All the home owners Must act NOW. THis may take a way American Dream through entire country. All the Home owners Must write to their repsenative and portest this porposal. If they would not hear from Home owners this might take in effect. Please ACT NOW!!!   Under the Governor’s proposed Budget Reconciliation and Financing Act of 2012 (BRFA, HB 87/SB 152), Maryland plans to scale back the most important benefit tax benefit that homeowners receive – at a time when one out of every five homes are underwater or have lost significant equity (DHCD, November 2011)! The BRFA bill would reduce the mortgage interest deduction and the deductibility of state and local property taxes for many Maryland homeowners. For nearly 100 years, the tax code has protected mortgage interest deductibility. Unde...

Original source: DChouseCat--Over And Over Again   It's no fun, and one of those endlessly repeating things a homeowner has to put up with.  But it’s so important that I will preach it here again: Clean out your gutters! If the gutters on your house look like the one on my garage here in the picture, you should actually clean them out NOW! At least in our area, the trees are pretty much done shedding--even the annual leaf collection and cutter trucks have finally passed through most of our streets. If there was only one thing I have learned from the many home inspections I have attended, it would be the fact that packed, broken, loose or blocked gutters and down spouts are a major reason for water collecting around house foundations and, as a result, wet basements. They’re also often re...

"What?!," asked my pre-teen daughter, "we are what?"  "Getting up a bit earlier and walking to school," I said. "October 5th is National Walk-To-School Day." "You've got to be kidding." My daughter normally takes the bus to a magnet school that is--according to Google--2.7 miles from our house.  Walking allows for a cut through public park land--according to Google Maps 2.3 miles and an estimated 50 minutes. When she heard that fresh croissants from a bakery on the way could be part of the picture, the kid came around. We took off in perfect walking weather.  It was a crisp, sunny morning in the Washington DC suburbs.  A low sun and the first turned leaves where showing off the beauty of early fall.  Cheerfully chatting, my daughter stomped on. We passed neighbors walking their dogs, a ...

It was a joyous day on Sunday, when we all came out of our houses to assess the damage that wasn't.  I had fallen asleep to some scary wind gusts that occasionally bent the 120 foot trees in my neighbors' backyard much more than I liked.  When I woke up in the morning I instantly noticed the humming of the AC--we still had power!  Outside, the air was fresh and clean.  My parents--visiting from Berlin--didn't understand a thing that was going on, neither the three-day hype before nor our fears when the winds arrived or the relief when they had passed, and even less so the fact that more than 200,000 households in the DC area were still without power the next day.  To illustrate what could have been, I showed them pictures I took in my neighborhood after a bad storm last summer. I have l...

If you like a pretty yard, hate mowing, and live in Chevy Chase, there's a solution for both you and the environment. According to Gazette.net, the city will be the first in the area to participate in RainScapes, a pilot program to help reduce storm runoff into local streams and Chesapeake Bay by replacing grass with gardens. The Montgomery County program is offering homeowners and businesses a rebate for getting their landscapes to absorb more water. The program is currently focusing on the county's oldest neighborhoods which don't have modern stormwater drainage systems. As one of the oldest suburbs in the DC area, Chevy Chase was chosen as the starting point. One local resident, Judith McGuire, received $500 to help cover the cost of turning her front yard from grass to a rainwater g...

There are two words that every Chevy Chase home seller should know: curb appeal. The better this is, the higher your chance of reeling in a buyer the minute they park in front of your house. But according to Realtor Magazine Online, the curb appeal also needs to show up in your on-line listing photos, since most buyers will see this before they view the actual property.  To put that pizazz in your photos, try these three simple, no cost options. Take Down Window Screens - Most home exteriors can look pretty dull, and screens generally make windows look dark. You can shine up door knobs and lighting fixtures, but those don't show up in your external photo. To spice up your photos and add some dimension, take down window screens on the front windows before shooting-but remember to keep an...

When considering how to save money on energy, homeowners usually think about their heating bills.  But there are energy savings to be had in the summer as well, if you know where to look. Consider these tips to reduce the warm weather energy bills of your Chevy Chase home. Start with light bulbs. Changing from incandescent bulbs to Compact Fluorescent Lights (CFLs) will not only reduce energy use but also save money on bulbs, since CFL's last many times longer. Summer or winter, unplug your appliances. Even when not in use, plugged-in machines draw power and increase your energy bills. Placing insulating window wrap around any new windows is very efficient at keeping hot air out and cool air in, reducing energy loss around the window. In winter it works the opposite way, but still just ...

In today's housing market, the buyer has generally held all the cards. But that's beginning to change according to a recent Washington Times article which says that Bethesda, Chevy Chase and other areas are starting to see some real buyer competition. This includes even the "slow movers" such as foreclosures and short sales. Rather than increased demand, lower inventory is creating this situation, and it's happening across a very broad range of home prices, not just the lower-priced homes. If only one or two homes are listed in a popular neighborhood, you'll likely see lots of competing offers. As I stated in the article, sometimes buyers with little cash end up "competing against cash-heavy real estate investors, particularly for bank-owned foreclosures." The heat of the chase can ofte...

As they have for the past 15 years, volunteers from the Chevy Chase Citizens' Association have made things a little more colorful by planting flowers in tree boxes along the streets of Chevy Chase.  While it's a nice touch for Earth Day, the Association actually keeps up the tree boxes throughout the year, says the Chevy Chase Patch. At the same time, volunteers with the Friends of Rock Creek's Environment (FORCE) were sprucing up a community rain garden that they planted three years ago. As in the tree boxes, rain garden plants help filter toxins out of the water that seeps into the ground-toxins that would otherwise flow to Chesapeake Bay. They also help lessen runoff water to the street during torrential rain storms. The executive director of FORCE is encouraging Chevy Chase resident...

It was an accident, but I just love it!  I went around an upcoming new listing today, a very cool mid-century "California Modern," and snapped a few casual pictures with my little old Lumix.  They were by no means for publication but just to help my memory as I'm starting to put together some info and description for the brochures.  This one was taken from the outside, through a wall-to-ceiling window.  Because of the reflection, I couldn't really see the picture until I downloaded it.  And guess what -- the floating ceiling had softly taken off! One of the revolutionary and enduring principles of 20th century modern architecture is the idea to integrate indoor living space with the surrounding outdoors.  I don't think that concept could be illustrated any better than this!

I may need some help here. Yesterday, I showed a listing that is the biggest kid on the block, meaning, it's not only much bigger and sitting on a bigger lot than anything else in the neighborhood, but it's also unique and has features few of the homes around it share.  It's surrounded by National park land, was designed by a well-known architect, has an indoor pool and a bunch of other things.  Yet it fits very well into the landscape. The list price is about two and a half times that of last year's average sales price in the neighborhood.  Make no mistake--the price is justified by the trend of the neighborhood's values, by the neighborhood's typical sale price-to-tax assessment ratio, by relative (to the location) comparison to other unique and striking houses in the surrounding area...

How is the market?  What is actually out there for buyers?  Not much, at least that's what we get to hear from frustrated buyers all the time.  In a few days, it will be time for an analysis of the first quarter statistics.  For now, let's look at the available properties in this DC suburb: There are 6 active listings in Rock Creek Forest today, with asking prices ranging from $475,000 to $1,795,000.  5 homes are currently under contract, with asking prices from $535,000 to $1,150,000, after spending an average of 6 (!) days on the market. Here are the actives, in order from lowest to highest price (courtesy of MRIS):       2611 East-West-Highway; 3 br, 2 fb; $475,000 (listed by Sunshine Properties)               2817 Spencer Rd; 4 br, 3 fb;  $599,000 (listed by Long & Foster)          ...
