Crofton homebuyers were out in force last month, motivated in part by the tax credit deadline of April 30, 2010. Whether you measure April sales statistics against the previous month or the same month a year ago, the number of units sold was up.  Average and median sold prices were fairly steady, compared to a year ago, but down from March.  The best news for consumers of statistics is probably seen in the number of Days on Market - down significantly from last month AND last year. Looking at this chart, compiled from monthly statistics published by MRIS, you can see the number of home sales in April hasn't been higher since 2007, that the average home price is better than last year but still nowhere near the figures we saw just two yars ago. Real Estate Sales since April 15 in the “Greater Crofton Area” – i.e., Crofton, Davidsonville, Gambrills & Odenton – seem to indicate that the tax credit has brought home buyers out of the woodwork.  And it wasn’t just the first-time buyers who were home-shopping.  Homes listed from $167,900 – $799,900 found new prospective owners between April 15 and April 25: Crofton: 13 homes went under contract, including 8 contingencies and 5 firm contracts.  6 are detached homes, 1 is a condo, and the remaining 6 are townhomes.  List prices ranged from $199,800 to $624,900.  Still on the market are 154 other homes for buyers to snap up before today is over. During March, 2010 FHA loan type was the most used to purchase a Crofton, MD home. This type of loan is used frequently because of the lower down payment required. FHA loans currently require the buyer to put down 3.5% on their home purchase. Following the increasingly popular FHA loan was the standard conventional loan. The Crofton, MD real estate market did well in all categories when comparing March 2010 to the same period in 2009. Total units sold in 2010 were 24, compared to 25 in March of 2009. This is about average for Crofton, MD, where a little over one home goes to settlement every business day. Lately, we've seen huge increases, that can only be attributed to aberrations. Most agents knew that 150% gains year over year were not normal for the Crofton, MD market. Sales for March 2010 were $8,519,302, an increase of 11.36% from 2009. When you're looking for something to do in Crofton MD… Take the family to Swann Park, located off Crofton Parkway at Swinburne Avenue in Old Crofton.  Let the kids play on the equipment, toss pebbles into the pond and watch them skip across the water, critique (or cheer) golfers on the adjacent 12th hole of Crofton Country Club, or take photos of the scenic red barn across the 13th fairway. The Crofton, MD that we see today began as a planned community in the mid-1960's. The two main builders were Crawford and Levitt. Over the years, Crofton, MD has expanded well beyond the original borders of Rt. 424, Rt. 450 and Rt. 3.
