Old Crofton has a reputation for its stunning display of blooming cherry blossoms along Crofton Parkway each Spring, but they're not the only flowerering trees to beautify our neighborhood.   Cherry Blossoms line much of Crofton Parkway, thanks to the efforts of early residents in our community.         The white blossoms you see along other sections of Crofton Parkway and in many areas of Crofton are Bradford Pear Trees.         Dogwood trees can be found scattered throughout the community in either pink or white.          You'll also see the brilliant color of magnificent Magnolia trees in the yards of some homes in Crofton.     You'll also find these same trees throughout the newer areas of Crofton, beyond “the triangle”.   Now, with the help of these photos, you'll probably be able ...

Crofton, MD homes sales for March, 2011 have shown a significant decline from March of 2010. Continued evidence that the market remains a buyer's market.Every category of sales in the 21114 zip code showed a decline. Total dollar volume, units sold, average and median price, average sale price to original list price. Days on the market showed an increase, which is the wrong direction. Other than the cold weather we had, there were no significant weather conditions that would have prevented buyers from putting in offers in preceding months. While we did see a higher number of pending contracts in January, it's very possible that settlements are taking longer to complete, thus not showing up in March.  The results are strange, since almost all agents I speak to are busier this year, than...

Crofton, MD home prices are not out of the reach of most buyers. This is true even if you’re a first time homebuyer. One of the affordable sub-divisions where you can purchase a home is Cedar Grove. Cedar Grove is ideally located right off of Rt. 3 North, near the KMart Shopping Center. All of the condo's in Cedar Grove are what are called piggy back style. Crofton foreclosures have been a pretty hot commodity in the last couple of months. While the number of foreclosures in Crofton, MD, has never been very high, several decent foreclosures have settled recently. For the last six months or so, we've had about 13 foreclosures on average in the Crofton home sale inventory. This month, we're down to just 8. All of the current foreclosures are townhouse or condo types. The least expensive is a 2 br, 1 ba condo, listed for $98,500. The most expensive is a 4 br, 4 ba towhouse, listed for $301,950. There are many reasons why it's not in your best interest to call the agent whose name is on the sign. Not the least of which is that they are representing the seller in any real estate transaction. Since it's a foreclosure, the seller would be a bank....

Coming off of a pretty anemic January, it looks like home sales in Crofton are bouncing back. Actually, this was anticipated, since January had a pretty significant increase in pending contracts. As you know, when listings change status from Active to Contract, this is an indicator of future sales. Total sales jumped +120% from February of 2010, and 83% from January of +2011. Last year we did have some pretty significant snow issues that weren't around this year. All in all, February looks like the market in Crofton, MD got back to average for this time of year. The median sold price continues a downward trend that started last year in May. Prior to that time there hadn't been a significant change.   It’s that time of year when military transfers abound in this area. PCS orders were issued in February and incoming military personnel to the Ft. Meade area have begun. On base housing can be scarce and the communities in the surrounding area pick up the slack with rental units. Good quality rentals in Crofton, Odenton, and Severn are receiving multiple applications, and quickly. Right now, there are only 17 rentals available in Crofton. With the exception of one, they are all townhouses. These units range from a 2 br, 1 ba, condo for $1,200/mo, to a 4 br, 2 ba, 2 half bath townhouse for $2,100. This is a pretty low rental inventory in Crofton, MD, and the surrounding area right now. If you’re incoming military, and are in need of off base housing, you need to act quickly. I can help....

The first ever Crofton Sweethearts Ball took place on Saturday evening at the Blue Dolphin in Crofton.  The committee worked long and hard, assembling a line-up of entertainers, organizing a silent auction and working with the restaurant staff to plan a fabulous dinner.  But you know what they say about the best-laid plans of mice and men... Not far from the Blue Dolphin, 600 acres were burning in a four-alarm brush fire, with winds gusting at 50-60 mph all day.  The area lost power, and dinner was cancelled.  The guests, who had paid $150/couple to benefit the Crofton Regional Community Center (CRCC), were not deterred, however. The restaurant's generator had enough juice for the D.J. to do his thing and everyone made the best of the situation with lots of dancing, drinking, networking...

A short video discussing two brief items about pets when you have your house for sale. The first has to do with showing instructions and letting agents and buyers know there will be a pet in the home. In the case of dogs, they should be secured. The second item deals with pet odors. If you have a pet, you have pet odors, plain and simple. I'm using a video format because I can then embed it on my website, as well as Google is indexing videos very quickly. Enjoy! Annapolis Restaurant Week - February 21-27, 2011 Gotta love living in Crofton MD!  So many fun things to do and see in all directions - from D.C. to Baltimore and, closer to home, Annapolis.
