(Centsable Inspection)
A Westfield MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase. A standard Massachusetts home inspection is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks inherent in the purchase of property and a home inspection is inherently limited in its scope and depth. The information gained from home inspection conforming to the Massachusetts Home Inspector Standards of Practice may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved. Western Massachusetts Repeat Home Buyers: If you are considering making a move to reap the reward of the $6,500 tax credit, working with me can raise your credit up to $7,100! The federal housing tax credit guidelines for existing home owners allows for up to $6,500 for buyers who are under contract to purchase by April 31, 2010 and who close on the property prior to July 1, 2010. What is the definition of a move-up or repeat home buyer? The law defines a tax credit qualified move-up home buyer (“long-time resident”) as a person who has owned and resided in the same home for at least five consecutive years of the eight years prior to the purchase date. For married taxpayers, the law tests the homeownership history of both the home buyer and his/her spouse. That is, both spouses must qu...

Interesting Western Massachusetts Quadrant Statistic... Over the past 12 months, out of all companies, Park Square Realty has the highest priced listing sold in both Westfield and Southwick. Westfield - 29 Camelot Lane $ 685,000 Lesley Lambert (Westfield Office) Southwick - 29 Ranch Club Drive $ 760,000 Gail Butler (Westfield Office) Of COURSE I am thrilled to have this Westfield sale, but the reason wasn't because of the sale price.  I loved selling this home because it was the home of a best friend of mine who has bought and sold every piece of real estate over the last two decades with my mother (mentor/retired broker) and myself. This sale was a testament to a few things in my mind: #1- the power of working with people you know and trust.  She trusts my real estate advice without fa...

My newest article is up at Agent Genius Magazine where I am a featured writer on the topic of homeowners in distress.  I find that many agents fail to empathize properly with homeowners going through a troubled time and worse than that: fail to HELP. Take a look at my article which explains my thoughts as to the reasons for foreclosures and how I think each of us can help many people avoid the worst.  We are in a unique position to stop foreclosure before it happens if we are informed, concerned and involved! If you or someone you know is in a situation due to: divorce, lost job, illness or injury, subprime mortgage, sinking home values or for any other reason: visit my site:   Westfield Home Help.  This site is designed to show homeowners in the Westfield, MA and surrounding areas tha...

Day One Westfield, MA Spring School Vacation. + Me at home with two daughters, eight and four. + Weather: cold.+ Listing to show, broker price opinion to photograph and report and a lunch appointment = MONDAY MANIA MOMMY MADNESS! Started the day working from home and mentioned on twitter that I had to take my "cherubs" with me on a house showing.  The responses that I got varied from "I will pray for you" to "use a carrot and not a stick".  All helpful, but most of these people have only ever seen pictures of my girls... They LOOK so sweet! Actually, they can be extremely sweet, but vacation with bad weather+mommy working = them acting up. So after three versions of breakfast (don't ask) and a battle into the clothes, two fights and a meltdown because we didn't sleep on the couch (hello...

It is no news to you that mortgage interest rates are terrific right now.  I have heard a lot of speculation from potential buyers that maybe they should wait because they might get lower.  The opinion of many professionals is quite the opposite, however.  These low rates are historic and not bound to last for too long.  The most likely change is that the rates will increase, not decrease, especially if the market improves.  With the convergence of terrific rates, low home prices and the first time homebuyer tax credit: now may be the best time in history to buy a home!  This flyer can explain how a 1% uptick in the mortgage rates will affect your purchasing power: What is the Big Deal With Interest Rates? - Free Legal Forms If you are ready to make a move in the Westfield or Western MA...

My 4 year old daughter goes to pre-school at the Westfield, MA YMCA.  Her teacher Miss Sarah and one of the moms from the class teamed up to hatch chicken eggs in an incubator in the classroom. Some time had gone by and there was concern that none of the eggs would hatch.  Yesterday we arrived at school to find several had, in fact, hatched.  Today we arrived to no less than 25 baby chicks! Take a peek at this adorable video for a quick Spring smile and Happy Easter and Passover!

Are you a first time homebuyer who is confused about the tax credit changes?  Perhaps you are considering becoming a first time homebuyer and you want to understand how the first time home buyer tax credit will help you? Let me help to explain it to you... There are a few key items that I think are important: #1- The tax credit is increased by $500 since 2008 and does not require repayment as the old credit does. #2- Any first time home buyer is eligible. A person is considered a first time buyer if he/she has not had any ownership interest in a home in the three years previous to the day of the 2009 purchase. #3-The full $8,000 is applied to any home purchase over $80,000.  Purchases under that will recieve 10% of the purchase price. #4- Income restrictions are $75,000 for an individua...

I am very excited to be attending PodCamp in Holyoke, MA this Saturday, March 28th.   What in the world is a PodCamp and why would I want to go you ask?  Well... "PodCamp WesternMass is a community-based ‘unconference’ modeled after a popular meeting concept in new media. Forrester Research predicts that spending on interactive technologies will grow to $61 billion by 2012, and that social media will drive emerging channels to $10.6 billion. PodCamp WesternMass is designed for anyone interested in the online world to share ideas, hear from industry experts, and participate in discussions." This quote is from the internet press release for the event, scheduled to run from 9am-5pm. As a REALTOR in Westfield and working in Western MA, I have been very interested in the growth of social med...

Here in my hometown of Westfield, MA we have a large population of squirrels, and many of them are black.  When people come to visit they are often amazed by these rare little rodents and inquire about their origins.   Photo by Stan Freeman/The Republican   This excerpt from Stanley Park's website explains how these cute little critters landed in Westfield, MA:  "A Westfield phenomenon since the late 1940's, the black squirrels now populate most areas of the city and have moved into surrounding communities. Because they are not indigenous to Western Massachusetts, the presence of the squirrels has led to a rather large collection of stories and tall tales as to how they got here, when, and perhaps most important, why? They were a gift to Frank Stanley Beveridge, the founder of The Stanl...

Lesley Lambert of Park Square Realty in Westfield, MA chose Park Square Realty as her brokerage for a lot of important reasons.  Not the least of those reasons was the fact that it is a company with  proven results.  Park Square Realty recently released their five year statistics and the numbers were incredible.      During the years 2004-2008 Park Square Realty was the #1 real estate company in Westfield for getting their listings sold.  Park Square Realty sold 42% more homes than their next closest competitor.       For that period of time Park Square Realty sold 527 listings, the #2 company sold 371, the #3 company sold 296 and the #4 company sold 138.      Park Square Realty has been locally owned and consistently successful since 1987.  Lesley Lambert has been in real esta...

Last year I had done a market analysis for a woman who owned a home here in Westfield, MA, but was now living 8 hours away in Maine.  She was contemplating selling the home in Westfield and asked if I could assess the property for her. As she was so far away, we never met in person.  We corresponded by email and telephone and she decided that she would want to sell the house in the near future, but not right now.  Since that time I have stayed in touch with her and recently we found each other on Facebook. Yesterday I had the pleasure of finding this lovely message from her on my "wall": I blocked her name in case she wouldn't want it all over the internet, but if you want to visit my Facebook profile, you will find it on my wall. This is a great reminder that staying in touch with peop...

I live in Westfield, Massachusetts and we are having one HECK of a winter.  Today was yet another snow day, no school, snowed in at home with my daughters.  Days like this give a real estate agent a lot of options, for example: #1- stay in PJ's and watch old musicals all day #2- work from home #3- clean the house #4- nap #5- chat with friends #6- go outside and play #7- read I was in an a la carte mood today and took a few different options.   Option #1- I hope this isn't too much information for you, but I love jammie days!  I didn't, however, turn on the TV because of Option #2 - I worked from home, as I often do.  I emailed everyone on my buyer list, I updated my email drip campaigns on my website, I spoke with a buyer (Thanks Clint!), I wrote a press release and I blogged.  Option ...

My (twitter) friend @writingroads has launched a wonderful Internet based fundraiser in spirit of love and giving and timed for Valentine's Day. She is creating The LOVE ebook to be published and available for Internet download from February 11th-14th.  The book will consist of original photographs, poetry and digitally displayed artwork themed around the concept of love.   The book is free, but I encourage you to make a donation of any size, as the proceeds will benefit Dress for Success and Career Gear.  This is something of a shameless plug, also, as I have submitted an original poem to be included in the book...the first time since high school that I have published my poetry.  She is accepting submissions until January 31st, if you have something to share. So, whether you go out of ...
