The inventory picture is improving and the results from Bright MLS’s most recent survey show that nearly two out of five listings were from a seller who was probably not turning around and buying another home. According to agents surveyed, 61.9% of homes sold in March were primary residences, suggesting a seller who might be in the market to buy. However, the other listings that were added to the inventory were not primary residences. For example, 14.3% of homes sold in March were rental properties. Another 13.5% were estate sales, or the sale of a property whose owner had passed away. Second homes, vacation homes, investment properties, builder sales, foreclosures, and short sales were also part of the inventory of sellers who probably were not buyers.   The Bright MLS survey also rev...

Annual Sweeping of 4,100 Lane Miles of County Roadways The Montgomery County Department of Transportation’s (MCDOT) annual Street Sweeping Program began this week. The effort will run through June and will sweep more than 4,100 lane miles of residential roadways.Last year, more than 800 tons of debris were collected and removed by crews. Sweeping routes are prioritized based on their proximity to sensitive watershed areas that are identified by the Montgomery County Department of Environmental Protection.MCDOT will post “No Parking” signs a few days in advance of sweeping operations. Twelve observations related to real estate.Similar to flying, it is not unusual to encounter a few bumps when buying and selling. This real estate turbulence happens anytime between signing up with a listing agent and the final settlement day.   I read a list of items that a pilot won't always tell you, and this triggered a list of things that agents may not want you to know about the real estate transaction.        I have encountered all of them and want to share my observations.
