This month, it experienced a down, with sales declines 24.5% from $2.3 million last year to $1.7 million in January 2013. Though one more unit was sold (4 vs. 3), the average selling price decreased over 40%, going from $766,000 in Jan 2012 to $433,750 this past month.  Clarksville, MD Home Residential Resale Statistics -- December 2012   Clarksville, one of the more volatile real estate markets, is home to some of Howard County's finest homes. During the month of December, Clarksville experienced total sales volume of $5.5 million, a slight decrease from last year though a $1 million increase from the prior month. While three more homes sold this month than last year, the average sale price was $260,000 less. Compared to November 2012, it was $100,000 less, though only seven homes sold that month. While it's hard to use that to convey the market's prosperity or lack thereof, a positive indicator was the fact that homes sold, on average, in 51 days, a 55% decrease compared to last year's 114 days and a 46% decrease compared to November's 95 days. Home Residential Resale Statistics -- November 2012 : Clarksville, MD     Known for its volatility in terms of the market, Clarksville can be prone to large swings from month-to-month. In the case of November 2012, the swing was a great one, with sales flying from $2.1 million last November to $4.5 million this November, over a 100% increase.
