What the Mortgage Backed Securities Market is Doing Today: The price of the FNMA 30-Year 4.0% MBS coupon opened at 99.81 this morning - up 2/32 from yesterday's close. The chart below shows today's price trend of the FNMA 30-Year 4.0% coupon: The FNMA 30-Year 4.0% MBS coupon fell 22/32 yesterday, and is currently trading at 99.66 - down 5/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes down, the yield goes up - and so do mortgage interest rates. The lower cape is where it's at for me. If you want big hotels, chain restaurants, and tawdry night clubs and entertainment, then go down on the South Shore along Route 28 through Hyannis and Hyannisport. Wellfleet is my preference where you have several natural ecosystems to experience. And if you want to get away from unending crowds, go between mid-June and mid-September. Wellfleet in May or October is heaven. Lots of birds, no big crowds, long beaches, and unobstructed access.

In 1956, my dad bought 8 acres of land in Wellfleet about 750 feet back from Cape Cod Bay and built a house on it. The land cost $25/acre. He had a Techbuilt home put on it. That's a company that made modular homes. They brought out the house in sections and built it. He put it under the brow of the hill in the trees where he could see the shore but not be so exposed to weather, everybody seeing it, and to break ins. My dad was a very private person. I'm sure he would shake his head at these blogs and all the stuff that goes on these days. I suppose the house cost maybe $2,000. He was an engineer and very much a handyman, so we put in alll the interior walls and shelves and plumbing and everything. Welfleet & Truro Massachusetts are waaaaayyyy out on Cape Cod. From Falmouth, it can take over an hour to get there (the same time and distance to Boston from Falmouth.) The two towns have a total of only around 5,000 residential properties and well more than half of them are second homes. Welfleet & Truro are bounded by Provincetown and Orleans, the Atlantic Ocean, and Cape Cod Bay.  More than half of the properties in Truro are second homes (60%+-).  And, the same percentage of second homes exists in Welfleet.  There are great beaches on The Atlantic Ocean and on Cape Cod Bay, and Welfleet & Truro also have part of the National Seashore in their boundries.  In fact, Welfleet has more land incompassed by the National Seashore than it has "useable" land by it's citizens.  Even with thei...
