Redistricting of Harford County Maryland Public Schools The goal of the redistricting plan, which needs to be approved by the school board by March 1, 2011, to be implemented on schedule, is to redraw the county's boundary lines to balance enrollment across all elementary schools, as well as create an attendance area for the new Red Pump Elementary School, which is under construction north of Bel Air and scheduled to open in August 2011. This past week, 4 savvy buyers took advantage of the opportunity to snag a deal and closed on a bank-owned property in Bel Air, MD...   Lowest priced of the 4 is 101 J Nichols St. in Hearthstone listed at $189K and sold at $182K built in 2006, this 2 bedroom, 2 full bath, 1663 sqft, condo was on the market for 30 days before being scooped up on Friday, August 6th.  $7000 from the bank helped the buyer close on this one.   Highest priced is 1306 Willow Chase Dr in Willow Chase listed at $749K and sold at $710.5K with 4 bedrooms, 4.5 baths, and 5812 sq ft of living space, this one settled on Friday as well.  Additionally, the bank contributed $2000 towards the buyer's closing costs after 52 days on the market. I remember reading this on a marketing piece for a housecleaning service and it just popped into my head as I recalled a recent experience...   "Life's too short to clean your own home." REALLY?       Had a showing last night and was not at all amused.   Still trying to figure out exactly what happened.   First of all, it was only after a week's span of 4 different attempts at appointments that I was able to gain entry into the property.  Called the showing service.  Declined several times. Called the listing agent. Ignored several times.  Granted, I needed showing times outside the normal range to accommodate my hard-working buyers' schedules but, beyond that, I finally got an appointment confirmation from the sellers via Centralized Showings....

We are all expecting it ...changes on the horizon with FHA are going to make business even more challenging.On several fronts, there are changes that are imminent that will affect how we do business with FHA buyers. First and foremost, we are all awaiting the announcement from FHA regarding its position on Seller Contributions that will be cut from a maximum of 6% to offset the closing cost on a purchase loan. That has been expected to be implemented by summer and be reduced to 3% which will impact each and every deal in a negative way. In our market, it is predictable that the required contribution from a seller to keep a buyer at their minimum 3.5% exposure would necessitate a 3.5%+ concession and with that disparity, typical FHA buyers can now expect to come to the table with more of...

Rambling to Myself: Please tell me...someone, anyone(?) why some agents are pulling list prices out of their a$$e$ on a consistent basis?  My apologies upfront for the bluntness of my post, but, seriously, I've had enough.  Maybe it's my age. As I get older, my bullcrap'o'meter gets a little more sensitive and I find it difficult to stomach the agents that price their listings based on what the seller needs to get from the transaction. Whaa...? There's this thing called a CMA.  We learned how to do these in Real Estate 101.  We gather the facts - cold, hard, in-your-face data - and we base our conclusion - the suggested list price - on exactly those facts. Maryland: Bel Air Town Run Welcome to Harford County Maryland. Now put your running shoes on and take a 3.1 mile jaunt through the town of Bel Air. This is the biggest 5K race in Harford County and this year it will be held on Sunday, June 6. Registration starts at 6:30 am in Shamrock Park. The race starts at 8:00 am on Bond Street near Office Street. The cost is $20 and if you are early enough, then you will probably get a Bel Air Town Run Tee Shirt.
