The 4th Quarter of each year is traditionally the "slowest" in any real estate market, at least in the DC area.  It's time to look back and evaluate some trends.  Today, we are taking a closer look at the Washington, DC suburb of Rock Creek Forest, the most eastern neighborhood of Chevy Chase, Maryland.  To say it outright, the numbers I came up with really surprised me.  And not in a bad way! As usual, all numbers for this year--statistics for the first 3 quarters--will be compared to those for the same period in 2009. A total 24 homes sold in the first 9 months of 2010 in Rock Creek Forest--that's a 20% increase over 2009, when only 20 homes closed between January and September. Still think the market is dead and no one is buying a home? Think again!  I sat on an open house this past Sunday in Chevy Chase, Md. near the DC line. The home belonged to an agent in my office so she asked me to sit for her. The home had been nicely renovated about 12 years ago and the landscaping was beautiful. They listed the home just slighly below what they thought it was worth in a effort to get alot of feet in the door. Oh did I mention it was over $1M? I opened the home at 1pm on Sunday and the feeding frenzy began.  I can still remember going to Parkway Deli for Sunday brunch when I was just a little girl. A total of four houses closed in the Rock Creek Forest Neighborhood in the month of August. While August traditionally is one of the slower months in the DC area real estate, this number is a bit of an improvement over August 2009, when only three homes closed. Even more favorable is a comparison of the sales prices which improved by 9.5% over last year. Here are the August 2010 Closings in Detail: 4 homes closed at prices ranging from $505,000 to $639,000, for an average of $583,000. Bethesda continues to expand with one great restaurant after another.  Earlier this summer the Mussel Bar opened on Woodmont Avenue in the old Levante restaurant space.  Now Vapiano has joined the mix in the next block in a newly constructed building.
