The following statistics are for the past month and are compared with the same month last year. There were 74 new listings and 36 went to pending new contracts. The sold dollar volume was up 55.72% from last year. The number of homes sold was 25 from 19 last year. The average time on the market was 80 days from 95 days last year. The average sale price was 90.95% of the average list price. The following statistics are for the past month and are compared with the same month last year. There were 26 new listings and 19 went to pending new contracts. The sold dollar volume was up 1.99% from last year.  The number of homes sold was 11 from 11 last year. The average days on the market was 78 days from 75 days last year. The average sale price was 93.57% of the average list price. The median sold price was $915,000. When I switched companies last summer, I lost my geographical based website, www.kenwoodforest.com because my broker actually owned the website domain and wouldn't give it to me when I left his office. Go figure - just a little spiteful, I would say! He even went so far as to give away  "my" old website which I had worked so hard to develop and grow the Google juice for.  When you go to that website, Maggie Simpson's face is smiling out at you, even though my name shows up with the website in Google. Oh well..... I started a new website, www.kenwood-forest.com, and tried to perfect it and grow the Google juice again. Chevy Chase Housing Statistics for 2009 It's time to crunch some numbers.  How is Chevy Chase real estate faring?  Better than the rest of the D.C. region.  Prices are down from last year, roughly 12% regionally and 4.5% within Chevy Chase (specifically within Chevy Chase Elementary School boundaries).  And while lower prices are never great for sellers, if you are a move-up buyer, the savings on your new home should more than offset any loss you might take on your current.  At the time of this writing we have a fairly low inventory of homes for sale. Sometimes homeowners' association, coop and condo boards forbid owners from renting their units, thus forcing owners to sell the property in what is not only a depressed market but is in competition with many other properties for sale. This is particularly common in coops because the burden of a mortgage default is shared by all residents of a coop, and there is a belief that absentee landlords are more likely to default or fail to pay the coop fees.
