Counting My Blessings After The Storm   It is all we heard and listened to for a week. A hurricane, super storm, Frankenstorm was heading our way. Prepare, prepare, prepare. Hunker down was the mantra here in Maryland. Hunker down is what I did.   The last few storms had not been kind. Electric would go out within minutes of the first winds. Trees all around me would crack and fall. Debris would be found all over the yard. Electric would be out for days and days. Out and About Loving Annapolis There's Plenty of Wildlife Around Annapolis   Having lived in many homes in and around Annapolis I have seen my share of wildlife. Everything from little critters and birds on up. But I must say living in Davidsonville has brought the most wildlife to my doorstep and most of it has been a true delight. The first year I lived here I had peacocks in my yard and on my roof. Seems there was a peacock farm behind me and they wander during mating season. The next year brought a lamb along with very large white dog both of which lived at another farm in the area. Seems the lamb thought the dog was its mother and followed it everywhere. March winds blew in a few “sold” signs to Davidsonville MD last month, after a dismal February that saw no new closings at all. Four properties went to closing during March, ranging from $395,000 to $740,000. Fourteen properties went under contract during that same month, compared to five the previous month. One of them has already closed, eight of them are firm contracts, and the remaining homes have a contingency. Listing prices for the homes that went under contract ranged from $375,000 – $1,290,000. Two of them were short sales. Eleven new listings came on the market in March, and two of them are already under contract. If there are two localities in Anne Arundel County Maryland that are difficult to forecast for real estate, it’s Gambrills (zip code 21054) and Davidsonville (zip code 21035). The reason for the difficulty is largely due to the small number of sales that occur every month. Small fluctuations in sales can produce significant percent differences. For example, it’s rare for Davidsonville to exceed eight sales per month. Of course, you have to keep in mind that the average sold price in Davidsonville is over $500,000. When you’re in that price range, the buyer pool is not that large.The Gambrills, MD,  total sold the dollar volume for December 2011 was down 61% from December of the previous year. Davidsonville is a stable community with many neighborhoods of large, custom and expensive homes.  There is little turnover and it's rare that we see more than 10 sold listings in a month, even in the best of markets.  The number of sold listings recently, however, has been five or fewer - with no sold listings at all in August.
