The Crofton, MD real estate market pulled back a little in June, 2013 over the same period last year. The actual year over year statistics were up 9%, but that was offset by a reduction of almost the same amount in month over month statistics. Continued low inventory, and increases in interest rates are likely the major contributing factors. Looking at the chart below, you can see how closely sales tracks with active listings. The median sold price pulled back somewhat as well during June, 2013, and currently sits at $310,000. This figure is easily affected by the number of units sold in each price range. Once you’ve selected Crofton, MD as your destination to purchase a new house, you have to be considering the Walden sub-division in your selection as well. Walden is unique in Crofton, in that it has a combination of single family homes, townhouses, and condo’s for sale.   Many of the homes and townhouses are on the Walden Golf Course, with a spectacular view. Crofton, MD home prices are not out of reach for most buyers in this area. This is true even if you're a first time home buyer. One of the most affordable Crofton sub-divisions where you can purchase a home is Cedar Grove.   Cedar Grove is ideally situated directly off of Rt. 3 North, near the Sears/KMart shopping center. All of the condo’s in Cedar Grove are what are called piggy back style. The upper levels are one unit, and there is a separate unit below.   Right now there are no units in Cedar Grove for sale, in this strong buyers market. The Blue Ridge sub-division, located just off of Underwood Road in Crofton, MD offers very affordable, full three level townhouses for sale. The Crofton, MD real estate market has been strong all year, and remains strong today. Leading up to the July 4th holiday week, Crofton had an outstanding week from 6/23/13 to 6/29/13 with 19 homes that went to settlement. That’s a huge percentage of homes, since there are only 74 on the market altogether. That’s a lot of new Crofton, MD homeowners.   Ten new resale listings, and seven new rental listings came on the market last week, helping the sparse listing inventory. The low inventory in Crofton, MD, and many areas surrounding Crofton eased somewhat in May, 2013. As you can see, the inventory of Active listings in zip code 21114 jumped from 47 in April, 2013 to 75 in May. Thats a 60% increase in inventory in just one month.  Some buyers have been waiting for new homes to come on the market, and it's finally happened. Interest rates are still low, and the economy is chugging along nicely, so don't wait.  BTW...if you think its turned into a buyers market because of the inventory increase, you would be mistaken. Junior Golf at Crofton Country Club Junior Golf Clinic is the first step for many boys and girls into a whole new world that will provide a lifetime of fun, fitness, friendships, and maybe even a career. Yesterday marked Day #1 for a new generation of junior golfers at Crofton Country Club as they met with club Pro Fred Ryder, his assistants, and some member volunteers to begin this adventure with the 2013 Junior Instructional League. Crofton, MD continues showing a strong real estate recovery in May of 2013. With sales at $11,995,590, this showed a 10.76% increase over 2012, and a 60.49% increase over April, 2013. As you can see from the Sold Listing graph below, the trend for Crofton real estate market activity has been mostly positive all year. The Median Sold Price for Crofton listings has increased the last two months, and is now $327,900 for a Crofton, MD home purchase. An indicator of the strength of the sellers market we're experiencing is the Average Days on the Market. The figure has decreased significantly since the beginning of the year, and is now 18 days. Well that was an exciting way to pass an afternoon! While Crofton remained safe from any funnels, nearby Ft. Meade residents spotted one over their homes. Scary stuff! This is my gentle "mother-like" reminder to listen to your local authorities. If they say stay inside, take cover, don't drive, please, do not risk it. There is simply nothing as important as your safety. I'm guessing home inspections this week in town will pay even more attention to basements!
