCabes for dinner. We had not been to this restaurant at 3845 Falls Road since it closed about a year ago. We are delighted with the new McCabes and its selection of good home-style comfort food. The place is not very big, only ten tables and a bar that seats 15, but that's enough for a local neighborhood bar, which is full but not too crowded. The noise level is a bit high because of the size and the brick walls. This restaurant is definitely worth trying.                         Lee started with a bowl of absolutely delicious Tomato Basil Soup, topped with a piece of crusty crouton. Temperatures were in the 30's so this was an excellent choice! The yummy...
