Crofton home sales were up last month by nearly 10% from the previous month, but that's not all… The average sold price was up 11% and the days on market were down 20% from May 2011. All of that is good news for Crofton home sellers, and bad news for Crofton home buyers. Let's take a look Crofton real estate statistics over a 5–year period: Okay, now that you've seen the numbers, what do they mean? Let me begin by saying that June of last year is an anomaly, since closings were inflated by the $8000 tax credit requiring closings to take place before June 30, 2010. All the 2010 statistics are “suspect”, therefore, as to whether they're an accurate reflection of market conditions at the time. Have you noticed the new Goodwill Store at the former location of Crofton Library, in Crofton Centre? A sign outside the store reads, “Come in and check us out. You won't believe what you can find! We're not your Grandmother's GOODWILL.” You'll still find donated items such as clothing, baby equipment, and home furnishing for sale, but the items are showcased with a flair that's new and fresh. Store manager Rob Rannebreger told Crofton Patch the community has been very generous with donations since the store opened last month, both in quantity and quality.  During my recent tour of the store, I even saw clothing with original price tags still attached from stores such as Ann Taylor, Macy's and Kids R Us. J&D Contracting has done it again... proved they're THE most valuable members of my real estate team.  They saved the day for me and my seller yesterday by going above and beyond reasonable expectations. They arrived at my vacant listing in Annapolis MD to remove several items abandoned in the formerly tenant-occupied home scheduled for closing next week.  The job would require them to saw large items into pieces to remove them, since storage closets now block access to the stairs for large pieces of furniture.   The May real estate statistics are out for Crofton, MD, and comparing May of this year to May of last year presents some interesting comparisons.The units sold in May of 2011 exceeded that of May, 2010, however the Average and Median Sold Prices were down this year compared to last. Drilling down further in the stats, I see that this year there were no Crofton, MD homes sold over $500,000, and only 4 of the 31 sold were over $400,000. The increase in activity seems to be in the lower price ranges, which affects the sold prices.The most active price range was $200,000 to $299,999. Condos outsold every other style of housing in Crofton, MD in May 2011. As you can see from the graph, it’s taking quite a bit longer to sell a Crofton, MD home this year, compared to last.   Although I am completely unauthorized, I feel compelled to surrender to the Weather Gods on the part of Crofton, MD. OK, we’re weanies here in Maryland compared to you heartier types in Texas, Arizona, New Mexico, etc. I’m told that you don’t even break into a sweat until it reaches 120 degrees. I know...it’s a dry heat.Well, here in Maryland, we don’t have dry heat. 100 degrees today is like being in a Sauna. For it to happen this early in June is even worse. I’m used to being around smelly, sweaty people in July and August, not June. I have yet to build up a tolerance.Anyway, whoever wants this weather, it’s yours...free and clear.

The annual Kiwanis 10k on the Saturday before Father's Day is one of many Crofton traditions that make this community a special place to live.  The 23rd annual Kiwanis 10k Challenge will be held this Saturday, June 11, beginning at 8 a.m. at Crofton Country Club, circling Crofton Parkway and making a detour into the “E” section and the “S” sections.  My friends at Team Surlis of RE/MAX Leading Edge will co-sponsor the event, along with the Kiwanis Roundation, to raise money for local charities.  Chick-fil-A, Curves of Crofton, and Friends of Crofton Kiwanis will provide refreshments, which will include bagels, fruit and drinks.
