GAMBRILLS, MARYLAND, REAL ESTATE MARKET UPDATE Real estate statistics comparing Gambrills, last month, with the same month the previous year presented a more positive picture than we saw in other nearby zipcodes: Units sold:  Up 36% over last year Average sold price:  Up 28% Median sold price:  Up 58% Average days on market:  Down 43% Let's take a look at August over the past five years, so we can put last month's numbers in perspective: Another encouraging statistic is the percentage of list price vs. sold price - 90.31%, compared to just 86.59% last year... still not as high as August 2006-2008, but I'll take that number.   Compare Gambrills with Anne Arundel County Real Estate - August 2010

This week celebrates a tax free week in Maryland jumps off this week until Sunday. Shoppers can save the six percent tax on school supplies, and apparel and footwear under a hundred dollars. Virginia will begin this weekend. DC no longer has tax holiday after 2009. The city felt too much revenue was lost.  Show Akil some link love at: Your Bowie Realtor

If you live in the greater Crofton area and haven't yet discovered Gambrills Flower Farm, you need to head on over there today!  It's located on Route 175, about a mile or two west of Route 3, and about 5 miles east of Fort Meade.   They brought three truck-loads of hanging baskets, annuals, perennials and patio-size containers to display in front of Crofton Country Club at the garden club fashions show last week.  I've never seen such magnificent flowers... 'not surprising that they nearly sold out. Yesterday, instead of buying summer annuals at my favorite garden center in Davidsonville, I decided to visit Gambrills Flower Farm.  Their plants and prices were both amazing, and I ended up loading my Jeep Grand Cherokee three times.   This business is owned by a local family that grew pl...

I was driving out and glanced over at my neighbor's house in Gambrills, Maryland and I saw this Turkey Vulture.  One would think it was posing just for me.  I grabbed my blackberry and got this pic.   Does anyone have pics like this?  It would be blast to compare.

This is due to the more rural nature of Gambrills MD. Many of the homes in Gambrills MD are on multiple acres, unlike Crofton and Odenton MD. Total sold dollar volume seems to have stabilized and actually increased almost 10% when comparing August 2009 to August 2008. Both average and median prices are down reflecting more purchases in the lower price ranges. You can see ...

As you leave Crofton and head east on Route 450 towards Annapolis, you'll spot this entrance into the community of Hermitage - a community of 62 custom-built homes on spacious lots. You can see from these photos that Hermitage is not a "one size fits all" community... in fact you'll find homes and settings for every taste, from colonials to ranchers, tudors to contemporary, and wooded to open space.  Yet it's not a hodge-podge, either, because the homes are far apart on winding and sloping roads that seamlessly take you past one home to the next. There are no homes on the market now in Hermitage and no recent sales to report - in fact, the last sale/settlement in the community was January 2008 ($810,000). There is one home under contract, however, and it sold in just seven days.   This...

Caramel syrup, cooler mix, ice, whipped cream and caramel drizzle...  it all adds up to a Caramel Cooler at Caribou Coffee.  We declined dessert earlier tonight at Four Seasons Grille after a wonderful dinner, but then walked next door for a cup of coffee.  My husband instead succumbed to the temptation presented by a giant poster picturing summer coolers, and now I do believe he's hooked!                     Caribou Coffee is located at The Village of Waugh Chapel in Gambrills, about 3 minutes North of Crofton and perhaps 10 minutes east of Fort Meade.  Until tonight, it was one of the few stores there which I had never visited.  I always assumed it was similar to Starbucks, but never gave it much thought since I'm not much of a coffee-drinker.  Actually, this location of Caribou Coffe...

Shoreline Seafood in Gambrills is where we get our steamed crabs - but they have so much more to offer.   Sure, there are plenty of places to get crabs and other seafood in the area... this is Maryland, after all, and we're only a half hour from the Chesapeake Bay.  But we don't have time to go crabbing, and there's no place cl oser to home than Shoreline Seafood in Gambrills for buying our steamed crabs.  It's located just north of Crofton in the median strip of Route 3, near Johns Hopkins Rd. before you get to The Village at Waugh Chapel.  If you're coming from Fort Meade, just take Route 32 to South on Rt. 3, and look for Shoreline Seafood in the median strip just after The Village at Waugh Chapel. Although we first visited Shoreline Seafood to pick up steamed crabs, we quickly reali...

As the Cherry Blossoms and Pear trees fade out along Crofton Parkway, Dogwoods and Azaleas are coming into bloom throughout Gambrills and the Greater Crofton area.  No doubt about it - Spring is here! It's that time of year again for Preakness Week in Baltimore, Commissioning Week in Annapolis, and school field trips to the Nations Capital.  Here are some other things to fill your May calendar: There’s much more to celebrate in May, however, (if you’re looking for an excuse to party) and here are a few of those occasions: Did you know that May is Asparagus Month, Asthma and Allergy Awareness Month, Better Hearing and Speech Month, Flower Month, National Egg Month and National Photo Month?  It’s also American Bike Month, National Salad Month, National Strawberry Month, National Mental He...

FOUR SEASONS GRILLE in the Village at Waugh Chapel in Gambrills, about 15 minutes from Fort Meade, is a charming mix of Mediterranean and American.  Have you dined there yet? I’ve been there several times, and always enjoyed the experience.  Most recently, Larry and I had lunch there yesterday. I ordered a Mignon B.L.T. – Sliced and grilled filet mignon topped with pancetta bacon, field greens, tomatoes and smoked mozzarella with mayo, served on ciabatta bread.  Frankly, the “s” should probably be removed from field greens and tomatoes on the menu description because there was just one scrawny tomato slice and one partial lettuce leaf, but I enjoyed the sandwich and would order it again. Larry had the Lamb Ragu Parpadelle – A tomato-based stew of slowly cooked, pulled lamb tossed with e...

Arundel Wildcats Varsity boys basketball team is playing Northeast H.S. on the courts Tuesday, February 17, but that's not all.  They're also taking on the battle against Cancer as part of a larger school effort to create awareness and fight the disease. They're  asking fans to make a donation to the American Cancer Society at the door for the Senior Night game. Arundel Wildcats Varsity girls wear new uniforms, with a splash of pink as a reminder of the fight against breast cancer. A mural is being created to honor friends and family members of students who have been touched by cancer, funded by $1 student donations. I found this cool website called Cellfire; www.cellfire.com.  You can explore deals by zipcode and download them to your phone so you don't have to carry around a coupon.  For example, if you go to Caribou Coffee over in the Waugh Chapel shopping center today in Gambrills and buy a pound of coffee, show your phone with the deal and you gActiveRain Real Estate Networket a free drink as well, any kind.  In that same shopping center is a Game Stop where you can get 20% off used games today.  Then go across the street to KFC and use the buy one get one free chicken snacker.     Gotta love this new technology!   *************************************************************************************   To list your property for sale or to purchase a property in Maryland, call Lisa & David Webber...

"The Greater Crofton Area" is generally considered to include Crofton, Gambrills, and Odenton - three distinctly different communities located in the D.C.-Baltimore-Annapolis Triangle. (And, I might add, there are distinctly different neighborhoods within each community.)  Some of the confusion probably comes from the nonsensical zipcode boundaries created by the U.S. Post Office for Crofton.  Just picture a donut:  Gambrills is like the donut itself, and Crofton is the hole in the center.  Odenton is north and west of Crofton and Gambrills, but I couldn't tell you where one stops and the other starts.   Adding to the confuson: Crofton Centre (retail shopping) is located in Gambrills. Crofton Farms and other Crofton-named subdivisions are located in Gambrills. Crofton Automotive, Crofto...

Remember the Avis Rental Car ad  "We try harder because we have to" -  That's what comes to mind when I think about today's real estate market. When this ad campaign was first launched in 1962, Avis was an unprofitable wannabe, while Hertz was the rental car leader.  Within a year, Avis began to generate a profit and, by 1966, their market share had increased from 11% to a whopping 35%.  The rest, as they say, is history! It was a good slogan, but Avis didn't just talk about trying harder - they actually did it!  In fact, before they even launched the "We Try Harder" campaign, they set out to overhaul their customer service and improve their product.   Now there's a timeless plan for improving business and increasing sales, if I ever heard one! In today's real estate market, "We try har...
