Well that was an exciting way to pass an afternoon! While Crofton remained safe from any funnels, nearby Ft. Meade residents spotted one over their homes. Scary stuff! The weather was beautiful for Croftons Summer Concert series on the Village Green. Tonight's concert was by the Bay Jazz Project, who played from 6 - 8 PM to a large crowd. The series is free, and all you have to do is bring a chair, and some mosquito repellant. Walkers, bikers, joggers, and those driving in converged on the Village Green for an outstanding set from the Bay Jazz Project. When they started playing even the kids quieted down. The next concert will be on June 23rd, when the Big Band Caliente will be playing. All concerts start at 6 PM. The land has been reserved since our little planned community was established all those years ago. The high schools where our students currently take classes are filling up fast. By 2017, just 4 short years from now, the schools will all be at capacity or exceeding capacity, and that is not even taking into account the multiple new developments in the works. But schools cost A LOT of money! You might be surprised at how much it takes to get a new school, even when one is desperately needed. It turns out that portable classrooms and adding on to existing buildings is a heck of a lot cheaper. Granted, this is obvious, but who wants their kids learning in trailers? New contract activity was off slightly from the preceding week. The week of 5/19/13 to 5/25/13, the runup to the Memorial Holiday weekend, showed some pretty impressive real estate results in Crofton, MD, particularly in light of the ongoing low inventory. Buyer activity was high during the week with 7 homes going under contract. With only 66 total homes listed for sale, that is an impressive number.   The listing activity is increasing dramatically with fourteen new listings coming on the market. Considering the lack of inventory, Crofton, MD has done pretty well thru April. Year to date we're up just slightly in total sold dollar volume. With a more robust inventory, which is just coming on the market, most agents feel that the Crofton real estate market is poised for better results moving forward. The average sold price for a listing jumped almost 7% to $308,233. Prices have been trending higher in the past year, largely fueled by the inventory, as well as the general uptick in the economy. Another indicator of a strong real estate market is how long a home sits unsold, or...Days on the Market. The activity in the Crofton MD real estate market increased significantly during the week ending 5/4/2013. An encouraging sign is the increase in inventory, both in home sales, and rentals. Active listings in Crofton have been low for quite some time. NEW LISTINGS: 14 new listings showed up last week. They ranged from a 2 br/1 ba condo, listed at $165,000, to a 5 br/4 ba single family house listed at $609,900. In between was something for everyone in various price ranges, including condos, townhouses and single family detached homes. You've already prepared your home to sell, but do you know how to prepare it for MLS photos?  The photos of any listing are extremely important to its sale because most of today's buyers will first see the home online.  Buyers are looking for a house with the potential to become their home... one where they can easily imagine living.  We can't count on them to mentally remove clutter from photos so they can picture themselves and their families using the space. This must be done before the photos are taken.  Just spend 10 minutes looking at random MLS photos online, and it's not hard to find examples of "what not to do."
