Crofton MD Short Sale Information Author: Steve Queen A short sale occurs when a homeowner with a hardship sells a home for less than the amount due on the mortgage, with all the proceeds going to the lender. They offer an appealing alternative to foreclosures, but that doesn't mean that it's an easier process to endure. Here's an overview of what a homeowner should do when considering selling in a short sale. 1. Talk to people After enduring a financial hardship and finding out that your home is underwater, your first steps should be to talk to one or more of three key parties: a CPA, a real estate attorney and or most importantly a qualified real estate agent. "Each state has its own laws regarding the lender's ability to come after the borrower for a deficiency after the sale or fore...

This is from the Anne Arundel County Inspections and Permits website: "A building permit is not required for fences up to 6-feet high unless the property is on a corner lot or waterfront. Be sure to check with your community for local requirements or covenants. Even if a permit is not required, fence construction must meet all applicable codes, including, but not limited to: All portions of the fence must be located within the property lines" Pretty simple and straightforward really for the most part. I would also add though...how sure are you about those property lines? Over the years, and over several owners, property lines tend to get somewhat vague. If you're installing the fence, it's your responsibility to insure that it's entirely within your property lines, or you could end up ...

The week of 3/10/13 to 3/16/13 once again showed some pretty impressive real estate results in Crofton, MD, particularly in light of the persistent low inventory. Buyer activity was high during the week with 5 homes going under contract during the week. With only 44 total homes listed for sale, that is an impressive number.   Finally, maybe a break from the listing drought with eight new listings coming on the market. Prices ranged from $139,999 to $635,000.   Seven (7) homes SOLD and went to settlement in Crofton last week. That’s a pretty high number for one week in Crofton. Five other homes went into the full contract status, and are marching along towards settlement.   Rentals are up a little bit with 21 rentals available in the Crofton area. It’s been well documented for quite some time now that the inventory of homes for sale in Crofton, MD is quite low. We’ve actually been experiencing inventory levels that are five year lows. With a home sale inventory of 43 homes, buyers can’t ignore Crofton, MD short sales. Short sales account for 33% of the total Crofton, MD homes available. The 33% figure doesn’t bother me that much, because it’s coming from a low base of homes. Some buyers tend to exclude short sales from consideration, and Realtors understand why. The primary reason that many buyers exclude short sales from their consideration is timing. Short sales here, and in many other areas have a long and storied history of taking too long, and that doesn’t fit with many buyers needs. If you’re a buyer in the Crofton MD real e...

I hadn’t been to an IMAX theatre in over a decade until last week. My son and I went to the Regal Stadium Cinema in Crofton/Gambrills, and got tickets for their IMAX 3D show. The last time I went to an IMAX was at the Air and Space museum, to see a documentary on the space program. It was impressive back then, but nothing like watching a movie in IMAX 3D today. If you’ve never been to an IMAX theatre, the screens are enormous compared to the multiplex screens of today. The action surrounds you in a curved screen, and a sound system that vibrates your teeth.Yes, for the 3D version you have to wear those glasses. These happened to be made of plastic, not paper like the old ones. I was a bit skeptical, since 3D was never really very good in the past. Wow...that’s changed. This 3D was amazin...

Tomorrow, February 18, is President's Day - a federal holiday. The holiday was initially created by an Act of Congress in 1879 for the City of Washington, D.C. to honor George Washington on his February 22 birthday, but it became a federal holiday just six years later.  Another Act of Congress, the Uniform Monday Holiday Act, moved the celebration to the third Monday of February and also designated Memorial Day (last Monday in May) and Columbus Day (second Monday in October) to a Monday, so Federal workers could have more three-day weekends. While the holiday honoring George Washington's birthday was not officially renamed in that Act, it has become known as President's Day - possibly because it falls between Washington's birthday and Lincoln's birthday. Will there be trash pick-up in C...

Crofton, MD Homes for Sale and Rent I’ve never seen the Crofton, MD housing inventory lower than it is right now. Both the rental and resale inventory are at lows that go back over five years. Interest rates are still low, and buyers want to take advantage of low lending rates before they disappear.Sellers in Crofton, MD are experiencing a strong market in their favor, and list prices are being supported by strong offers. As always, the Spring Surge will add additional inventory but it’s being added from a base that’s very low. Trying to forecast ahead, it looks like the Crofton, MD real estate market will continue to favor sellers for several months, and quite likely longer. If you’re not already working with an agent to buy or sell a home in Crofton, MD, or anywhere in the surrounding ...

Crofton MD Real Estate - Weekly Market Report for 1/27/13 to 2/02/13 The week of 1/27/13 to 2/02/13 showed some pretty interesting real estate results in Crofton, MD. The inventory continues to get crushed, and is showing lows that haven’t been experienced in quite some time.Only two new listings came on the market. One listed at $175,900 and the other at $500,000. This wasn’t enough to help the low inventory situation.Seven (7) homes SOLD in Crofton last week. That’s a great week for settlement, especially considering the low inventory at this time..The rental market is still very robust in Crofton although it too is being impacted by the lack of available rental inventory. Six homes were rented last week, and only one new active rental listing came on the market.Three homes went unde...

The week of 1/20/13 to 1/26/13 slowed down considerably in Crofton, MD. It looks like the lack of available inventory is having a negative impact on sales in the Crofton market.Three new listings came on the market between $197,500 to $569,500. The same number of new listings that we had the last two weeks and certainly not enough to offset sales and increase the inventory.Only one home SOLD in Crofton last week making it a very slow week for settlements. The rental market is still very robust in Crofton although it too is being impacted by the lack of available rental inventory.Five homes went under contract during the week, putting increasing pressure on the already low inventory. The current Crofton, MD active inventory is: Standard Sales - 28 Potential Short Sales - 12 Foreclosures/R...

Crofton MD Real Estate - Weekly Market Report for 1/13/13 to 1/19/13 The week of 1/13/13 to 1/19/13 was a bit slow in some areas, and a bit brisk in others for Crofton, MD real estate activity. Once again, weather wasn’t an issue, and despite the lack of inventory, homes are selling at a brisk pace.Three new listings came on the market between $176,000 to $529,900. The same number of new listings that we had last week, not enough though to offset sales and increase the inventory.Seven homes SOLD and settled during the week, making it a very good week for closed transactions. Congratulations to the new Crofton homeowners.Rentals are still a hot commodity in Crofton. Three units were rented and three applications were registered on other units. Anybody in Crofton, MD contemplating selling their home should really look at the two graphs below. The first one shows the Active Listings in zip code 21114 for the past two years. > At 44 Active homes for sale in December, 2012, that was the lowest inventory level in over 5 years. The inventory has been steadily declining since March of 2012, reaching new lows every month. Do you think it’s a good time to put your house on the market? You bet it is. Right now there is little competition, the days on the market have dropped to around 60, and the Median Sold Price has recovered, and in the last quarter of the year, has experienced 5 year highs.
