The real estate market statistics for Crofton, MD this year have been acting quite schizophrenic. January through July showed a robust month over month growth. It looked like we were finally moving out of the doldrums that kept sales and prices down.Then came August and September to bring us back to reality that what goes up, can also come down. Thankfully, that downward slide seems to have stopped when looking at the October sales statistics. While significantly lower than October 2010, the month over month decline stopped.The median sold price climbed up to $287,500, just slightly lower than last year. There will be a free Children's Festival for the kids on Saturday evening at Princess Center, between 4 and 7 p.m., while the grown-ups are inside the Blue Dolphin enjoying the book lover's benefit auction for the Crofton Regional Community Center.  A face painter will be there, bales of hay will decorate the area, games and contests will be going on and there will be plenty of food and prizes for everyone. Last week, Crofton MD was a little light on new listings. The three that did come on the market were all three level townhouses, listed between $245,000 to $285,000. Three new rentals also became active, in a strong rental market here in Crofton. One rental application was accepted, and four units were rented.Four houses had contracts accepted, three detached homes and a townhouse listed at $198,000. These will be an indication of future settlements.Most of the activity in Crofton last week was in firming up the contract status. Nine homes went into full CONTRACT status, indicating that all contingencies have been removed, except financing.
