Out and About Loving Annapolis     Town of Crownsville   Small in size (just 5.6 square miles) but big on close by amenities Crownsville is located just north of Annapolis and borders the Annapolis zip code 21401. A few of the wonderful places Crownsville is home to are the Anne Arundel County Fair, The Maryland Rennaisance Festival , the Eisenhower Public Golf Course, and Camp Barrett.   The main road through Crownsville is Generals Highway (Rt 178) which begins at the Annapolis Mall and ends upon entering Rt. 97. Since part of Crownsville borders on the Severn River and it's tributaries, there are water privileged and waterfront communities to be found. I guess Anne Arundel County MD is getting tired of complaints about dogs from property owners, because I'm seeing new signs popping up in Crofton MD. Crofton MD is a great place to live and if you've spent any time here at all you know that Crofton residents do a lot of walking on the parkway. Walkers, joggers, bike riders, baby strollers, and probably more than anything else...dog walkers. I live on Crofton Parkway and most of the dog walkers are diligent about carrying plastic bags to dispose of... well, I don't need to be graphic here. Most dog walkers are responsible, unfortunately though, not all.  It's not the dog's fault when they have to go. That's just what dogs do. When I walk my two dogs I end up carrying four bags. Now that we have the first quarter statistics for the Crownsville, MD market, let's look at some of the revealing and not so revealing numbers. A total of 8 homes have sold in the Crownsville area.  It has taken over a year to sell.  The most compelling statistic in the Crownsville area is the number of houses that have sold in the $300,000 to $399,999 range.  This year, 2 homes have sold in this price range yet there are now 24 active listings in that price range.  That's an increase of 8 active listings in Crownsville, MD this year so far!  If you're a first time home buyer you should take a serious look at the numbers here.  The interest rates for loans are outstanding, the first time buyers credit is out there, and there has been an influx of active listings in a great price range....

Market Statistics for Crownsville, MD in March 2009: Number of Homes Sold - 3 Average Sold Price - $739,667 Median Sold Price - $650,000 Average Days on the Market - 535 Average Sale Price as a percentage of Average List Price - 74.74%. Source: Metropolitan Regional Information Systems, Inc (MRIS) We know that the market has significantly slowed down but it bears repeating with the help of numbers.  As you can see, it took an average of 535 days to sell these 3 homes in Crownsville, MD.  1 home sold in less than 120 days on the market and 2 sold with more than 120 days on the market.  The main theme I want to say here is that homes are still selling!  No matter how "bad" the media or others say the housing market is houses will sell.  It may take close to 535 days in Crownsville, MD to...

Check out this beautiful home for sale in Crownsville, Maryland, near Annapolis.Each month, MRIS, the regional multiple listing system releases statistics about the previous month's real estate activity.  I find statistics a little dry at times, so I've created some charts to help you see what's happening throughout the 21032 zipcode.  With so few homes selling in Crownsville each month, it's tough to draw meangful conclusions - keep in mind that all of these numbers refer to the 21032 zipcode, as a whole.If you're familiar with the Crownsville, you know that this is a diverse area near Annapolis - with large elegant homes in upscale communities priced around a million dollars and going up to $4,500,000.  You also will find much smaller and older homes in other Crownsville communities, ...

CROWNSVILLE MD 21032 Crownsville home owners will be glad to see better news for June than we saw for May...   Five Crownsville homeowners did sell their homes in June at an average sale price of $749,343 - UP 49% from the Average Sold Price (and up 65.89% average Median Sold Price) in the same zipcode in June 2006.  Another six homeowners accepted contingent contracts, i.e. the buyer has to sell their home in another area.  That's eleven serious homebuyers ready to purchase a Crownsville home in one month, compared to just six in May.  Things are looking up!  Let's look at the real estate sales statistics published by MRIS for last month.  ("Sold" in the following table refers to "settled", whereas "sold" in the previous paragraph refers to new contracts.)   Crownsville (21032) June   ...

CROWNSVILLE MD 21032 Sales statistics for Crownsville, MD (21032) were almost scary for May 2007.There were twenty-four new listings and only three new sales (plus three contingent contracts).  Talk about an imbalance of supply and demand!  All I can say is this:  BUYERS, IT'S A GREAT TIME TO BUY A HOME IN CROWNSVILLE.  (Sorry, Sellers!)  Here are some additional statistics from Metropolitan Regional Information Systems, Inc. (MRIS), comparing May 2007 with May 2006:Total Units Sold:  Down 61.54%Total Sold Dollar Volume:  Down 71.09%Average Sold Price:  Down 24.84%Median Sold Price:  Down 43.17%Contrary to other areas, however, the days on market are also Down - from 139 to 55.  That's the one bright spot in real estate trends for Crownsville in May 2007, as compared to May 2006.  If yo...
