We have so much to be thankful for this year and yet there are others who are not as blessed, even in a town like Chevy Chase. Chevy Chase is one of the most charming and affluent communities in Maryland, but there are still families who won't be celebrating Thanksgiving without some help from their neighbors.  Town of Chevy Chase officials say they need about $1,425 more in donations to provide bountiful food baskets to all 80 Montgomery County Public Schools families being served this Thanksgiving. It is very simple to participate since the town is looking for cash or gift cards. $25 purchases a turkey; $50 purchases groceries; $75 purchases an entire Thanksgiving basket.  If you would like to be part of this neighbor-to-neighbor effort, drop off a check (made payable to YMCA-YFS) or G...

Chevy Chevy may have begun as an affordable bedroom community, a trolley car ride to downtown, Washington, DC.  But today, the modest homes of the earliest residents have been replaced by amazing renovations and extensions of the originals. One of these is the residence at the corner of Rosemary Street and Connecticut Avenue. In 1923, an appointee in Teddy Roosevelt's administration built this beautiful home, and over the past few years, the current owners completely renovated and expanded it. Here is the Virtual Tour. The flexible floor plan allows for entertaining on a grand or intimate scale, in the formal dining room or the breezy veranda.  And the food you serve?  The kitchen provides the latest in high end equipment and lots of  granite for you or your caterers to prepare the feast....

This afternoon, I had an Open House at a wonderful home in Chevy Chase, Maryland.  and when it was time to leave, I checked the doors on all three levels to make sure they were locked. The master bedroom has it's own veranda overlooking the back yards up and down the block, which were full of trees in various stages of changing colors.  To the right, there was a bush turning red, and a burst of orange where the afternoon sun played with the leaves.  To the left, there were small bits of purple and red, with a wispy yellow tree to the side.  I couldn't help but think how wonderful it would be to sit on that veranda on warm (or warmish) mornings with a cup of something with caffine, sipping and enjoying the beautiful colors up and down the street.Oh, and the house is beautiful, too! Here is...

My favorite renovator in the Washington, DC area is Patrick Keating, a guy who takes old houses and makes them way better than new.  And that is exactly what he did with this hundred year old bungalow in the Martin's Addition section of Chevy Chase, Maryland. He started with a sweet house on a tree-lines street where most of the homes have been tastefully renovated (here are the "Before" photos) and turned this home into an amazing space that is totally 21st century  (and the "After" photos).  So, what a wonderful 100th birthday present for this house! If you are looking for a home where you can entertain on a grand or intimate level, your friends will be impressed as soon as they step into the foyer. This home now has a kitchen that could turn me into a serious cook, all Thermadore applia...

What is going on with the Chevy Chase 20815 Real Estate market in SEPTEMBER 2015 ? The good news is that it is behaving exactly as it should. Sales were stronger in September 2015 than in the same period last year.  There is a natural seasonal reduction in sales activity from August's numbers when everyone was trying to get their children in school, but that is to be expected.  Another bit of data worth considering is that the months following January did not see a significant bump in prices although there was a good bump in April and another in July with the other months remaining relatively flat over the last few months. However, when compared with the same time periods in 2014, the market is up. We are still in a seller market with only 3.1 months of supply as opposed to the 5 year a...

What is going on with the Chevy Chase 20815 Real Estate market in August 2015? The good news is that it is behaving exactly as it should. Sales were off slightly in August as they are every year when all the buyers take a last summer vacation, but the buyers do return and October always turns out to be a very good month for putting properties under contract! July was very strong this year, reflecting lots of buyer activity. I am hopeful that the July numbers mean a robust fall market. Lets see how it turns out.  The other bit of data worth considering is that after January did not see a bump in prices although there was a good bump in April and another in July with the other months remaining relatively flat over the last few months. We are still in a seller market with only 2.6 months o...

Open House6800 Connecticut Avenue Chevy Chase, MarylandSunday, September 20th  1-4 pmWhen you invite your friends to your housewarming party at this historic landmark, you will not have to do any bragging.  The house does it for you.It was built in the 1920's by a Teddy Roosevelt appointee who made history by throwing a bunch of suffragettes into jail.  But the guy did build himself a beautiful home.  The current owners did an impressive renovation, bringing this home into the 21st century. There are four finished levels, and the layout allows many possibilities for formal and informal entertaining. There are museum quality finishes throughout showing great attention to details.  Your caterer will love doing food prep and serving in the kitchen, with high end appliances and a design that ...

I write frequently about Kenwood Forest because I think it is probably the best deal in Bethesda/Chevy Chase for an affordable home in a spectacular setting.   The Capital Crescent Trail is just two blocks away, allowing you to ride your bike from Georgetown to Bethesda, and all the shops, movie theaters and restaurants are even closer! You can live a wonderfully European life style at Kenwood Forest, shopping at the local markets on a daily basis for your dinner and walking to the metro or other community amenities.  Leave that gas guzzler in your parking space and take a stroll! 6720 Offutt Lane is listed for sale by NetRealtyNow.com for $344,000.  This one bedroom condo is 687 square feet of living space with a washer and dryer in the unit, an updated kitchen and bath, and hardwood f...

The Buyer wants to make the strongest offer possible to get the home of their dreams, so he might waive certain contingencies in the contract like the Home Inspection. However, a popular alternative approach to waiving the home inspection completely and going into negotiations blind is to have a Pre-Inspection before the offer is written and submitted. A Pre-Inspection is the opportunity for a Buyer to have a Home Inspector perform a property inspection prior to submitting an offer to the Seller. Typically it focuses on the major systems in the house, the structure and the appliances, but does not check every outlet for reverse polarity or floor board for squeaks. With a pre-inspection in hand, a Buyer can make a more realistic offer and the Seller knows that the contract will not fall ...

New Government Regulations Increase Costs for HVAC Repairs and ReplacementsOn January 1, 2015, my former employer, the US Department of Energy (DOE), released new regulations regarding HVAC efficiency standards. These new laws increase the minimum efficiency ratings required on all new air conditioners and heat pumps. The DOE regulations also include a “matching” requirement for HVAC equipment that states when a system can no longer be repaired with “like-kind parts,” all existing and new components must be compatible with the same efficiency rating as a newly manufactured system. These new government regulations may significantly increase the cost of heating, ventilating, and air conditioning (HVAC) repairs and replacements. These new rules will also complicate the process of deciding w...
