Meade, NSA, BWI Thurgood Marshall Airport, Andrews AFB, the U.S. Naval Academy, several major government contractors, and the Maryland's State Capitol. Whether you're a prospective home buyer or a home seller in the greater Crofton area, you're probably curious about the real estate market. Does it favor you or the other guy? Maryland isn't exactly a warm weather State in the Winter. We do have snow and bad weather, and we've had our share of significant amounts of both. If you're buying a single family home, one of the desired features in this area is a garage. I know that doesn't apply in some parts of the country, but it does here. Garage space adds value to a property, and buyers expect it, especially in the price range of homes for sale in Crofton. Once you own the home, it doesn't matter if you're using your garage to store your cars, or store your stuff, it's a welcome addition to a home purchase. Below you'll see a list of the current detached homes for sale in Crofton, MD that have garages. If you're looking to buy or sell a home in Crofton, or anywhere in the surrounding area, with or without a gar...

As real estate agents, we would love to see everyone be able to purchase a home, rather than rent. We also know that's not possible, for many reasons.  The Crofton, MD area does have a lot of transient residents, due mostly to the military bases in close proximity. If you're going to be assigned here for three years, it almost never makes sense to buy, rather than rent. The Crofton, MD area has a robust rental market. The country is dotted with small communities like Crofton, MD, and many of them have small, local cemeteries. Usually they're behind a church, but not always, as is the case of this very tiny cemetery. Crofton, MD has this unique, and largely unknown cemetery sitting right in the middle of a street, in a residential section. I'd be willing to bet that the vast majority of Crofton residents don't even know it's there. Of course you're not going to find any entrance sign to "Pearly Gates"...it's that small.  It's on Harrow Ave., right in the middle of the Crofton Triangle. The road starts out as a single road, and divides to go around the cemetary up on top of a berm in the road, and then turns back into a single road again. If you're driving by, you might think it a bit odd that the road...

Crofton area Haunted Houses - 2013 If you've outgrown trick or treating and prefer a more frightful Halloween experience, you can choose from several within a half hour of Crofton - but don't expect to find a friendly witch like the one picture here. NIGHTMARES - Just 5 miles south of Crofton on Rt. 3 in Bowie, you'll find NIGHTMARES - the PG-13 haunted house by Tulip Gulch production at Prince George's Stadium, home of the Bowie Baysox. The stadium gates open for admission at 6:30 p.m. and the tour begins at dusk on weekends through Nov. 2 and Halloween night. But leave your little ghosts and goblins at home because this is not appropriate entertainment for small children. Teens and adults, on the other hand, will no doubt find this a perfectly haunting evening. Purchase tickets for NI...

Crofton Real Estate Sales UP (and down) in September 2013 Crofton real estate news in September was very good, when compared to September 2012 - at least in most categories we track monthly.  Month to month statistics were not quite so positive, however, in the face of rising interest rates in July and August when contracts were written for most of the sales that closed in September. Units sold: 22  - Up 22% over 18 last year, but down 50% from the 44 of August 2013. Days on market: 48 - Down over 27% from 66 last year, but up 60% from 30 in August 2013. Average % of  sold vs. list price: 97.66% - Improved slightly over last year  (96.2%) and last month (96.6%). Crofton home prices reflected the declining consumer confidence in September.  Fortunately, prices remained fairly stagnant an...

What NOT to Leave Out When Showing Your Crofton, Maryland Home Recently while showing homes to prospective buyers, I have noticed several "no-no" items left in plain view. Just the other weekend, I was somewhat surprised to see that the current owner had left, among other personal items, his voter registration card tacked to the kitchen bulletin board! Perhaps you are thinking, "So what? What does a buyer care, the seller doesn't come with the house, after all!" Well, let's say the potential buyer is on the opposite of the political spectrum from the seller. Instead of going through your home admiring all the qualities of the rooms, closets, and the kitchen, your potential buyer is now mulling over political issues, wondering why the seller votes that way, what makes the seller think di...

Build Crofton High School in Crofton, Maryland Last night I attended a school board meeting along with about 150 other concerned citizens of our town, Crofton, Maryland, to request that funds for building a 13th high school in our community be allotted in the 2015 capital budget. Organizers did a fabulous job rallying the troops with specially-made t-shirts and signs so that when the spokespeople pled our case, a sea of purple "Crofton High School" tshirts stood behind them. Our community is growing in leaps and bounds. Currently, the 1400 high schoolers in Crofton are split into two regional high schools that are either over-capacity or are about to be. With the Board of Education already owning the land where the high school will be built, the community hopes to get our effort on the ...

Real Estate Q & A:  What School Will My Child Attend when I Buy That House? A military family who will be relocating to the D.C. Metropolitan area in 2014 contacted me with this question. They've already talked to friends in this area and done a ton of research online, which helped them narrow down their home search in this huge metropolitan area to a certain few zip codes. Number One on their search criteria: Crofton or Central Middle School and South River High Schools.  (Photo: Crofton Middle School) Based on my local knowledge, I realized they had inadvertently excluded several communities in another zip code which meets their search criteria, including school boundaries. Before setting up their automated email search, I perused the listings in this other zip code to include/exclude...

August Market Study for Crofton, Maryland 21114 Homes are on the move in Crofton, Maryland, according to RBIntel's August data. In August 2013, 44 home sales closed successfully, which is up nearly 19% from August 2012, when 37 homes closed. Even better, the average list price has increased by over 20%. The one number that has gone down is a great one: days on market! As anyone who has sold a home can tell you, keeping it ready for interested buyers can be a bit of a pain, but Crofton sellers this past month only had to keep those rooms neat and tidy for an average of 30 days, versus last August's 49 days. That's about 39% less time spent waiting to sell your home!   So why the great news? Several factors. With interest rates rising, people are moving to get those rates locked in at fav...

If you live in the Crofton/Gambrills area, you have probably seen the construction going on off Riedel Road between the neighborhoods of Crofton Valley and Briarleigh. This is the neighborhood that was formerly referred to as Enclave at Riedel Pond which has been renamed to Wilson’s Grove. The builder has begun clearing out some of the vegetation to put in the road that will take you back into the neighborhood. We originally blogged about this neighborhood when it was still called Enclave at Riedel Pond. Click here to read our initial post about the redistricting involved to take this from an age restricted community to an all ages, which is what it is now.  Last week we met with the builder in Northern Virginia to get more information about what they are planning for the neighborhood. ...
