For bargain-hunters looking over 2013’s first listings of foreclosed homes for sale in our Washington County, the opportunities speak for themselves. Throughout the year, the size of that selection varies: the official total of Hagerstown foreclosed homes for sale for all of 2012 won’t be finalized until later in the month. But no matter how large that increase or decrease turns out to be, in addition to representing a unique opportunity to potential buyers, each one also posed a substantial decision for the departing homeowner. The question each faced was whether to attempt to short sell or to allow their property to be foreclosed upon. Choosing the most positive outcome means shedding the negative repercussions as rapidly as possible – clearing the way for a brighter future. Depending...

Building Your Hagerstown Dream Home Building a new home exactly the way you’ve always wanted it may not be as unattainable as it might seem. To take the first step toward making any dream home real, you have to see if it’s practical: map out how much building it today would cost. Start by nailing down your size requirement. Think of an existing home that feels right for your needs, and ask the owner for its square footage. Decide if you prefer a single or two-story structure, remembering that the smaller roof and foundation size makes a two-story new home less expensive to build. Add-ons will add up. Make a list of any special features you consider important. While the difference between a standard tub and a $3,500 Jacuzzi tub for the master bathroom may seem unimportant, if you’re deal...

Homeowners who are puzzling over whether to add their property to the Hagerstown home listings this winter (rather than hold back until spring) have more than just timing to factor into their decision. How their offering will stack up alongside the other home listings is a prime consideration. The residential market has made good progress this year – and a strong majority of pundits expect more of the same for 2013. I deal with the home-buying public all the time, and so get an inside look and listen to what features and qualities wind up having the greatest impact on their buying decisions. Another way is to survey home listings across the nation to track buying trends: the features highlighted in home listings are just about the most market-sensitive indicator of all. A look at those ...

Keeping control of your kitchen is one of the most basic actions you can take to help your real estate agent sell your home. The execution can be simple when it’s approached systematically. Especially during winter, kitchen control can seem an all but unmanageable task. Days are shorter; kids or pets may be cooped up inside; and everyone tracks winter through the kitchen all day long. To help you keep your kitchen looking great (and your Hagerstown real estate agent beaming), some simple preparation is needed. That, plus sticking to a simple routine, will turn the impossible into a ‘done deal.’ • Put appliances and gadgets away as soon as you use them. According to Realtor.com, removing the least frequently used items from kitchen counters is a proven way to make a home more inviting. I...

Having survived last week’s End of the World, you might think the coast would be clear for a while. But -- at least when it comes to Hagerstown real estate matters -- some would have you believe we are face-to-face with another extreme dire threat: the Internet buzz about a (gasp!) huge new federal sales tax on all real estate transactions. This one was all over the web even before passage of the federal health care act. It has staying power, and comes in several forms. The one that circulates most often is an email message warning that a 3.8% Medicare surtax that is going to hit “average, middle-class investors” on January 1. Supposedly ALL real estate transactions are subject to the tax “no matter how low their income might be…” If Hagerstown real estate holders (in other words, most ...

One of the effects of the steady national rise in home prices is a shift in attitude by previously cautious consumers. It’s only natural to find more people focused on buying homes in Hagerstown while it is still relatively inexpensive to do so. Homeowners who are listing their own Hagerstown properties this winter are well advised to be mindful of those and other considerations bound to be motivating prospective customers. Buying homes – especially homes in a faraway locale – gives rise to many concerns. Positioning the way a home is marketed to anticipate those concerns can mean a sale to an out-of-town buyer on a Hagerstown home-hunting trip. Some of the questions out-of-towners are likely to be thinking about: What are the neighborhoods like? Why not do a little research into how po...

Though many people own real estate in the form of their personal home, real estate can also make a profitable investment vehicle. While real estate has risks like all other investments, real estate offers an investor a lot of different advantages over stocks and other similar investments Continue

If you are an Hagerstown homeowner struggling with the decision about whether listing your home for sale during the winter months is good or bad, there are arguments for either choice. Let’s start with the “pros”: One of the best things I like about listing your home for sale in the winter months is that the holidays work to your advantage. Nothing says “home” better than a house that is well (and tastefully!) decorated for the holidays. By making sure the decorations accent the house rather than overpower it, you still funnel attention where it belongs: on your house! Another plus that comes with listing your home in Hagerstown during the winter months is the logistical reasons that keep the proportion of non-serious “shoppers” from occupying your time. I find that the majority of thos...

“High rental occupancy and rising rents” was how economic trend-watcher Kiplinger.com summed up 2012 – and as the nation counts down to the New Year, owners and future owners of Hagerstown rental property are clearly anticipating more of the same. Experienced managers have some timely advice for first-time Washington County rental property owners as they prepare to lease in the coming year. Rule #1 for attracting quality tenants, they say, is to be hard-nosed about offering a quality product. Rentals are hot, but that doesn’t mean a property will rent itself – especially when the goal is to attract the kind of conscientious tenant who means a trouble-free income stream. Touch-up and trim renewal can be a quick, cost-conscious way to add appeal to any rental property. Restoration Hardwar...

When you visit any of the properties for sale in Hagerstown this time of year, it’s likely you will notice a little extra sparkle. The holiday touches may be variations on the icy blue-and-white color palette -- or dashes of silver brightening the traditional red-and-green decorations. If you’ve been reading the home decor magazines, you know how the leading trends this winter are all about glitz and glam: designer touches meant to brighten even the darkest winter day (remember, this year’s shortest day -- December 21 – is right around the corner!). Still, I always suspect that a little nostalgic holiday warmth can add the same kind of welcoming touch…without breaking the piggy bank! If you are planning to join those with Hagerstown properties for sale this season, a few stalwart touche...

The difference between a ‘Foreclosure’ and a ‘Bank-Owned Home’ may be technical, but important to understand. Foreclosures are properties that are auctioned off in a court process. A bank-owned home, on the other hand, is one that has reverted to the mortgage issuer: a bank. A foreclosure can change hands with the bang of the auctioneer’s gavel: it’s a cash-in-hand situation, carrying all of the excitement (and risk) of any auction. With a bank-owned home, the ‘owned’ is attached by hyphen to a banking institution – a spot not exactly known for excitement. True, banks are eager to sell, since a bank-owned home represents an unprofitable financial and management burden. But banks are by definition cautious, thorough, and usually (unlike auctioneers) prone to moving like molasses in Decem...

It may be a little early to start putting the champagne on ice, but looking over last week’s releases of housing reports gives us a fairly good idea of how our Hagerstown housing picture for the year 2012 is likely to end up. “The housing recovery that started earlier in 2012 continues to gain momentum,” according to CoreLogic’s Chief Economist. The monthly data report covered final national numbers for October (a year-over-year rise of 6.3%) as well as a probable 7.1% increase for the month just ended. CoreLogic was also “seeing an ongoing strengthening of the residential housing market” as well as “improving buyer demand.” Washington County housing watchers might have assumed that the aftermath of Superstorm Sandy would have put a big dent in the national outlook, but apparently that ...
