Columbia, MD Home Residential Resale Statistics -- December 2011   21044 saw a dramatic decline from last year with sales down over 40%, heavily a result from 19 units sold in December of 2011 versus 33 the year prior. Houses stayed on the market for over 20 more days on average, and the number of active homes is down over 30% compared with last year. 21045, on the other hand, had quite a different turnout. Sales were up almost 14% with six more homes being sold than in December of 2010, though at a lower price on average. However, homes stayed on the 166% longer than the same time last year, 133 days versus 50. Seven homes were on the market from 181 to 360 days, and two from 361 to 720.  21046 compared similarly with 21044, with a 30% drop in sales, 15% drop in units sold (13 vs. 11),... 01/11/2012

Swansfield Market Update:  For much of 2011 , both median and average sales prices in Howard County were still in decline. Compared to 2010, unit sales were down 5.5% and the average sales price declined by 6.3%. Unfortunately, historically low mortgage rates were not enough to spur the market in a positive direction. No significant changes expected in the level of housing market activity for Howard County in 2012. Columbia - 21044, 21045, & 21046 Residential Home Resale Statistics - October 2011 21044 - Though the average selling price was down almost 12% compared to last year, total sales were actually up. There were seven more sales in 2011 than in 2010, though on average homes stayed on the market for more than 20 days more than last year.   21045 - This part of Columbia saw sales decrease a little over 7%,  a result of a decrease in the average selling price. The number of units sold, 35, was exactly the same as in 2010, and homes actually sold quicker, averaging 13 less days on the market than last year. 21046 - Here, the average selling price actually increased compared to 2010, albeit very slightly. Beautiful Places to visit in Maryland-CENTENNIAL PARK I truly feel that I am blessed to live in Maryland, and specifically in Baltimore.  I love that I am close to Washington, DC and Downtown Baltimore.  I am within hours from the beach and the mountains.  We have all 4 distinct seasons, although the snow we just saw in October may fly in the face of that! Fall is one of my favorite seasons and we love to explore.  Centennial Park is a fabulous place to visit.  It is the site of the IRON GIRL Triathlon I competed in this August.  Today my family decided to take a walk around the lake and I thought you might like to join us.  Get your walking shoes on and come along.  It's a 2.4 mile walk, the air is crisp and the sky is blue.         Hope you enjoyed the walk as much as we did....Until ... 10/31/2011
